Why this project is worth a look
BTS at the door
Surasak is the project's defining transport feature, with Raimon Land directing residents to Exit 3 on North Sathorn Road. That is a genuine daily advantage for central-Bangkok commuters, although units exposed to the road and station should be tested for noise rather than judged only from the map.
Finished, not promised
The building has been operating since 2016. Buyers can inspect the actual pool, gym, lobby, lifts, parking and apartment, which makes condition, management and documents more useful decision inputs than launch marketing.
Limited total inventory
The current official profile records 192 units in a single 35-storey tower. It is materially smaller in unit count than Bangkok's very large mass-market complexes, although resale liquidity still depends on the individual apartment's price, layout and condition.
Clear development history
KPN Land was the original developer; Raimon Land later bought the remaining ready stock. Keeping those roles separate makes due diligence cleaner because the party that developed the building is not automatically the same party that later held or sold a particular unit.
A broad unit mix
One-, two- and three-bedroom homes sit alongside larger penthouses. That gives the building relevance to singles, couples and families, but the resale market rarely offers the full original catalogue at once, so availability must be judged from current stock.
About the project
The Diplomat Sathorn is a completed high-rise condominium on North Sathon Road immediately by Surasak BTS. Raimon Land's current project profile lists 35 floors, 192 residences, 100% parking and ready-to-move status. That changes the nature of the purchase. There is no construction schedule to believe in and no show unit standing in for the finished product: a buyer can inspect the actual building, the exact view, common areas, traffic noise, management quality and the physical condition of the unit being sold.
The development history is worth separating from the later inventory story. KPN Land was the original developer. In 2018, Raimon Land acquired the remaining ready-to-sell units in The Diplomat Sathorn, alongside assets connected with The Diplomat 39. Raimon Land's own annual reporting describes The Diplomat Sathorn as a project originally developed by KPNL and treats the acquired apartments as its inventory. For due diligence, that distinction matters: the original developer is KPN Land, while Raimon Land became a later owner and seller of part of the unsold stock.

Location is the clearest reason this building stays relevant. Raimon Land points residents to Exit 3 of Surasak BTS on North Sathorn Road, while Bangkok Christian College is listed roughly 50 metres away, Saint Louis Hospital about 450 metres away and BNH Hospital about 1.5 kilometres away. The address works particularly well for people whose daily life is tied to the Sathorn–Silom business district and who want rail access at the doorstep. The trade-off is equally practical: units facing major roads or the station environment can have a very different noise profile from apartments on the quieter side of the tower, so orientation and floor should be checked in person.
The original unit programme covered more than the one- and two-bedroom apartments that dominate many resale searches today. Raimon Land still lists one-, two- and three-bedroom residences plus penthouses. Launch-period technical reviews give useful size ranges: about 40–52 sqm for one-bedroom homes, 59–76.5 sqm for two bedrooms, 85.5–99.5 sqm for standard three-bedroom layouts, and approximately 133–205 sqm for penthouses. Those ranges are a guide to the building's original mix, not a promise that every configuration is currently available.
Amenities are spread vertically through the building. Current project databases place the lounge, meeting/work area and children's pool on the eighth floor, the main pool on the 34th and the gym on the 35th. The wider amenity list includes sauna and steam facilities, landscaped common areas, a putting area, 24-hour security, CCTV, key-card access and backup generators. Older launch reviews use a different numbering convention for some upper amenity floors, which is a good reminder to rely on the building's current operating plan rather than an old sales brochure when a particular facility or level matters to the purchase.
Resale pricing is now unit-specific rather than developer-led. PropertyHub showed a 42.5 sqm one-bedroom on the 24th floor at THB 9.1 million in listings refreshed on 3 October 2026, while larger and differently positioned homes were offered materially higher. That lower listing is useful as a market anchor, but not as a project-wide price. Renovation quality, furnishing, tenancy, floor, outlook and foreign-quota status can create a large gap between two apartments with a similar bedroom count.
Foreign buyers need to distinguish the project's freehold tenure from the availability of foreign freehold for a particular unit. Thai condominium rules cap aggregate foreign ownership at 49% of the total unit area in the building. Some current listings are marketed as foreign-quota units, but a portal label is not the document used at transfer. The practical check is the condominium juristic person's quota certificate for the selected apartment at the time of registration.
The building therefore makes more sense as an established central-Bangkok residence than as a fresh launch sold on projections. For an owner-occupier, the strongest questions are about exact orientation, internal condition, privacy and the daily commute. For a landlord, the relevant numbers are the achievable rent for a comparable unit, recurring ownership costs, furnishing condition and tenant profile—not an advertised headline yield. The project name and location help, but the investment result ultimately belongs to the individual apartment.
Age cuts both ways here. Completion in 2016 means the project has a real operating record and buyers can see how the common areas have held up, but a ten-year-old luxury apartment may also require more careful inspection than a newly handed-over unit. Original finishes, renovated units and heavily rented apartments can coexist in the same tower. A sensible valuation should therefore account for the condition of the exact property rather than assuming all units in The Diplomat Sathorn are interchangeable.
There is no new construction phase to analyse and no standard off-plan payment schedule that applies across today's market. A purchase is primarily a secondary-market transaction, or occasionally a sale of remaining ready stock. Title, seller authority, registered encumbrances, juristic-person debt clearance, foreign-quota availability and the physical handover condition carry more weight than launch-era booking terms.
Ownership format
The condominium is on freehold tenure. A foreign buyer may register a unit in foreign freehold when the building's foreign quota is available; foreign ownership may not exceed 49% of the aggregate unit area. If the selected unit cannot transfer within that quota, any leasehold alternative has to be assessed separately for that transaction.
Unit types & sizes
The smallest mainstream layout family in the building. Current resale stock includes homes around the 40–52 sqm range, with asking prices varying meaningfully by floor, outlook, renovation and furnishing. It suits a single buyer or couple who values the location more than extra rooms, but condition and road exposure should be assessed unit by unit.
A practical family layout without moving into penthouse territory. Resale stock ranges from roughly 59 sqm to the mid-70s, so two apartments with the same bedroom count can feel very different in storage, kitchen layout and living-space proportions.
A family-oriented option for buyers who need three separate bedrooms without necessarily moving into a penthouse. Current listings include homes around 85–97 sqm. At this size, the floor plan matters as much as the headline area: bathroom placement, storage and living-room proportions can change how spacious the apartment feels.
The largest homes in the project. Launch-period documentation describes penthouses of roughly 133–205 sqm, but this is a scarce format and the historic range does not imply current availability. Layout, fit-out condition and the legal status of the exact apartment matter more than the old catalogue specification.
Size ranges come from a detailed launch-period technical review and are cross-checked against Raimon Land's current list of unit types. Today's resale market offers individual apartments within those ranges rather than the full original catalogue. Asking prices are listing-specific and move with inventory. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: Owner-occupiers who want immediate Surasak BTS access and a central Sathorn–Silom base.; Buyers who prefer inspecting a completed, operating building and the exact apartment rather than taking development risk on an off-plan purchase.; Foreign buyers seeking condominium freehold, provided the selected unit can transfer within the foreign quota and the required quota documentation is available.; Families who can use the two- and three-bedroom layouts and value nearby central-Bangkok schools and hospitals.; Long-term rental investors who are prepared to underwrite the actual unit, achievable rent and ownership costs rather than rely on a headline guaranteed yield.; may not suit: Buyers whose budget is materially below the current lower resale reference of about THB 9.1M.; Anyone specifically looking for a new-development instalment plan; the building is completed and today's transactions are predominantly ready secondary-market units.; Pet owners who need guaranteed pet-friendly rules without further checking; current property databases indicate restrictions, and the condominium juristic person's current regulations should control.; Buyers who require a very quiet urban environment regardless of unit orientation; the BTS and North Sathorn Road location is convenient, but noise is apartment-specific..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Current map and listing sources use 158 North Sathon Road, while some older KPN Land-era material and FazWaz text use 144 North Sathorn Road. The coordinates point to the same building; the legal address should be checked against the selected unit's title before transfer.
- Some launch-period reviews describe 38 floors, but Raimon Land's current project page, its annual reporting and current project databases state 35. This record uses 35 floors.
- No public source reviewed here confirms the building's live foreign-quota balance. Some listings are marketed as foreign-quota units, but the selected apartment still requires an up-to-date quota certificate from the condominium juristic person.
