Roughly 550 homes create a functioning neighbourhood rather than a small cluster of villas. Buyers can inspect the actual street, neighbouring plots and day-to-day environment before committing.

Lake and shared amenities

The estate includes a central lake, communal pool, fitness facilities, clubhouse, landscaped areas, children's space and security. For full-time living, that shared environment can matter more than a short list of decorative resort features.

A broad resale market

Current stock ranges from compact three-bedroom townhouses to much larger private-pool houses. Buyers can choose a finished home, but condition, price and legal structure vary property by property.

About the project

The Lake Huay Yai is a large gated residential community in Huai Yai, on the southern side of the wider Pattaya market. Chokchai Group's own website lists the development simply as The Lake among its low-rise housing projects; the market also uses the spelling The Lake Huai Yai. These names point to the same estate. With roughly 550 homes, this is not a boutique pool-villa compound. Buyers are choosing into an established neighbourhood with internal roads, shared facilities and a substantial number of individually owned plots.

The estate was designed around more than one housing format. Historical project material connected to the developer's earlier website identifies three core models: Millennium, a two-storey townhouse; Macro, a single-storey detached house; and Modish, a two-storey detached house. That mix is the main reason resale prices can look unusually far apart. A low-entry townhouse and a large private-pool home may share the same project name while being fundamentally different products in land size, internal area, parking, privacy and renovation history.

The original model data gives a useful baseline. Millennium was marketed at about 140 sqm with three bedrooms and three bathrooms on plots from 21 sq wah. Macro was around 145 sqm, also with three bedrooms and three bathrooms, on plots from 72 sq wah. Modish was around 220 sqm on plots from 72.9 sq wah, again with three bedrooms and three bathrooms. The 2026 resale market now includes larger four- and five-bedroom houses, some exceeding 300 sqm and fitted with private pools. Those larger properties should not automatically be treated as original standard plans; owner extensions and later upgrades can materially change what is being sold.

The community is complete and actively occupied, but the historical record does not support one perfectly clean completion date for every home. ZmyHome lists 2020. FazWaz, PropertyScout and several current project databases use September 2022. A Pattaya Trader article published in September 2022 said around 80% of construction across more than 500 townhouse and detached-house units had already been finished by then, while remaining stock was being redesigned and sold. The practical reading is that delivery happened in stages. For a buyer today, the relevant question is whether the specific house is complete, correctly registered and consistent with its title and approved building records.

Resale pricing spans very different segments. As checked on 7 September 2026, a three-bedroom townhouse of about 140 sqm was being advertised at THB 2.99M. Detached homes and villas on the main portals generally start much higher, around the THB 8.5M level, while larger four- and five-bedroom private-pool houses are listed above that. Chokchai Group's own site still shows The Lake in its current housing catalogue with a separate project price, but that number cannot be used as a proxy for the entire resale market. A meaningful comparison starts with the same house type, land size and condition.

The shared environment is one of the clearer differences between The Lake and a standalone house on an isolated plot. Repeated project sources describe a communal swimming pool, fitness facilities, clubhouse, landscaped common areas, children's space, 24-hour security and surveillance. The estate was also planned around a substantial internal lake, with market profiles describing jogging and cycling routes through the common areas. This does not make every plot equivalent. Homes near the lake or clubhouse can have a very different setting from houses deeper inside the street network, so position within the estate matters during a viewing.

The project address is 12/562 Moo 1, Huai Yai Road, Huai Yai, Bang Lamung, Chon Buri 20150. This is a suburban part of the Pattaya market where day-to-day mobility is much easier with a car. Chokchai Group's own listing places The Lake in Huai Yai and states roughly 5 km to the sea. Local agencies connect the estate with Jomtien and Na Jomtien and with the road network serving southern and eastern Pattaya. Buyers looking for a walk-out beachfront lifestyle should treat this as a different proposition: the trade-off is more house and land rather than immediate pedestrian access to the beach strip.

Land ownership is the central legal issue for a foreign buyer. The Lake is not a condominium where a foreign purchaser can rely on the 49% foreign freehold quota. Under Thai land rules, foreigners generally cannot own residential land directly, and an ordinary registered lease of immovable property is capped at 30 years. Individual listings in The Lake show Thai personal ownership, Thai-company ownership and, for some properties, a Chanote title. Chanote is the strongest standard land title with registered boundaries, but a Chanote shown for one resale house cannot be assumed for every plot in the estate.

Because this is an established resale community, due diligence needs to focus on the chosen property rather than on a generic project brochure. Before a deposit, the registered owner, title, encumbrances, plot boundaries, building rights, outstanding community charges and any later extensions or pool works should be checked. A listing that says the land is held by a company does not by itself explain what a foreign buyer is acquiring or what liabilities sit inside that company. Nominee structures should not be treated as a shortcut around Thai land law; the transaction needs a lawful structure that is clear in the documents.

The Lake therefore works best as a project where buyers compare actual houses, not just a development name. One listing may be an efficient townhouse with a low entry price; another may be a substantially enlarged family villa with a private pool and a much larger budget. That variety is useful for buyers willing to view several properties and negotiate on the secondary market. It also means condition, alterations, land rights, fees and the real usable layout of each home deserve more weight than generic marketing about the estate.

Ownership format

A foreign buyer generally cannot register the land under the house directly in their own name. Individual The Lake listings show land held in Thai personal or Thai-company names, and some specific properties identify a Chanote title; for a foreign buyer, ownership of the building and rights to the land need to be checked and structured separately, commonly through a registered land lease of up to 30 years. The exact title, registered owner and transaction structure must be verified for the selected home.
