Why this project is worth a look
Two towers, not one
The North Tower is 37 storeys and the South Tower 41. Each has its own high-level leisure floors, so the choice of tower affects the route to amenities, floor density and outlook rather than simply changing the address within the same project.
More than one commute
Saphan Taksin BTS and the river pier are both within practical walking range, giving residents an alternative when Sathorn road traffic is heavy. Drivers still need to understand the one-way and bridge approaches, which can change journey times materially at peak hours.
Views are unit-specific
River-facing stacks exist, but surrounding buildings and orientation create meaningful differences even on similar floors. In a completed project, the sensible approach is to inspect the exact unit rather than pay a premium for a generic 'river view' label.
A deep resale pool
There is enough visible resale activity to compare multiple apartments by tower, floor and condition. Portal listing totals contain duplicates, however, so buyers should identify the actual unit and owner rather than treat the headline inventory count as unique stock.
Foreign freehold needs proof
The legal condominium structure can support foreign freehold within Thailand's 49% area quota. Availability is still unit- and date-specific, so the juristic-person quota certificate and title documentation should be checked before a substantial deposit is released.
About the project
Rhythm Sathorn is a completed, established condominium rather than a developer-led launch. It sits at the western end of the Sathorn business corridor, close to the Taksin Bridge approach and the transition into Bang Rak and Charoen Krung. That location gives the project a character that is slightly different from the office towers deeper in Sathorn: residents can reach the CBD, the older riverside neighbourhoods and the Chao Phraya transport network without relying on a single mode of travel. The development was completed in 2015 by AP (Thailand) Public Company Limited. It has two towers: a 37-storey North Tower and a 41-storey South Tower, with 910 residential units in total — 429 in the North Tower and 481 in the South Tower. For a resale buyer, the tower, orientation and exact stack matter almost as much as the nominal floor area because they change the view, the number of neighbours on the floor and access to the upper amenity levels.
Rhythm Sathorn is easy to misread online because some portal headers compress the project into a single 41-storey building. The physical scheme is two towers within one condominium project, connected at the lower lobby level and each carrying its own high-level amenity floors. Residential units begin from the third floor. The North Tower uses floors 36 and 37 for upper facilities, while the South Tower uses floors 40 and 41. Four basement levels provide parking. Capacity is about 487 standard spaces and up to 580 spaces when tandem parking is included, roughly 64% of the unit count. That is workable for a transit-oriented project, but it is not the same as one guaranteed parking bay per condominium, especially for households with more than one car.

The original unit mix is unusually easy to understand. There were no studios in the launch configuration. One-bedroom apartments, roughly 35–55 sqm, made up most of the project: 733 units. The remaining 177 were two-bedroom apartments of roughly 62–67 sqm. Within those broad categories, the layouts are not identical. Some smaller one-bedroom plans place the kitchen at the window, while others give the window line to the living room. Larger one-bedroom plans can have a more clearly separated kitchen. The original two-bedroom stacks were more concentrated on the river-facing sides of the towers. Current resale portals sometimes advertise three-bedroom homes around 85 sqm. We do not treat that as a confirmed standard project type because the original project material consistently lists only one- and two-bedroom units; a three-bedroom resale should be checked against its registered plan and title rather than assumed to be an original layout.
The location works because there are several realistic ways to move around Bangkok. The project entrance is by South Sathorn Road and Soi Sathorn 21. Saphan Taksin BTS and the river pier are walkable, although published distances vary from about 150–250 metres in older project reviews to roughly 340–380 metres on current portals. That difference is likely the result of measuring from different points around a sizeable site and station complex, so the useful conclusion is not a single exact number: the station is close enough to be part of daily life. From here, residents can use the Silom Line, river boats, Charoen Krung and the Sathorn-Silom road network. The trade-off is traffic. South Sathorn is busy and directional road patterns around the bridge can make a car journey less intuitive than the map suggests, especially during peak periods.
View selection deserves more attention here than a generic 'high floor' filter. Project reviews show northern and western orientations opening toward the Chao Phraya, while eastern and southern units look more toward the city. Sathorn Unique, the unfinished tower near the bridge, also appears in some sightlines. A river-view label therefore does not tell the whole story: one stack may have a broad bend of the river while another gets a narrower slice between buildings. The advantage of buying in a completed resale project is that none of this needs to be guessed. A buyer can stand inside the exact unit, assess the view, afternoon heat, neighbouring buildings and window exposure, then decide whether the premium is justified. West-facing units can deliver the more dramatic river outlook, but they also take stronger afternoon sun.
Today the project is primarily a resale market. The original developer sale is closed, while large portals continue to carry substantial numbers of owner and agent listings. That gives buyers useful choice across tower, floor, condition and furnishing, although listing counts should not be mistaken for unique inventory because the same condominium can appear through several agencies. As of 7 October 2026, the lower public asking-price anchor is THB 3.8 million for a 35 sqm one-bedroom apartment in a recently refreshed listing. A fresh two-bedroom reference is THB 8.29 million for 66.37 sqm, listed on 5 October 2026. These are asking prices for specific resale units, not achieved transaction prices and not a developer price list.
For a foreign buyer, the condominium format is materially simpler than buying a landed home. Thai condominium law allows qualifying foreigners to own a unit on a freehold basis provided the combined foreign ownership does not exceed 49% of the total area of all units in the condominium and the buyer satisfies the relevant funding and registration requirements. That general rule does not mean every Rhythm Sathorn resale can automatically transfer into foreign freehold. Before paying a material deposit, the buyer should confirm the quota position for the exact unit and obtain the condominium juristic person's required certification. The title deed, outstanding common-area charges, transfer-cost allocation, furniture inventory and any existing tenancy also need to be checked as part of a normal resale transaction. An advertisement saying 'freehold' is useful screening information, but it is not a substitute for transaction documents.
Because the building has been operating for more than a decade, due diligence shifts from construction promises to actual management and maintenance. A viewing should include more than the apartment itself: lift performance, corridor ventilation, pool and gym condition, basement access, parking pressure and the overall standard of common-area upkeep all matter. Historical published figures put the common-area fee at around THB 40 per sqm per month and the original sinking-fund contribution at THB 500 per sqm. Those numbers are reference points, not a promise of the current charge. The buyer should ask the condominium juristic person for the current fee schedule, any approved special assessments and, where available, recent financial statements or meeting records. In a mature project, those documents can matter more than launch-era specifications because they show how the building is actually being run.
Ownership format
Foreign freehold is possible within the statutory foreign quota of no more than 49% of the aggregate area of all units in the condominium. Quota availability must be confirmed for the selected apartment before transfer; where quota is unavailable, a leasehold structure may be offered, but its term and renewal mechanics must be checked in the specific contract.
Unit types & sizes
The core format in Rhythm Sathorn and the easiest part of the resale market to compare. Original project material spans compact homes around 35 sqm through larger one-bedroom layouts up to roughly 55 sqm, with different kitchen and living-room positions. Condition now matters as much as floor area: two units of the same size can require very different post-purchase budgets depending on renovation, appliances and built-in furniture.
The original two-bedroom range was compact by central Bangkok standards at roughly 62–67 sqm, generally with two bathrooms. Project-era floor plans placed many of these units on more favourable view sides of the towers. The current low asking-price reference shown here comes from a specific 66.37 sqm resale and should not be read as a project-wide price for every two-bedroom apartment.
The verified original mix consists of one- and two-bedroom units. Current resale portals occasionally show approximately 85 sqm three-bedroom homes; without the registered plan and title for the individual unit, we do not classify those as a standard original project type because they may reflect combinations or later alterations. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Project address: 141 Soi Sathorn 21, Yan Nawa, Sathon, Bangkok 10120, Thailand, with the entrance by South Sathorn Road.
- Saphan Taksin BTS and the river pier are within walking range; public sources quote different distances depending on the measurement point, so the real entrance-to-platform route matters more than one headline figure.
- The site sits between the Sathorn-Silom office corridor and the older Bang Rak/Charoen Krung riverside area, giving residents access to both business and river transport networks.
- The Taksin Bridge approach improves directional connectivity but also brings busy road conditions, so car users should test their normal route during the hours they actually travel.

Price & purchase terms
- Current price: From THB 3.8M in an active LivingInsider resale listing recently refreshed as of 7 October 2026. This is a lower resale-market anchor, not a developer price; the specific unit, listing status, ownership form and deal terms need separate confirmation.
- Completed: 2015
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers working in Sathorn, Silom or along the Silom BTS line who value having river transport as a second commuting option.; Resale buyers who prefer to inspect a finished building, the exact view and the actual apartment condition rather than take construction and view assumptions on trust.; Singles and couples looking at 35–55 sqm one-bedroom homes, or small households comfortable with a compact two-bedroom plan of roughly 62–67 sqm.; Foreign buyers seeking condominium freehold who are prepared to verify the current foreign quota and transfer documentation for the exact unit before committing funds.; may not suit: Buyers who specifically want a new-build developer payment plan: the original project is sold out and the practical market is now resale.; Households that require a standard original three-bedroom layout: verified project-era material lists only one- and two-bedroom units, so larger three-bedroom resales need extra plan and title checks.; Multi-car households that require one guaranteed parking space per vehicle: published parking capacity is below the unit count and the higher figure includes tandem spaces..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The foreign quota available to a particular apartment is not published at project level. The current condominium-juristic-person certificate must be checked for the unit before transfer.
- Some modern portal headers simplify Rhythm Sathorn as one building, while independent project sources and their own detailed descriptions confirm two towers of 37 and 41 storeys. This dossier uses the two-tower structure.
- Resale portals advertise some approximately 85 sqm three-bedroom units, but the verified original project mix contains only one- and two-bedroom apartments. The registered plan and title should be checked for any such unit.
