Pan Road runs through Si Lom subdistrict in Bang Rak and provides access between the Sathorn and Silom corridors. Several project sources place Surasak BTS roughly 400–560 metres away, depending on the measuring point. In practical terms this is walkable urban access rather than a station-connected residence. A buyer who expects door-to-platform convenience should walk the route personally at the time of day they would normally commute, because heat, rain, pavement quality and traffic crossings affect the experience more than a map distance alone.
The original unit mix is relatively simple. One-bedroom layouts are commonly listed at 46–50 sqm, while the standard two-bedroom product is around 78 sqm. Current resale adverts sometimes show two-bedroom areas from roughly 76 to 79 sqm, including 78.62 sqm examples. Those differences should not be averaged away. The registered area on the title deed, the internal layout and any alterations to the unit are more useful than a generic project range when comparing two specific properties.
The resale market was active when checked on 3 October 2026. PropertyHub showed dozens of units for sale and rent, with other major portals also carrying live stock. The lowest clearly identified asking price found in this research pass was THB 5.5 million for a 46 sqm one-bedroom unit on the 10th floor. Other one-bedroom asks were substantially higher, and two-bedroom pricing covered an even wider range. This is exactly why a single 'project price' can be misleading in a mature condominium: the unit, not the building name, is the transaction.
A low asking price can be attractive, but it should be treated as a lead for due diligence rather than proof of value. A cheaper unit may need renovation, have an inferior outlook, be sold with a tenant, carry furniture of little value, or simply be priced for a quick sale. Before comparing price per square metre, a buyer should establish the seller's title, juristic-person debt status, foreign-quota availability and the physical condition of the apartment. Those checks can change the economics more than a small difference in headline asking price.
The shared amenities are concentrated on the upper floors. FazWaz and PropertyHub both identify the swimming pool on the 23rd floor, with the gym and a meeting or work space on the 24th. Other recurring project features include a lobby, reading or library space, parking, key-card access, CCTV and 24-hour security. The useful question for a resale buyer is not whether these items appeared in the original brochure; it is how well they are maintained now, how busy they feel at peak times and whether upcoming repairs are already reflected in juristic-person budgets.
Operational data from several property databases points to parking for about 80% of units, two passenger lifts and one service lift. The common-area fee is repeatedly quoted at THB 55 per sqm per month. Those figures help frame ownership costs and daily convenience, but they are still secondary-source data. The latest juristic-person statement, house rules, reserve position and any special assessments should be checked for the apartment being purchased rather than assumed from an online project profile.
The developer identity is unusually easy to verify. Land and Houses Public Company Limited is a listed Thai residential developer, with its corporate profile published by the company and by Thailand's securities regulator. Thai Polycons also lists The Room Sathorn–TanonPun in its construction portfolio, names Land and Houses as the project owner and gives a construction period from November 2013 to August 2015. That contractor record is a useful independent anchor because it documents the project outside estate-agent databases.
There is a genuine date discrepancy in public records. Thai Polycons reports construction ending in August 2015 and FazWaz labels the project completed in December 2015, while PropertyHub and DDproperty use 2016 as the completion year. This dossier uses 2015 as the construction-completion year because it is supported by the contractor and a major project database, while keeping 2016 visible as an alternative market reference. For a current resale purchase, the difference is less important than the title and building records, but it should not be silently normalised.
Foreign ownership also needs to be handled at unit level. Thai condominium law allows foreign freehold ownership within the statutory quota, capped at 49% of the total unit area in the registered condominium. That does not mean every resale unit is automatically transferable into a foreign buyer's name. The condominium juristic person should confirm the current foreign-quota position for the chosen unit before transfer, alongside the other documents required at the Land Department.
The Room Sathorn - TanonPun therefore suits a buyer who wants to assess a functioning building rather than buy into a promise.
