Noble historically quoted roughly 160 metres to Surasak BTS. The location can work well for a rail-based Silom–Sathorn routine, while drivers still need to account for one-way streets and peak traffic around the site.

The project is centred on one- and two-bedroom homes, roughly 31–55 sqm and 65–66 sqm. The wide spread within the one-bedroom category means layout efficiency matters almost as much as the headline floor area.

Top-level amenities

The pool, fitness space and several landscaped areas are placed high in the tower. For a resale buyer, their current maintenance and operating rules are more relevant than the original launch imagery.

About the project

Noble Revo Silom is a single high-rise condominium by Noble Development on the Silom–Sathorn side of central Bangkok. The building has 32 floors and 319 residential units, with Noble's own corporate materials giving the project address as 88 Surasak Road, Si Lom, Bang Rak. It is no longer a developer-led new-build purchase. A buyer is choosing an existing home in an established building, which shifts the due-diligence focus away from launch brochures and toward the actual unit: title, floor, orientation, condition, tenant status, furniture, juristic-person records and transfer eligibility.

Developer inventory appears to have been exhausted years ago. Noble reported in 2020 that Noble Revo Silom sold out the remaining units offered in its ready-to-move campaign, while the 2026 market is dominated by resales. The lowest current asking price we found on 2 October 2026 was THB 3.875 million for a roughly 35 sqm one-bedroom listing on DDproperty. That is a market-floor reference, not a project-wide valuation. Other asking prices move substantially with size, floor, renovation, view, occupancy and seller circumstances, so a low headline price should be treated as an invitation to inspect the specific unit rather than as the normal price of the building.

For an overseas buyer, ownership structure needs to be checked at unit level. Thailand allows qualifying foreigners to register condominium freehold within the statutory foreign quota, capped at 49% of the total unit area of the registered condominium. A resale advertisement describing a unit as freehold does not by itself prove that foreign quota is still available for that transfer. The condominium juristic person should confirm the foreign-ownership proportion before registration, while the seller's title, outstanding common charges and the transfer documentation should be reviewed as part of the same transaction file.

The completion date deserves a note because public databases are not consistent. Several large portals label the project as completed in December 2015 or in 2016. Noble's own shareholder materials, however, described Noble Revo Silom in 2017 as one of the company's completed projects then going through ownership transfers. We therefore use 2017 in the registry field while preserving the portal dates as a source conflict. In practical terms this is a mature, long-operating building either way; a buyer should care more about present maintenance, refurbishment and the condition of a specific unit than about a one-year difference in portal metadata.

The core apartment mix is straightforward but broader than the bedroom labels suggest. Project profiles consistently show one-bedroom units from about 31.32 to 55.33 sqm and two-bedroom units around 64.55 to 65.80 sqm. A compact 33–34 sqm one-bedroom and a 50-plus sqm one-bedroom offer very different living patterns even though they sit in the same category. Historic floor plans also show multiple sub-types, so room geometry, kitchen placement, glazing and orientation can vary materially. Some resale portals occasionally call small units studios; the registered unit plan and title should take precedence over a broker's marketing label.

The vertical organisation of the building is worth understanding before choosing a floor. Project reviews and floor-plan sources place much of the parking on the lower levels, residences from roughly the ninth floor upward, and key communal facilities at the top of the tower. The amenity package commonly documented across sources includes an infinity-edge pool, upper-level fitness space, landscaped areas on several floors, lobby and multipurpose space, card access, CCTV and 24-hour security. It is a focused amenity set rather than a resort-scale complex, so the condition and management of the existing facilities matter more than the original marketing renderings.

Location is the main reason many buyers shortlist the building. Noble's 2015 annual report described Surasak BTS as about 160 metres from the project, putting the Silom–Sathorn office district within easy reach without a car. Driving is less simple: the immediate road network includes one-way sections, and peak-hour traffic can make the final approach slower than the map distance suggests. The tower also sits in a dense urban setting near large neighbouring buildings and the expressway. That makes orientation and floor particularly important; view openness, traffic exposure and afternoon sun should be assessed from the actual unit rather than inferred from a generic project description.

A completed resale building gives buyers evidence that an off-plan project cannot. You can see how the common areas have aged, how the lifts operate, whether the lobby and pool are actively maintained and what the resident mix feels like. The trade-off is that individual apartments can diverge sharply after years of ownership. Renovation quality, built-in furniture, appliances and even the timing of vacant possession are seller-specific. Two units with the same plan can therefore justify very different offers. A useful comparison is not just asking price: it is price plus refurbishment required, legal cleanliness, occupancy, orientation and the quality of the fit-out you are actually acquiring.

Recurring charges should be verified directly with the condominium juristic person. PropertyHub currently shows a common fee of THB 55 per sqm, while other project databases cite THB 60 per sqm per month. Because the figures conflict, neither is treated here as the definitive current tariff. The same caution applies to parking: historical project material points to parking capacity of roughly half the unit count, which does not mean every resale unit comes with an exclusive guaranteed bay. The buyer should confirm the current fee schedule, any seller arrears, sinking-fund treatment and parking rules before signing.

Noble Revo Silom therefore makes most sense as a ready central-Bangkok option for someone who values the Silom–Sathorn location, walkable rail access and the ability to inspect a finished building before committing. It is less aligned with buyers seeking brand-new warranties, a developer instalment plan or large family layouts. The project name gets you to the shortlist; the decision should be made on the individual apartment and on evidence that the title, foreign quota, juristic-person account and physical condition all support the transaction.

Ownership format

A foreign buyer can hold condominium freehold only within the statutory 49% foreign-ownership quota by total unit area in the building. The remaining quota for the specific resale unit should be confirmed with the condominium juristic person before transfer; if the quota is exhausted, the transaction structure has to be assessed separately.
