Why this project is worth a look

Two rail directions

Asok Montri places the building between the Sukhumvit interchange and Phetchaburi MRT rather than tying daily travel to a single station. The compromise is a real walk or short local ride; this is not a platform-at-the-lobby condominium.

Only 213 homes

A 213-unit count is relatively restrained for a central Bangkok high-rise. It does not guarantee quiet corridors or instant lifts, but it gives the building a less mass-market scale than many newer towers with several hundred more apartments.

Larger layout options

The resale pool includes both compact apartments and homes above 100 sq m, including duplex formats. That makes the project relevant to buyers who want central Asok access without automatically accepting the smaller floor plans common in newer stock.

Inspect the real asset

This is an established resale building, so the buyer can judge the actual unit and common areas before committing. The same maturity means renovation quality, appliances, outstanding fees and ownership paperwork vary from seller to seller.

Strong parking provision

Sources repeatedly report more than 220 parking spaces for 213 units, which is notable in this part of Bangkok. Buyers who depend on a car should still confirm current juristic allocation rules because a project-wide count does not guarantee a dedicated space for every unit.

About the project

The Room Sukhumvit 21 is a completed Land and Houses condominium on Asok Montri Road, on the northern stretch of Sukhumvit 21 between the Asok–Sukhumvit junction and the Phetchaburi side of the district. Its practical advantage is broader than the Sukhumvit label. Residents can use Sukhumvit MRT and Asok BTS around the Terminal 21 intersection, while Phetchaburi MRT is available in the opposite direction. Published walking distances vary by route, but the main rail connections are roughly 600–800 metres away. This is not a station-top building, yet it sits on one of central Bangkok's major north–south corridors, surrounded by offices, retail, education and everyday city services.

For a high-rise, the project is relatively limited in unit count. The underlying project disclosure and multiple current databases agree on 213 residential units on a 1-3-16 rai site. The developer is Land and Houses Public Company Limited, a long-established listed Thai residential developer. The building was completed in 2013, which makes today's purchase decision a resale question rather than a launch-stage one. Buyers can inspect the actual apartment, common areas, lifts, parking operation and building management. The flip side is greater variation between units: after more than a decade of occupation, fit-out quality, appliances, renovation history and maintenance can differ substantially even between apartments with the same headline size.

Floor count is the one project-level fact that should not be presented as settled. The advertising and legal disclosure reproduced by Home.co.th describes one 29-storey residential building with 213 units, identifies the land title and site area, records construction starting in November 2010 and states an expected April 2013 completion. Current databases disagree sharply: OpenStreetMap and several specialist catalogues show 28 levels, DDproperty uses 30, while PropertyHub and some FazWaz descriptions state 33. Those differences may reflect how parking, technical or numbered floors are counted, but there is no reliable basis to invent the reconciliation. This dossier therefore uses 29 as the legally disclosed figure and keeps the competing counts explicitly unresolved.

The apartment stock is noticeably larger than much of Bangkok's newer mass-market high-rise supply. Historical and current sources show one- and two-bedroom homes together with duplex formats. An older DDproperty project profile gives typical one-bedroom sizes around 50–53 sq m and two-bedroom homes around 103–152 sq m, although today's resale stock is broader: current listings include compact one-beds around 37 sq m as well as unusually large layouts. Think of Living documented an actual two-bedroom duplex of 116.5 sq m in 2013. The practical lesson is simple: the bedroom label is not enough to understand a unit here. A buyer should compare the actual plan, usable rooms, circulation and storage rather than assume all one-beds or two-beds are broadly equivalent.

The original layouts also have a design trait that may matter more in daily life than a few extra square metres. A contemporary review of an actual unit described the project as prioritising internal living area, with standard apartments using a separate utility yard for air-conditioning equipment, laundry and drying rather than a conventional balcony; special layouts could differ. That is neither inherently better nor worse. Someone who values a larger enclosed living room or separate kitchen may prefer it, while a buyer who expects an outdoor balcony should verify the exact plan before viewing. Resale advertisements often focus on furniture and views and may not make this distinction obvious.

The main amenity level is on the fourth floor. Current project databases consistently identify a roughly 5 by 24 metre swimming pool, fitness room, reading or study space and meeting area there, with the lobby and reception on the first floor. Other repeatedly listed facilities include a landscaped area, laundry service, 24-hour security, CCTV, controlled access and backup power. Lift data is also fairly consistent at three passenger lifts plus one service lift. Parking is described as more than 220 spaces, with several Thai catalogues specifying 227. That is strong project-level provision relative to 213 apartments, but a headline parking count is not the same as a deeded or guaranteed bay for a particular owner. Car-dependent buyers should confirm the current juristic rules and sticker allocation for the selected unit.

Ongoing costs are unusually well documented for an older Bangkok condominium. Multiple sources quote a common-area fee of THB 48 per sq m per month and an original sinking-fund contribution of THB 500 per sq m. These figures are useful as project references, not as a substitute for the current juristic statement. A resale unit can carry outstanding charges, and the building may have revised its budgets since the original data was published. Before transfer, the buyer should obtain the juristic person's debt-free certificate and confirm the current fee schedule rather than rely on a portal profile.

The October 2026 market is active on both the sale and rental sides. Public asking prices start at roughly THB 5.9M, with dozens of units advertised for sale and a much larger pool for rent. Current stock spans one-bedroom homes in the high-30s to low-50s square metres and large two-bedroom apartments reaching about 152 sq m, so headline prices naturally cover a wide range. A useful investment comparison is therefore within the building: match similar size, floor, condition and ownership status, then compare achievable long-term rent for genuinely comparable units. Portal-generated yield figures can be a starting clue, but they are not a substitute for a unit-level model that includes acquisition cost, transfer expenses, vacancy, furnishing and actual contracted rent.

For a foreign buyer, the key legal point is that The Room Sukhumvit 21 is a condominium, so direct foreign freehold is possible only while the building remains within Thailand's statutory foreign-ownership quota. Current resale listings do include units marketed as foreign quota, but that label should be verified rather than assumed. Before paying a deposit, the buyer should obtain the unit title, confirmation of available foreign quota from the condominium juristic person, a debt-free certificate and a clear payment route that satisfies the documentation required for foreign funds. In an established resale building, those unit-specific documents matter more to a clean transfer than the strength of the developer's brand alone.

Ownership format

A foreign buyer can register freehold ownership only within the condominium's foreign quota, capped at 49% of the total unit area. The condominium juristic person must confirm quota availability for the selected unit before transfer; a resale listing by itself does not establish eligibility.

Unit types & sizes

1 bedroom

Older project specifications commonly show about 50–53 sq m, while the 2026 resale pool is broader, including compact examples around 37 sq m and larger non-standard homes. The exact floor plan matters more than the category average.

2 bedrooms

An older project profile gives a broad 103–152 sq m range, and current listings continue to show materially different sizes within the two-bedroom segment. These are layouts for buyers who need family space, a home office or a larger central-city living area.

2-bedroom duplex
116.5 sqm

Think of Living documented an actual duplex of this size as the project was completing, with living space, enclosed kitchen, guest WC, storage and utility yard below and bedrooms above. Resale duplexes should still be checked against their individual plans.

Public databases disagree on whether studios formed a distinct original product type, and current resale listings do not reconstruct the complete launch-era layout matrix. The cards therefore keep only configurations that can be supported with reasonable specificity; project-wide sources place unit sizes at roughly 37–152 sq m. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 5.9M in public listings checked on 7 October 2026. This is a lower resale-market asking-price reference, not a developer price; the exact unit, condition, availability and foreign-quota eligibility need to be confirmed before purchase.
  • Completed: 2013

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers who want central Asok access without requiring a building directly attached to a rail station.; Buyers looking for more internal space than a typical new central-Bangkok one-bedroom, including options above 100 sq m.; Couples or families who value access to multiple rail directions, the Asok office district and a location that can reduce cross-city commuting.; Conventional long-term rental investors willing to compare unit size, condition, floor and foreign-quota status rather than buy on a portal's average yield figure.; Car users who value the project's strong reported parking provision and are prepared to confirm the current juristic allocation rules before purchase.; may not suit: It is not ideal for someone who wants a rail entrance effectively at the lobby door; the main stations require a several-hundred-metre walk.; Buyers expecting new-build uniformity should account for the age of the project and the condition gap between individual resale units.; If a conventional open balcony is non-negotiable, the exact floor plan needs checking because some original layouts prioritised internal area and a utility yard instead.; A buyer who wants a frictionless purchase without resale-document due diligence should not treat the Land and Houses brand as a substitute for checking the specific title, juristic certificates and foreign quota..

What we confirm before booking

  • the title format and what is registered against the unit
  • the selected unit’s contractual handover date in the SPA — the published date is only a reference

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Floor count is materially inconsistent: the project's legal disclosure says 29 storeys, OpenStreetMap and several catalogues show 28, DDproperty uses 30, while PropertyHub and some FazWaz descriptions state 33. we use 29; the currently registered level count should be confirmed with the juristic person or building records.
  • Most current sources use 2013 as the completion year, while a few profiles state 2012. The project disclosure expected completion in April 2013, so 2013 is used in the main record.
  • The complete original layout matrix could not be reconstructed consistently. Sources differ in how they classify studios, one- and two-bedroom units and duplexes; the selected unit's title and floor plan should control.
