It was launched in late 2018, while current major project databases generally record completion in 2020. The practical advantage of looking at it in 2026 is that almost every important buying question can be tested against a functioning building. You can inspect the actual corridors, lifts, common areas, traffic noise, management condition, parking behaviour and view from the unit instead of relying on renderings. There is also an unusual mix of supply: resale owners are active in the building, yet Land and Houses still displays selected ready units on the official project page. That makes the due-diligence focus very different from an off-plan purchase. Completion risk has largely disappeared; unit-specific title, foreign quota, condition, juristic-person records and price discipline matter much more.
The location is the clearest reason this building exists. Phetkasem 48 MRT is roughly 50 metres away, and the current Blue Line station information shows Exit 2 serving Soi Phet Kasem 46/2, the same stretch of road associated with the project. A resident therefore starts the commute on the rail network rather than with a feeder ride. The Blue Line connects this side of Bangkok with Bang Wa, Tha Phra, the historic centre, Si Lom and Sukhumvit, so the address works particularly well for people whose daily destinations sit on or near that corridor. The trade-off is equally physical: the tower faces a major arterial road and the elevated rail infrastructure. A high floor can bring a broader view, but floor number alone does not tell you whether a unit is quiet. Orientation, glazing, balcony side and the position relative to Phet Kasem Road should be checked inside the actual apartment.

A detailed building review records three passenger lifts with floor-lock access plus one service lift, and typical residential floors were planned at around 23 units. Parking is another point worth understanding before purchase. The same review documents 263 conventional spaces and up to 294 when tandem parking is counted, giving maximum capacity of roughly 46% of the 639 units. For a buyer who intends to own a car, the useful question is not whether the brochure contains the word “parking” but how spaces are allocated, whether they are fixed or shared, and how crowded the building becomes at peak times. The building’s vertical organisation is relatively easy to read: parking occupies the lower levels, the main pool and fitness zone sits around the sixth floor, residential floors dominate the middle of the tower, and additional shared facilities are placed at the rooftop level.
The original residential mix was deliberately narrow. One-bedroom homes run at about 27.8–28.5 sqm and two-bedroom layouts at about 48.1–51.2 sqm, with a reported ceiling height of approximately 2.6 metres. That simplicity helps when comparing resale stock because most listings belong to one of two basic size families. The smaller units are naturally better suited to a single resident or couple, while the larger format adds a second bedroom without moving into a large family-apartment budget. Early project material promoted wide room fronts, limited structural columns within the usable space and the AirPass ventilation detail. Those design ideas are secondary to the inspection of a real unit today: furniture placement, storage, wear, afternoon sun and noise are visible and should carry more weight than launch-era copy. One current market quirk is that some agents label a roughly 29 sqm unit as a studio even though the original project materials classify the small format as a one-bedroom. The registered plan and title of the specific unit should settle that point.
The common facilities are spread through the building rather than concentrated in a single podium room. The ground level includes the main lobby, mail area, parcel lockers and the internal Oasis Garden. Floors 1–5 are primarily used for parking. The sixth floor combines residential units with the main leisure deck: a 30-metre salt-water lap pool, children’s pool, garden, fitness room, steam facilities and a meeting room. The top floor adds a rooftop garden with broad views, a game room and co-working space. On paper that is a substantial amenity package for the price segment in which the project originally launched. In a completed building, however, the relevant question is no longer how many facilities were promised. Buyers should look at maintenance quality, opening rules, equipment condition, sinking-fund position and whether the spaces remain usable at busy times. A facility list is most useful when it can be compared with the building as it operates now.
Pricing in 2026 needs to be read as a live market rather than a single project figure. An active resale listing checked on 3 October 2026 asks THB 2.69 million for a unit of roughly 29 sqm, while other small-unit listings are higher. At the same time, selected ready one-bedroom units around 28 sqm are still being offered directly by the developer at approximately THB 2.89–3.09 million, even though the general project headline quotes a starting level of THB 3.19 million. That internal spread is a useful warning against treating any headline number as definitive. Floor, view, fit-out, furniture, seller type, urgency, tenure eligibility and exact unit condition can all move the asking price. The lower number is therefore best used as a market anchor for negotiation and comparison. It is not evidence that every one-bedroom can be bought at that level, and it says nothing by itself about transaction value after inspection and document review.
The building also has an established rental market. Different portals show very different counts, but there are clearly many active rental advertisements at any given time. That confirms that agents and tenants know the project; it also means a landlord competes against a large pool of near-substitute units in the same tower. This is why a yield claim should not be accepted without a unit-level model. A meaningful calculation would start with the actual acquisition price and then use rent achieved by comparable units, vacancy, agent fees, common charges, repairs, furniture replacement and tax rather than the most optimistic asking rent. Public portals are useful for seeing supply and current asking levels, but they do not provide verified net rental performance. For an owner-occupier, the same depth of rental stock can be useful because it gives a broad view of how the building is priced and furnished across floors.
Legally, the project is presented on a condominium freehold basis. For a foreign buyer, the important point is not whether foreigners may own Thai condominiums in principle, but whether the foreign quota is still available in this specific registered condominium when the transfer is made. The rule currently in force caps foreign ownership at 49% of the total unit area in the condominium. A foreign-quota certificate from the condominium juristic person is part of the transfer process. We did not find a reliable public source giving the present foreign-owned percentage at The Key MRT Phetkasem 48, so that has to remain a unit-specific pre-transfer check. Historical project references also quote a common-area fee of THB 55 per sqm per month and an initial sinking-fund contribution of THB 500 per sqm. Those numbers are useful context, not a substitute for the latest juristic-person schedule in 2026, because operating budgets and charges can change after a building has been occupied for several years.
The most useful way to frame The Key MRT Phetkasem 48 is as a mature urban condominium with a very specific transport advantage, not as a generic investment story. Its strongest attributes are observable: the MRT entrance is beside the project, the tower is complete, common areas are already in use, and there is enough current resale stock to benchmark asking prices. Its compromises are just as tangible. With 639 units, the building is busy; parking is not one space per apartment; the compact one-bedroom inventory creates direct rental competition; and road or rail exposure can vary materially by orientation. Buyers who rely on the Blue Line, prefer a completed unit and want to inspect before committing have a clear reason to consider it. Buyers seeking low density, abundant parking, a quiet internal estate or larger family layouts may find that the building type itself is a mismatch even if the asking price looks attractive.
