Why this project is worth a look
Inspect the real building
Construction risk is no longer the central issue. A buyer can walk through the lobby, look at the pool and gym, test the lifts, see the parking situation and inspect the actual apartment before committing. That makes the decision more evidence-based than an off-plan purchase. The trade-off is that building age becomes part of due diligence: recent co-owner meeting minutes, planned capital works, reserve-fund position and maintenance quality matter because they reveal what the next owner may have to fund.
A simple core unit mix
The project is built mainly around one- and two-bedroom apartments, which makes like-for-like comparison easier than in developments with many branded unit lines. Buyers can focus on registered area, floor, view, furnishing and ownership status. Resale stock has become more varied over time, though. A one-bedroom label can cover anything from a compact layout to a much larger apartment, so the bedroom count should never replace a check of the title area and physical plan.
Na Jomtien road access
The Feelture sits in the Jomtien–Na Jomtien corridor rather than on the beachfront itself. The beach is about 1.1 km away, while Sukhumvit Road provides the main connection through the wider Pattaya area. This location suits buyers who are comfortable using a car, motorbike or taxi and value easier road access over a lobby-to-sand experience. It is less convincing for someone whose main requirement is a fully walkable beachfront lifestyle.
A visible resale market
There is enough active resale inventory to compare real asking prices rather than relying on an old developer price list. That gives buyers leverage, but it also creates noise: portal inventories contain duplicates, different furnishing levels and different ownership quotas. The lowest number is not automatically the best benchmark. A useful comparison keeps the variables aligned — similar registered area, similar condition and the same ownership status — before judging whether one unit is genuinely cheaper than another.
About the project
The Feelture Condominium is a completed low-rise development on Pattaya’s southern edge, in the Na Jomtien corridor. It is not a beachfront building. The project sits off Sukhumvit Road on Soi Na Chom Thian 4, with the beach roughly 1.1 km away. That positioning creates a clear trade-off: residents do not step directly onto the sand, but road access is more straightforward than in many developments buried deep inside the beachfront sois. The project has 301 units over eight floors. It is best treated as a two-building development because multiple project records and resale units specifically identify Building B, although several large databases collapse the project into a single block. The identity of the condominium is not in doubt, but the unit number should still be matched to the correct building on the title and registered plan.
The project is most strongly associated with PorchLand Group Service Co., Ltd., and it is also widely known by the older market name Porchland 6 The Feelture. That attribution is consistent across project-era material and several Thai property databases. Some current international portals, however, populate their developer field with Madcha Land Development Co., Ltd. No accessible primary document was found explaining whether this reflects a later transfer, a database remapping or a legal relationship between the companies. Porchland is therefore used as the historical developer attribution, with Madcha kept as an unresolved data conflict rather than silently discarded.

Completion dates show a similar database problem. Some Thai directories still state 2013, while later project records use 2015. An archived construction update dated 28 June 2014 lists Porchland 6 The Feelture as an active construction site, which makes 2013 implausible as the final completion date for the whole development. For practical buyer-facing use, 2015 is the more defensible completion year. The older 2013 reference is retained as a boundary rather than blended into an invented midpoint. This matters because building age changes the due-diligence emphasis: maintenance history, common-area condition and juristic management now matter more than original launch material.
The communal offer is conventional for a resort-oriented Pattaya condominium: a central swimming pool, gym, landscaped areas, parking and security form the core. Project records also repeatedly list a jacuzzi, sauna, children’s area, CCTV, key-card access and an on-site restaurant. The lobby, communal pool and gym are shown as ground-floor facilities. For a resale buyer, the present condition of those facilities is more meaningful than the original amenity list. Open-market records quote a common-area fee of about THB 30 per sqm per month and a sinking fund of THB 300 per sqm. Those figures are useful as screening references, but they should be checked against the latest juristic-person statement, together with any outstanding common fees attached to the unit.
The original unit mix appears to have been simple, focused on one- and two-bedroom apartments. Thai project databases commonly show a 36 sqm one-bedroom and a 63 sqm two-bedroom as reference layouts. The resale market is less tidy. Current listings include one-bedroom units around 37 to 61 sqm and two-bedroom units around 60 sqm, while some much larger examples also appear, including an 83.4 sqm two-bedroom. Without an original approved floor plan for that particular unit, it would be unsafe to present every resale size as a standard developer layout. Buyers should use the title deed, registered internal area and actual plan as the controlling documents, especially where a unit looks unusually large or may have been altered after completion.
Pricing in September 2026 reflects that resale variety. The lowest visible asking price in the FazWaz inventory is THB 1.75M, but it is attached to a very small 26.5 sqm unit marked as Thai quota. PropertyHub has also shown a more conventional one-bedroom of about 37 sqm at THB 1.76M, while 60 sqm two-bedroom units have recently been advertised from around THB 4.2M. These are asking prices, not a project-wide tariff. Furniture, renovation quality, view, floor, building, registered area and ownership quota can move the number materially. A foreign buyer should never assume that the cheapest Thai-quota listing can simply be acquired as foreign freehold at the same price.
The investment question is therefore less about construction risk and more about asset quality. The building is standing, the common areas can be inspected and there is an established rental and resale history. In exchange for that visibility, due diligence shifts to the specific unit: title status, foreign-quota availability, juristic clearance, registered area, alterations, maintenance history and the condition of shared facilities. A mature condominium can be attractive when management has kept the property in good order and the resale price properly reflects age. It can also become expensive if major common-area work is approaching. The Feelture should be judged as an operating, ten-year-old residential asset rather than as a new-launch promise.

Ownership format
A foreign buyer may hold a condominium unit as freehold only within the statutory foreign quota, which is capped at 49% of the aggregate unit floor area of the registered condominium. The Feelture resale market includes Thai-quota units and units previously recorded in foreign ownership, so current foreign-quota availability must be confirmed for the specific unit before payment.
Unit types & sizes
Project records use about 36 sqm as a reference one-bedroom layout, while the resale market shows units around 37, 38, 40, 42, 57, 58 and 61 sqm. That spread makes the bedroom label a weak comparison tool by itself. Smaller apartments will naturally compress living and storage space, while the larger one-bedrooms can work better for long stays. A 26.5 sqm listing also appears in current inventory, but without original plan evidence it is safer to treat it as an outlier rather than the standard one-bedroom product.
Recent listings cluster around 60 sqm, while project records give about 63 sqm as the reference two-bedroom size. Larger resale examples also exist, including an 83.4 sqm unit, but without the original approved plan it should not be treated automatically as a standard developer layout. For owner-occupiers, the practical difference often comes down to room proportions, storage, balcony size and bathroom arrangement rather than the headline area alone.
This is a resale market rather than a single developer inventory sheet. Registered area, layout, building, later alterations and ownership status should be checked against the documents for the specific unit. Unusually large or small listings should not automatically be treated as original standard layouts. - Building count and completion year conflict. Several Thai sources show 2 buildings and 2013, while FazWaz/DDproperty show 1 block and completion in 2015. Building-B resale listings and multiple independent project records support two buildings; an archived construction update from June 2014 makes 2013 doubtful as the final completion year.
