The strongest project profiles describe 321 three-storey units completed in 2012. It is no longer a primary-market launch: the practical market is resale and rental stock.
Current listings show a fairly consistent core product — three storeys, roughly 18–19 sq wah of land and typically three bedrooms — but stated floor area varies materially. Recent listings quote about 127, 135 and 167 sq m. A buyer therefore needs to compare actual usable area, alterations, parking, physical condition and title documentation rather than assuming all homes in the estate are interchangeable.

As of 1 October 2026, clearly matching PropertyHub listings ran from about THB 3.2M to THB 5.36M, with another THB 4.99M home stating 167 sq m and two parking spaces. DDproperty also shows active resale stock around THB 3.2M and THB 4.59M. Much lower portal entries around THB 1.3–1.9M are attached to a one-bedroom, 42 sq m record that does not match the verified three-storey townhome pattern, so they are excluded from the price floor.
The estate is in western Bangkok, in the Bang Wa / Phasi Charoen area, with Kanlapaphruek connecting toward Sathorn, Ratchaphruek and Phetkasem. Listings associate the project with the Wutthakat/Bang Wa BTS area, but open sources do not provide one reliable gate-to-station distance. Public copy should describe access to those transport nodes without claiming walkability.
For a foreign buyer, the most important issue is legal structure because this is landed housing. A portal's 'freehold' label is not enough to establish that the underlying land can be registered directly to a foreign purchaser. The selected title, land owner, building ownership, encumbrances and lawful acquisition structure need to be checked before any deposit.
Ownership format
This is a landed townhouse rather than a condominium. Market portals describe the homes as freehold, but a foreign buyer should not read that as ordinary eligibility to register the underlying land in their own name. As a general rule, foreigners cannot freely own land in Thailand; the narrow Section 96 bis route includes, among other conditions, at least THB 40M of qualifying investment and permission from the Minister of Interior.
