Why this project is worth a look

A subset, not a tower

The 166-unit figure refers to the Nusa inventory inside State Tower, historically concentrated on floors 28–32 and 42–50. It does not describe the whole building. That makes identity checks unusually important: a listing on another floor may still be a legitimate State Tower residence, but it should not be assumed to belong to the original Nusa package.

Space is the advantage

The historical layouts are generous by current central-Bangkok standards, with many one-bedroom plans around the high-60-sqm range and two-bedroom plans around 111–118 sqm. The trade-off is that finish quality is no longer standardized; the condition and renovation history of each resale apartment can matter as much as the floor plan itself.

Established Silom location

1055 Silom Road is a mature address rather than a bet on future infrastructure. Saphan Taksin BTS is roughly 500 metres away in PropertyScout’s project review, with Charoen Krung, Sathorn and the riverside district close by. For an owner-occupier, the surrounding urban fabric is already there to assess in person.

Buy the unit, not the label

The resale market contains large differences in condition, view, size and quota status, and portal databases do not always separate the Nusa inventory cleanly from other State Tower residences. A strong purchase case comes from the individual title, floor, physical condition and recurring costs rather than from the project name alone.

About the project

The first thing to understand about Nusa State Tower is its identity. It is not a separate 166-unit tower built as a self-contained Nusasiri condominium. Nusa’s own sales material describes 166 condominium units inside the much larger State Tower, specifically on floors 28–32 and 42–50, managed through Nusa State Tower Company Limited. That distinction matters in daily use and due diligence: a buyer is purchasing into a large mixed-use landmark where residential space sits alongside hotel, commercial, office and restaurant uses. The headline figure of 166 therefore describes the Nusa package, not the total population or total number of premises in the building.

State Tower itself is an established Bang Rak landmark rather than a new development. The Skyscraper Center records 68 floors, a height of 247.2 metres, the address at 1055 Silom Road and completion in 2001. Nusasiri’s own 2015 shareholder material gives the backstory that most portal profiles miss: the company was approached by Bangkok Commercial Asset Management to purchase part of the remaining unsold residential inventory in State Tower, which was already an operating building, and Nusasiri then renovated interiors for resale. Nusasiri later changed its corporate name to Stella X, while Stella X’s current corporate project page still lists State Tower as a condominium managed by Nusa State Tower Company Limited. This is why online profiles can attach different developer names to the same address.

The strongest reason to look at the project today is space in a central location, not new-build specifications. Historical Nusa floor plans include one-bedroom layouts around 68 sqm and two-bedroom layouts around 111–118 sqm; the original sales kit also shows additional plan sizes around 62–68 sqm and 126.47 sqm. Those dimensions can be attractive to buyers who find current central-Bangkok layouts too compact. At the same time, modern resale portals show a much wider spread of sizes, bedroom counts and floors. Some advertised units sit outside the floors identified in Nusa’s own material. That does not automatically make the listings wrong, but it means the portal label 'Nusa State Tower' is sometimes being used loosely for residential stock in the broader State Tower building or for units that have been reconfigured. The title deed, floor and unit number should therefore be matched to the physical apartment before a deposit is paid.

This is now a resale market, and pricing behaves accordingly. When checked on 7 October 2026, FazWaz showed a large live sales inventory with asking prices starting around THB 5.11 million, while PropertyHub and Hipflat also carried active sale and rental listings. The range is too wide for a single 'project price' to be very meaningful. Renovation standard, view direction, floor, internal condition, furniture, ownership quota and layout all matter. A cheaper unit may be a genuine value opportunity, but it may also need substantial work or carry a less desirable orientation. Buyers get a better comparison by lining up several units of similar size and view and then comparing condition, documentation and recurring charges rather than relying on a project-wide average.

The location is straightforward and well established. State Tower stands on Silom Road close to Charoen Krung in Bang Rak, and PropertyScout places Saphan Taksin BTS at roughly 500 metres. That gives direct access to the Silom–Sathorn business corridor while keeping the river district close at hand. Higher floors can offer open city or Chao Phraya views, but those should be verified from the specific apartment rather than assumed from the tower’s reputation. The building’s hotel and restaurant operations also create a different atmosphere from a purely residential condominium: there is a constant flow of visitors and hospitality activity, which some owners will enjoy and others may prefer to avoid.

For an overseas buyer, the practical legal question is whether the chosen resale unit can be registered in foreign freehold at the time of transfer. Thai condominium rules cap foreign ownership at 49% of the aggregate condominium area, and the building’s juristic person must confirm the available foreign quota for the transaction. A portal tag such as 'foreign quota' is useful screening information, not a substitute for that certificate and the individual title deed. Ongoing costs and amenity rights also deserve a unit-level check. Current portals commonly quote a management fee of THB 35 per sqm per month, but Nusa’s original fact sheet only explicitly promises a lobby, parking, 24-hour security and CCTV. Pools, fitness facilities and other hospitality amenities appear on some portals and on lebua’s hotel pages, yet resident access should not be assumed without confirmation from the condominium management.

A sensible inspection sequence is unusually valuable here. First confirm that the apartment number, floor and condominium title match the unit being marketed, rather than relying on the portal project tag. Then obtain the current foreign-quota certificate, confirm any outstanding juristic-person charges and verify the management fee that will apply to that title. Only after those points are clear does it make sense to price the renovation and rental potential. In a building of this age, the apartment-level systems deserve a close physical inspection: air-conditioning, electrical work, plumbing, windows and any evidence of past water ingress. That is not a claim that State Tower has a known systemic defect; it is simply the reality of comparing individual resale units in an older high-rise.

Ownership format

A registered condominium unit can be transferred to a foreign buyer as freehold only while the building remains within the statutory 49% foreign-ownership quota. For a resale unit, the quota certificate and the individual condominium title should be checked before funds are committed.

Unit types & sizes

1 bedroom
67.60–68.57 sqm
1 bathroom

One of the clearly documented historical Nusa layouts. It offers substantially more space than many modern central-Bangkok one-bedrooms, with a separate bedroom, living area, kitchen and the curved facade/balcony line associated with State Tower.

2 bedrooms
111.37–118.02 sqm
2 bathrooms

The documented historical T4 plan is a genuinely large two-bedroom format with a broad living/dining zone and two separate bedrooms. The current resale condition may differ substantially from the original presentation, so the plan should be used as a size reference rather than a promise of finish.

Nusa’s historical sales kit also shows additional layouts, including a 61.79–68.44 sqm range and a 126.47 sqm plan. Modern portals advertise still larger or reconfigured residences and sometimes use floors outside the official Nusa range. Treat the current listing description as unit-specific evidence and match it to the title and plan rather than expanding the historical Nusa mix from portal data. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

How the tower is arranged

  1. Floors 28–32 and 42–50166 condominium units in the historical Nusa State Tower inventory

Location

  • The precise reference is State Tower, 1055 Silom Road, Si Lom, Bang Rak, Bangkok 10500.
  • PropertyScout places Saphan Taksin BTS at roughly 500 metres from the project.
  • Silom Road and Charoen Krung connect the address to the Silom–Sathorn business area and the riverside corridor.
  • State Tower is a mixed-use landmark with hotel and restaurant activity, so the day-to-day environment is different from a residents-only condominium.

Price & purchase terms

  • Current price: From THB 5.11M in the current FazWaz resale inventory checked on 7 October 2026. This is a lower asking-price anchor, not a developer launch price; the specific unit, availability, condition, ownership status and transaction terms need to be confirmed individually.
  • Completed: 2001

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Your selections are not saved anywhere. This is a decision aid, not an assessment.

Best for: A good fit for buyers who value a central address and generous floor area more than a new-build specification.; Suitable for owner-occupiers who want larger rooms, high-floor living and the possibility of city or river views.; Potentially attractive to resale buyers who are comfortable comparing several units and budgeting for renovation where the apartment condition justifies it.; Suitable for a foreign buyer only when the selected unit can be confirmed for foreign freehold at the time of transfer.; may not suit: Not the obvious choice for someone who wants a new building with standardized finishes and minimal renovation risk.; Not ideal for a buyer whose decision depends on a resort-style amenity package; resident access to pool, gym and hotel facilities should be confirmed rather than inferred from portal pages.; Not suitable for a label-driven purchase. Portal databases often blur Nusa State Tower with the wider State Tower residential inventory, so the exact unit identity needs to be verified..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The original developer of the entire State Tower has not been verified here from a primary corporate source. Several Thai property databases name Challenge Property, while primary Nusasiri/Stella X material establishes the later acquisition and resale of part of the existing building through Nusa State Tower Company Limited. The developer field therefore uses Nusasiri as the historical sponsor of the Nusa State Tower product, not as the original builder of the entire tower.
  • Completion dates differ slightly. The Skyscraper Center and PropertyHub use 2001, while FazWaz uses December 2000. The main record uses 2001 as the completion year of State Tower, not the date when the Nusa resale programme was created.
  • Nusa’s own sales kit places its 166 units on floors 28–32 and 42–50, yet modern portals advertise units under the same label on other floors and list a broader amenity set. The title, floor, condominium identity and amenity rights should be confirmed with the building’s juristic office for the specific unit.
