Finished, not promised
Construction-stage uncertainty is largely behind this project. Transfers have started, resale and rental stock is visible, and AP is still marketing specific ready units. A buyer can inspect the exact apartment, common areas, noise, outlook and station walk before committing, which makes comparisons between developer stock and resales much more meaningful.
Two living formats
The tower combines conventional Simplex apartments with high-ceiling Vertiplex homes on floors 31–37. The 4.4-metre double-volume zone changes how storage, sleeping space and furniture work, so a Vertiplex is not simply a smaller or larger version of a standard unit. Seeing both formats in the finished building is the best way to decide whether the volume justifies the trade-offs.
BTS plus road access
Phra Khanong BTS is quoted at 600 metres, while two expressways are within roughly two kilometres. That gives residents a genuine choice between rail and road depending on the trip. It is convenient for a mixed commuting pattern, but buyers who want a true station-connected building should recognise that this still involves a street-level walk.
Facilities by level
Workspaces sit around the ground-floor arrival zone, the main fitness and water facilities are on the eighth floor, and rooftop retreat areas occupy the top of the tower. The separation is practical for residents who use amenities regularly. With 1,323 homes, however, management quality and peak-time crowding matter just as much as the original facility list.
About the project
ASPIRE Sukhumvit–Rama 4 is a completed high-rise condominium on Rama IV Road in Phra Khanong, Khlong Toei. The scheme is a single 38-storey residential tower on a 4-3-55.8 rai plot, with 1,323 condominium units plus two commercial units. AP Thailand developed it as a joint-venture project with Mitsubishi Estate Residence. The key point for a buyer in 2026 is that this is no longer a presale story: current AP inventory pages describe it as ready to move in, independent project databases date completion to July 2025, and AP's corporate reporting showed transfers beginning in the second quarter of 2025. That changes the due-diligence process. You can inspect the actual lobby, circulation, pool deck, lifts, views and apartment condition rather than relying on renders. The name also needs care because there is an older project called Aspire Rama 4, completed in 2011. That is a separate two-building development with different specifications and is not the property covered here.
The location makes most sense as a three-way connection between Rama IV, Sukhumvit and Phra Khanong rather than as a station-front condominium. AP places the project on Rama IV Road in Phra Khanong Subdistrict, Khlong Toei District, Bangkok 10110. The developer quotes 600 metres to Phra Khanong BTS and 1.2 kilometres to Ekkamai BTS. There is no direct station link, so anyone planning to commute on foot should test the route at the time of day they normally travel. Road access gives the site a second transport option: AP lists the Chalerm Maha Nakhon Expressway at 1.6 kilometres and the Chalong Rat Expressway at 1.9 kilometres. For everyday services, the same official location section places W District and Summer Hill at roughly 600 metres, Gateway Ekamai at 1 kilometre and Kluaynamthai Hospital at only 130 metres. The result is a practical urban address for people moving between Sukhumvit, Ekkamai, Thong Lo and the Rama IV business corridor, although traffic on the surrounding roads remains part of daily life.

Apartment choice is broader than the headline 24–55 sqm range suggests. The conventional Simplex units occupy the main residential stack from the eighth through the thirtieth floors. AP's brochure lists studios at 24–26.5 sqm, one-bedroom units at 31–34 sqm, a 35 sqm one-bedroom-plus format, and 55 sqm two-bedroom, two-bathroom homes. Floors 31–37 switch to the project's Vertiplex concept. These are double-volume layouts with a ceiling height of up to 4.4 metres in the tall section, published as Types G, H/I, J and K from 25 to 52 sqm. A Vertiplex should not be judged only against a regular unit with the same registered floor area. The stair, upper-level sleeping or storage arrangement, headroom and usable furniture zones materially change how the space feels. Because the building is completed, buyers can compare a normal one-bedroom and a high-ceiling unit in person and decide whether the extra volume is useful or simply visually attractive.
Facilities are spread vertically instead of being concentrated in one podium room. The ground level carries the arrival sequence, landscaped areas, the main lobby, mail facilities and several work-oriented rooms for meetings, coworking and small-group use. Floors 2–7 are used for parking. The eighth floor combines the first Simplex residences with the principal active facilities: gym and cardio areas, pools, lounge spaces and outdoor water zones. AP specifically describes a 25-metre saltwater pool with hydro-fitness jets. The top of the building changes character again, with The Deck, The Cloud, The Peak and The Flyover forming the rooftop and retreat areas around the 38th floor. This distribution is useful for residents who actually work from home or use the gym regularly, because different activities have their own zones. It also comes with a scale consideration: 1,323 homes create a substantial resident and visitor population, so long-term experience will depend on juristic-person management, maintenance and access rules as much as on the original design.
Foreign ownership needs to be checked unit by unit. The project is marketed and listed as a freehold condominium, and current resale inventory includes units specifically marked as Foreign Quota. Under Thailand's condominium rules, however, foreign freehold ownership cannot exceed 49% of the total condominium area in a registered building. A project being freehold therefore does not mean every available unit can automatically be transferred into a foreign buyer's own name. Before paying a material deposit, the buyer should obtain confirmation that the selected unit can be transferred within the remaining foreign quota and that the required condominium-juristic-person documentation will be issued. Independent project profiles consistently publish a common-area fee of THB 45 per sqm per month and a sinking fund of THB 450 per sqm. Those are useful budgeting figures, but the actual statement and any outstanding charges should be checked at transfer. Ownership of the condominium unit is separate from direct foreign ownership of the land beneath the building.
Pricing in a completed project now has two layers. AP's live project page shows a starting figure of THB 2.69 million as of 30 August 2026, while individual ready units on the same site carry their own asking and promotional prices. Resale portals also show apartments below the developer's published entry level. A lower resale ask is not automatically the better deal: quota status, furnishing, floor, outlook, wear, transfer-cost allocation and timing can change the effective cost considerably. AP reported the project at 72% sold in a July 2026 corporate release, yet the live project site still displays reservable stock. Buyers therefore have a useful comparison set inside one finished building — remaining developer units on one side and owner resales on the other. That competition can be valuable, but it also makes it more important to compare like with like instead of treating the lowest portal number as the project price.
The main practical compromises are density, parking and the fact that the BTS is close rather than attached. AP publishes 450 parking spaces for 1,323 homes. A detailed independent floor-plan review describes parking at roughly 34% excluding tandem spaces, so buyers who depend on a car should verify actual entitlement and day-to-day availability with the juristic office rather than assume one space per unit. Sources also disagree on lift counts and parking ratios: some detailed Thai reviews list five passenger lifts plus one service lift, while another large platform reports six passenger lifts plus one service lift and a higher parking ratio. Because that conflict has not been resolved from a current primary document, the lift count is deliberately omitted from the registry. The advantage of a finished project is that these issues can be tested during a weekday viewing — including garage circulation, lift waiting times and the real walk to Phra Khanong BTS.

Ownership format
The project is sold as a freehold condominium. A foreign buyer can register a unit in their own name only within the available foreign quota, legally capped at 49% of the building's total condominium area; quota availability must be confirmed for the selected unit before transfer. If quota is unavailable, any alternative contractual structure, including leasehold if offered, must be verified separately rather than assumed.
Unit types & sizes
The smallest conventional layout in the project. It suits a single resident or a buyer prioritising the location and a finished building over a separate bedroom. On inspection, storage, desk placement and circulation width matter more than the headline area because those details determine whether a 24–26 sqm studio feels workable day to day.
A core layout for a single resident or couple who wants a separate bedroom without moving into the double-volume Vertiplex format. The size band is narrow, but kitchen position, storage and window orientation can differ by plan. In a finished tower, comparing several same-size units on different aspects and floors is more useful than choosing purely by the extra square metre.
At 35 sqm, the Plus format adds a secondary functional zone to the standard one-bedroom idea. It can work better for two occupants or regular home working, but the value depends on the actual plan rather than the label. Buyers should check whether the extra zone genuinely functions as a desk area, storage or occasional guest space without compromising daylight and circulation.
The largest published Simplex home is 55 sqm with two bedrooms and two bathrooms. It is the clearest family-oriented option in the standard stack and the only confirmed conventional type with a second bathroom. Families should still inspect storage, the actual second-bedroom dimensions and parking arrangements because 55 sqm remains compact by suburban standards even with two separate rooms.
The high-ceiling homes occupy floors 31–37 and are published as Type G at 25 sqm, H/I at 30–33 sqm, J at 35 sqm and K at 52 sqm. Their defining feature is a double-volume zone reaching up to 4.4 metres with use of an upper level. The volume can feel impressive, but stairs and tall ceilings change cooling, cleaning, storage and everyday movement, so this format deserves an in-person test rather than a plan-only decision.
AP's official brochure confirms the published size bands and the Simplex/Vertiplex split. Current online stock contains unit-specific areas within those ranges; price and ownership quota need to be checked against the exact unit number.
