The flip side is that maintenance history and future capital work deserve close attention.

Broader unit sizes

The market is not limited to compact investment units. Current listings show one-bedroom homes around 40 sqm, two-bedroom apartments around 70–88 sqm and much larger three-bedroom residences. That range gives the building relevance for singles, couples and families, but every older resale unit needs its own layout and renovation assessment.

Visible resale liquidity

There are multiple sale listings and a much deeper rental pool in 2026, giving buyers a useful set of live comparables. That makes it easier to judge asking-price differences by size, floor and condition. It does not provide actual transaction prices, so negotiation and unit-level comparison remain essential.

Asoke no longer needs a future-growth story to explain its convenience, but the building’s age is part of the purchase. A strong location cannot compensate for weak maintenance indefinitely. It is no longer a developer-sales story: construction finished in 2005 and the stock available today is overwhelmingly resale. That changes the due-diligence priorities. There is no construction-delivery risk to assess and no need to rely on promised amenities. Instead, a buyer should focus on the condition of the selected unit, the way the common areas have aged, the condominium juristic person’s finances and maintenance record, the seller’s title, and the exact transfer route. A twenty-year operating history is useful because almost everything important can be inspected, but it also means that building upkeep matters more than glossy project specifications.

The project identity is unusually well supported for an older Bangkok condominium. A Bangkok Metropolitan Administration study lists Condo Citi Smart Sukhumvit 18 with 192 units, one building and completion in 2005. Thai Nishimatsu Construction includes Citi Smart Condo Sukhumvit 18 in its residential portfolio, naming Asian Property (Ladprao) Co., Ltd. as the client and giving a construction period from October 2003 to February 2005. AP’s own corporate history explains the naming trail: the listed developer operated as Asian Property Development Public Company Limited before changing its name to AP (Thailand) Public Company Limited in 2013. That history is consistent with current project directories that identify AP Thailand as the developer and resolves the apparent gap between older Asian Property references and the current AP brand.

The address used consistently in recent market listings is 366 Soi Sukhumvit 18, Khlong Toei, Khlong Toei, Bangkok 10110. ThinkOfLiving publishes coordinates at 13.735018, 100.562226. The building sits inside the soi rather than directly on Sukhumvit Road, with BTS Asok and MRT Sukhumvit reachable on foot. Different portals quote slightly different walking distances, so a precise minute count is less reliable than the broader point: this is a genuinely transit-oriented central location. For residents who work around Asoke, Phrom Phong, Ploenchit or connected BTS/MRT districts, daily transport can be straightforward without a car. The trade-off is the nature of the area itself — dense, active and urban rather than quiet or resort-like.

Scale is one of the project’s more distinctive features compared with many later Asoke towers. The strongest public record supports 192 units in a single building. Floor count is less tidy. The Bangkok municipal study and Nishimatsu’s project record both say 20 floors, while DDproperty, PropertyScout, ThinkOfLiving and several broker databases describe 21 floors. We retain 20 floors in the registry because the municipal and contractor sources carry more weight, while flagging the conflict rather than pretending it does not exist. The discrepancy is unlikely to change a purchase decision by itself, but it is a useful reminder that even basic specifications for older buildings should be checked against building and unit documents when they become transaction-critical.

As of early September 2026, resale asking prices span a wide range. PropertyHub showed a two-bedroom unit around 75 sqm at THB 10M, while other current two-bedroom listings of roughly 72–88 sqm were asking about THB 10.3M–13.5M. Three-bedroom stock is much broader: a roughly 123 sqm unit was marketed at THB 16M, while a large 240 sqm upper-floor residence was offered at THB 42M. These figures should not be read as a price list. Renovation quality, floor, outlook, tenancy status, layout and ownership position can all materially affect an asking price. The THB 10M figure is therefore used only as a lower market entry point visible in current listings, not as a valuation for the project as a whole.

The live resale and rental market also gives a clearer picture of the unit mix than generic project pages. Studios and one-bedroom units around 40 sqm appear in current rental stock. Two-bedroom units commonly show up around 70–88 sqm. Three-bedroom apartments range from roughly 114–123 sqm for more conventional family layouts to much larger 173–240 sqm homes, including upper-floor units. Older directories list studio through three-bedroom formats, but we do not treat marketplace examples as an official original schedule of areas. Units in a twenty-year-old building may have been reconfigured or combined, and portal data can be inconsistent. For any purchase, the title deed and registered unit plan are the right sources for the exact area and configuration.

Amenities reported across the main project directories include a swimming pool, fitness room, sauna, parking, security and CCTV; some databases also mention a garden and children’s area. For an established building, the list itself tells only half the story. The more useful question is how those facilities and the core building systems are performing today. A viewing should include the lifts, corridors, pool deck, gym, parking and visible service areas, not just the apartment. It is also sensible to review condominium juristic-person information on maintenance, major repairs and reserves where available. An older central project can offer larger floor plans and a proven location, but deferred common-area work can become a meaningful ownership cost.

For a foreign buyer, Citi Smart Sukhumvit 18 is best understood as an existing freehold condominium building where unit-level eligibility still matters. DDproperty and PropertyScout describe the project tenure as freehold. Thai law nevertheless limits aggregate foreign freehold ownership to 49% of the total unit area in a registered condominium building. The selected unit therefore needs a quota check before transfer, together with the seller’s title and the condominium juristic person’s required certificates. This is one of the advantages of buying resale in a functioning building: the physical asset, its management and the exact apartment are all inspectable. The purchase decision should rest on those verifiable details rather than on a general assumption that every unit in a freehold condominium can automatically be registered to a foreign buyer.

Ownership format

The project is a registered condominium and current project records describe the tenure as freehold. A foreign buyer may register a unit in freehold within the statutory foreign quota of 49% of the total unit area in the building. If quota is unavailable for the selected unit, the ownership route needs separate review; the unit-specific quota position should be confirmed by the condominium juristic person before transfer registration.
