Lake-led estate layout
The development has a tangible spatial concept: multiple low-rise buildings around a larger shared environment with a lake, pool, clubhouse functions and landscaping. For a buyer, the useful question is how those areas and the exact building are maintained today, not how many amenity icons appeared in the launch brochure.
Visible resale market
Active listings remained available in October 2026, allowing buyers to compare real units, floors and asking prices. A visible lower anchor around THB 1.20M is useful context, but it does not replace a condition check or evidence of completed transactions.
Low-rise buildings
Eight-storey blocks create a different living pattern from a single high-rise tower. The estate is still large at about 1,500 units, so internal traffic, parking and management quality matter as much as the low-rise architecture.
Finished product is inspectable
A resale buyer can inspect the operating estate before paying: lifts, façades, pool, lake edge, parking and the selected unit are all observable. In a completed development, that evidence is more useful than an old launch price or a generic promised yield.
About the project
The Lake @ Metro Park Sathorn is a completed, large low-rise Property Perfect condominium development in Bang Wa / Phasi Charoen on the western side of Bangkok. The stronger project profiles converge on roughly 1,500 homes across 15 eight-storey buildings, completed in 2016. Developer sales are no longer the relevant buying channel: the practical market today is resale, so the decision is about a specific unit, a specific building and the current condition of the operating estate.
The Sathorn name deserves an immediate geography check. This is not a condominium in the central Sathorn CBD. The confirmed location is on Kanlapaphruek Road in Bang Wa, Phasi Charoen. That distinction matters for commuting and lifestyle expectations: buyers should evaluate it as a west-Bangkok project connected toward Bang Wa, Phet Kasem and Wutthakat rather than as a walkable central-Sathorn address.

The estate's defining physical feature is its campus-style setting rather than height. Property Perfect and project portals repeatedly describe a lake, a substantial clubhouse zone, resort-style swimming facilities, fitness space and landscaped common areas. That gives residents more shared outdoor environment than a typical stand-alone eight-storey condominium, but it also creates more buildings and more infrastructure to maintain. A resale inspection therefore needs to go beyond the central pool or lake and include the exact building, lifts, corridors, parking and the route from that building to the estate exit.
There is current resale evidence rather than only historical launch material. When checked on 3 October 2026, PropertyHub showed three sale listings on the main The Lake @ Metro Park Sathorn page, including a 31.6 sqm unit at THB 1.20M and a 44 sqm unit at THB 2.0M. DDproperty also carried several resale listings, with compact units appearing around the low-THB-1M range and larger homes priced higher. These are seller asking prices, not registered transaction data; they are useful negotiation anchors but should not be treated as proof of the selected unit's market value.
The unit mix is less tidy than a static project card suggests. PropertyHub's project specification lists a roughly 31 sqm one-bedroom and a roughly 44 sqm two-bedroom, while current resale advertisements include 30–32 sqm homes, 35–44 sqm units labelled as one-bedrooms, and two-bedroom resales around 56–57 sqm. That pattern is consistent with phase, building or listing-label differences. For a purchase, the title-deed area and actual floor plan of the selected unit are more reliable than the room label shown by an aggregator.
Transport should also be tested from the exact building rather than reduced to one headline distance. Mapping-oriented project profiles put MRT Phet Kasem 48 at roughly 0.8 km, the Bang Wa interchange at about 1 km and BTS Wutthakat at around 1.8 km, while Property Perfect itself markets Wutthakat as a nearby rail connection. Actual walking time varies with the building, estate gate and station entrance. A buyer who expects to use rail daily should walk the intended route at the times that matter.
For a foreign buyer, a listing marked freehold is not the end of the legal check. Thai condominium ownership by foreigners is subject to the statutory aggregate foreign quota, and the condominium juristic person should confirm that the exact resale unit can be transferred within that quota before the buyer commits funds. In a large multi-building estate, project-level labels should never substitute for unit-specific transfer documents.
Because the development is completed and has been operating for years, current maintenance evidence matters more than the launch brochure. A useful inspection starts with the unit — title, registered area, floor, orientation, water marks, air-conditioning, bathrooms, kitchen and included furniture — then moves through the lift, corridor, parking, pool, clubhouse, lake edge and access road. The buyer should also request the latest common-fee statement, any special assessments, seller arrears, rental rules and recent juristic-person resolutions. Those current operating details are not reliably established in the public project pages reviewed.
There is also a duplicate-control issue before publication. The current master contains The Lake Kallapraphruk - Wutthakat, and PropertyHub maintains a separate page under that name with the same core profile: Property Perfect, Phasi Charoen, 1,500 units, 15 buildings, eight floors and 2016 completion. Zmyhome explicitly describes The Lake Sathorn-Wutthakat as Metropark Sathorn Phase 3. Taken together, the evidence is much more consistent with alternate market naming/indexing of the same development than with a genuinely separate project. The publication pipeline should therefore consolidate that alias with The Lake @ Metro Park Sathorn unless primary phase documents establish a separate legal project.
Ownership format
The project trades on the resale market as a freehold condominium. A foreign buyer can register freehold title only if the selected unit can be transferred within the building's statutory foreign-ownership quota; quota availability for the exact unit should be confirmed with the condominium juristic person before funds are committed and title is transferred.
Unit types & sizes
The clearest entry-level resale segment. At roughly 31 sqm, furniture layout, storage, window orientation and the building's position within the estate can matter more than a small difference in headline area.
A more practical size for full-time use by one person or a couple. Listing labels become inconsistent in this band: a static project page may classify about 44 sqm as a two-bedroom while individual resale advertisements sometimes market similar area as a one-bedroom.
A format for a small family or a buyer who needs a separate second bedroom or study. Because project cards and resale listings do not classify every layout consistently, room count and area should be checked against the deed and plan for the selected building and unit.
Public sources do not provide one fully consistent unit schedule across every building. PropertyHub lists an original roughly 31 sqm one-bedroom and 44 sqm two-bedroom, while current resale listings classify some 35–44 sqm units as one-bedrooms and show two-bedroom homes around 56–57 sqm. This appears to reflect phase, building and resale-listing differences; the deed and actual plan of the selected unit should take priority.
