Why this project is worth a look
Between two hubs
The site is genuinely positioned between Asoke and Phrom Phong, with direct frontage on Sukhumvit Road rather than a location deep inside a soi. EmSphere is stated at about 200 metres, while BTS Asoke, MRT Sukhumvit and BTS Phrom Phong are roughly 400–560 metres away. That gives residents more than one practical direction for transport, shopping, dining and office access.
Privacy by design
The building contains 124 residences across 30 storeys and every home is planned with private lift access. The point is not the raw unit count alone: the circulation strategy reduces reliance on a conventional shared residential lift lobby. A 24-hour concierge supports the same service model, although the real quality of day-to-day management can only be judged once the building is operating.
Large homes only
The published apartment programme starts with two bedrooms at 85 sq.m. There is no studio or one-bedroom entry tier, so buyers looking for a family-sized or work-from-home layout do not have to search through a tower dominated by compact units. The trade-off is equally clear: there is no low-cost small apartment for a solo buyer who simply wants a central address.
Amenities with zones
Shared facilities are deliberately split between the ground floor, the eighth-floor retreat level and the health-club floors at 26–27. Business space, spa and onsen functions, pools, fitness, yoga, cinema and golf therefore sit in different parts of the building rather than on one generic amenity deck. Owners should weigh that depth of facilities against the published THB 150 per sq.m monthly management fee.
Pet-friendly living
Pets are explicitly allowed and the ground floor includes a dedicated pet yard, which makes the policy materially more useful than a vague claim that a building is pet-friendly. For an owner with a dog or cat, the remaining question is the operating rulebook: size limits, number of animals, lift routes and access to shared areas should be checked before contract.

The scheme is published with 124 residential units plus one commercial unit on a 3,550 sq.m site. Its apartment mix is a useful filter before anything else: there are no studios or one-bedroom units in the published programme, and the smallest stated residence is a two-bedroom home of 85 sq.m. That makes this a very different proposition from the many Sukhumvit towers built around compact investor-sized stock. The project is aimed at buyers who want substantial internal space in central Bangkok and are prepared for the ticket size that comes with it.
The address sits between Asoke and Phrom Phong rather than being tied to only one of them. The entrance is at the junction of Sukhumvit Road and Soi 20, so residents do not have a long trip through a deep side street before reaching the main corridor. Project information places EmSphere at roughly 200 metres, BTS Asoke at about 400 metres, MRT Sukhumvit at about 500 metres, and both BTS Phrom Phong and EmQuartier at roughly 560 metres. That combination gives a practical choice of two BTS stations, the MRT interchange at Asoke, and the EM District within walking distance. For an owner who expects to use rail, restaurants, offices and retail as part of everyday life, the location is more useful than a simple “central Sukhumvit” label suggests.

Privacy is built into the physical plan. Every residence is advertised with private lift access, while a 24-hour concierge is part of the service model. Tokyo Tatemono’s project release also describes ceiling heights of up to 3.5 metres in the residences. The absence of small one-bedroom stock reinforces the same idea: these homes are intended to function as long-stay residences, with enough room for children, guests, home working or live-in support depending on the layout. The project is also pet-friendly and includes a dedicated pet yard. Pet owners should still ask for the final house rules before buying, because a pet-friendly building can impose limits on size, number, access routes and use of shared areas.
The amenity plan is spread through several levels instead of relying on a single pool-and-gym deck. The ground floor is planned with the main foyer, living room, conservatory, business lounge, pet yard and Collector’s Garden. The eighth floor is a quieter retreat level with a lounge, spa, onsen, playroom, dressing room, dining lounge, grill yard and terrace. Floors 26 and 27 contain the principal health club facilities: a poolside lounge, main pool, children’s pool, thermal pool, home gym, Pilates and yoga studio, movie room and golf room. This breadth is valuable to a resident who will actually use the building as an extension of the home, but it also helps explain why the common-area charge is not a trivial line item.
September 2028 is the delivery target supported by the strongest project evidence. Tokyo Tatemono announced a planned construction start in April 2026 and scheduled completion in September 2028. Syntec, the named construction contractor, separately lists its work period from 16 August 2026 to 30 September 2028. Those dates can coexist because a development programme and an individual contractor’s scope do not have to start on the same day. As of 29 August 2026, the appropriate status is under construction. Anyone who needs a finished Bangkok residence in the short term should treat the 2028 handover as a hard practical constraint rather than a footnote.
SC Asset is the consumer-facing developer brand, while the development structure includes Tokyo Tatemono (Thailand), the local subsidiary of Tokyo Tatemono, as a joint-development participant. Tokyo Tatemono describes STILL Sukhumvit 20 as its seventh joint project with SC Asset. Syntec’s project page names SC CD5 Company Limited as the project owner. That distinction matters at contract stage: a familiar development brand does not necessarily mean the same legal entity will appear as seller, owner or payment recipient. Buyers should match the legal name, project documents and payment instructions in the reservation and sale documentation before funds move.
Published ownership costs are specific enough to budget around without inventing totals. The common-area management fee is THB 150 per sq.m per month and the sinking fund is THB 1,200 per sq.m as a one-time charge at transfer. We do not multiply those rates into unit-specific totals because the correct number should follow the contracted area of the selected residence. Parking is conventional rather than automated, but the public figures are not fully aligned: one project channel states 175% parking while a joint-development release gives 216 spaces, equal to 170% of the residential unit count. Until the final specification is checked, the exact ratio should not be treated as fixed.
Pricing is the other area where a buyer should separate a market anchor from a developer quote. Late-August 2026 market listings include two-bedroom stock around THB 30M, while SC Asset’s current project page displays a starting figure of THB 45.1M. Those numbers can refer to different unit pools, older allocations or different commercial conditions, so they should not be compared as though they were the same apartment. For this dossier, THB 30M is used only as the lower observable market reference. The exact unit number, floor, view, foreign quota status, specification and payment schedule need to be confirmed together before the price means anything.

Ownership format
For a foreign buyer, the confirmed route is freehold within Thailand’s statutory 49% foreign ownership quota by total condominium unit area. Quota availability is unit-specific; we did not confirm a specific to the project leasehold alternative.
Unit types & sizes
This is the entry category, yet it is already a large central-Bangkok apartment rather than a compact investor unit. The 85–124 sq.m spread is wide enough that two homes with the same bedroom count can feel materially different in living space, bedroom proportions and service areas. A real comparison needs the exact plan, floor, orientation and foreign-quota status rather than the bedroom count alone.
The main three-bedroom range begins at 134 sq.m and extends well beyond a conventional city-family footprint. Bedroom count alone is not enough to compare these units, because current inventory spans different sizes, floors and configurations. A serious comparison should focus on how private rooms, living areas and service space are organised, not simply on an advertised price per square metre.
The corner suite is published as a distinct product rather than a minor variation of the standard three-bedroom plan. At 217–235 sq.m it behaves more like a large family residence, where orientation, glazing, separation of the principal suite and guest circulation matter as much as total area. Buyers should request the exact floor plan for the selected unit because the size range alone does not explain those differences.
This is the broadest published size band in the project, from 163 to 321 sq.m. The category name therefore tells a buyer very little without a unit number and plan; the lower and upper ends describe residences of very different scale. Junior-penthouse stock should be assessed from the live availability sheet rather than from the label alone.
The core project schedule lists a 439 sq.m penthouse, and current market inventory confirms four-bedroom units at that size. A 484 sq.m penthouse is also being marketed, although that size does not appear in the short published unit schedule. The 439 sq.m format is therefore confirmed, while the larger layout should be treated as unit-specific until the latest official schedule is checked.
The size bands above describe the published product types, not guaranteed availability on 29 August 2026. Penthouse information is not fully aligned between the short unit schedule and live listings, while the junior-penthouse range is unusually broad. Price comparisons only become meaningful after fixing the unit number, contracted area, floor, orientation and foreign-quota status.
