Why this project is worth a look

The MRT advantage is real

CMC positions the building as next to MRT Phetkasem 48 and independent sources support a very short walk. This is more meaningful than a generic 'close to transit' claim because rail can realistically handle daily trips from this building.

The building can be inspected rather than forecast

The development is completed and sold out by the developer. Buyers can assess the actual common areas and selected apartment, compare several resale units and request transaction documents instead of judging future construction quality.

One tower, but not one combined P48 project

The 275 units sit in one 19-storey tower. The critical data error is mixing it with Bangkok Horizon Lite @ Phetkasem 48, which has three 8-storey buildings and 741 units. Prices, photos and floor plans must be segregated.

Resale depth enables comparison

There are simultaneous sale and rental listings, allowing buyers to compare asking price, floor, furnishing, condition and seller urgency. Headline listing counts are not unique inventory because the same unit may be syndicated by several agents.

Foreign quota is unit-specific

Condominium status does not mean every resale unit is automatically available to a foreign buyer in freehold. Foreign-quota eligibility and the selected unit's documents should be confirmed through the condominium juristic person before a material deposit is paid.

About the project

Bangkok Horizon P 48 is a completed CMC high-rise condominium on Phet Kasem Road in Bang Wa, Phasi Charoen. CMC's own project page confirms a single 19-storey building with 275 units on a 1-3-91.5 rai site and 146 parking spaces, and marks the development SOLD OUT. In 2026 this is therefore primarily a resale-market proposition. The buyer's real questions are the condition of the selected unit, seller documentation, the performance of the condominium juristic person and current foreign-quota availability rather than an old launch price.

The strongest practical location point is the project's proximity to MRT Phetkasem 48. CMC describes it as being next to the station, while independent project databases put the walking distance at roughly 50–70 metres depending on the exact measurement point. BTS Bang Wa is also nearby, but not at the same door-step distance; third-party profiles generally place it around 1.3–1.4 km away. Daily accessibility should therefore be framed mainly around the MRT connection rather than implying equally immediate access to both rail systems.

Bangkok Horizon P 48 is easy to confuse with Bangkok Horizon Lite @ Phetkasem 48 because the names and locations overlap. They are not phases of one project. Bangkok Horizon P 48 is one 19-storey tower with 275 units, while Bangkok Horizon Lite @ Phetkasem 48 is a separate CMC low-rise development with three 8-storey buildings and 741 units. Listings, photographs, floor plans and prices must be kept separate or the property record will quickly absorb data from the wrong project.

The published unit mix also needs careful handling. PropertyHub describes the core project mix as one-bedroom units of about 31–32 sqm and two-bedroom units of about 51–54 sqm, while Home.co.th gives an overall range of 31–56 sqm. Current resale portals also contain some listings labelled studio with areas around 24–35 sqm. That does not prove an original studio product line; portal taxonomy, conversions or listing errors can produce those labels. The unit title deed and actual floor plan should govern any specific transaction.

There is visible sale and rental inventory in October 2026. The lowest current resale asking price found was around THB 1.90M, while several two-bedroom offers of roughly 50–54 sqm were advertised around THB 3.45M–4.40M. Rental asks found ranged from roughly THB 8,000–10,000 per month for compact units to about THB 13,500–18,000 for two-bedroom units. These are asking prices, not verified transaction data. Portal inventory is duplicated across agents, differs in furnishing and condition, and can disappear without a recorded closing price.

Public project profiles list a pool, gym, sauna, garden areas, lifts, security, CCTV and key-card access. CMC additionally states that the project has 146 parking spaces and highlights landscaped areas within the building. In a building of this age, the facility list matters less than present maintenance. A viewing should include lifts, corridors, pool condition, gym equipment, façade upkeep, parking rules and actual recurring charges rather than relying on launch-era photographs.

Completion-year data is inconsistent. PropertyHub shows 2012, ZmyHome and Tooktee point to 2014, while FazWaz and DDproperty use 2015. CMC's current project page confirms that the development is completed and sold out but does not publish a completion year in the visible project details. The registry record uses 2014 as the best-supported public reference because two Thai project databases agree on it, while the discrepancy remains explicit. For a legally meaningful check, the condominium registration date and the selected unit's title history matter more than a portal card.

Bangkok Horizon P 48 is best assessed as an operating condominium with a strong MRT position and a transparent secondary market rather than as a developer investment story. The positives are tangible: immediate MRT access, comparatively practical unit sizes, one tower and enough resale stock to compare real apartments. The limitations are equally tangible: building age, variable unit condition, no confidently verified current common-fee figure in the sources reviewed, the need to separate it from Horizon Lite, and unit-specific foreign-quota eligibility.

Ownership format

The project is a registered condominium. A foreign buyer can register a unit in their own name only if foreign quota is available: aggregate foreign ownership must remain within 49% of the total condominium unit area. The condominium juristic person must confirm the foreign proportion for the specific transfer, so eligibility cannot be inferred from an agent listing alone.

Unit types & sizes

1 bedroom
roughly 31–32 sqm

The core compact format repeated across project profiles. Resale listings sometimes show areas slightly below or above this range, so the selected unit's title area should be used for transaction-level comparisons.

2 bedrooms
roughly 51–54 sqm

The larger core format in the project. Current resale examples of this size often sit around THB 3.45M–4.40M, with floor, renovation and condition materially affecting the asking price.

Home.co.th publishes an overall 31–56 sqm range, while PropertyHub lists one-bedroom units at 31–32 sqm and two-bedroom units at 51–54 sqm. Some current listings are labelled studio and show areas around 24–35 sqm. Those studio labels are not treated as a confirmed original project type without a matching unit plan or title deed.

Location

  • The project is on Phet Kasem Road in Bang Wa, Phasi Charoen, Bangkok 10160.
  • MRT Phetkasem 48 is the key transport anchor; independent sources place the project roughly 50–70 m from the station.
  • BTS Bang Wa is farther away at roughly 1.3–1.4 km in third-party project profiles, so it should be treated as additional connectivity rather than the same level of immediate access as the MRT.
  • Seacon Bangkae, Siam University, Phyathai 3 Hospital and everyday Phet Kasem services are within the wider local area; practical travel time depends on the exact route and mode.
  • Published street numbers conflict: CMC/DDproperty use 80/2 Phet Kasem Road, while some market and mapping records show 254 Phet Kasem Road. Coordinates 13.715687, 100.445688 are a site-level reference, not a substitute for the legal address on the unit title.

Price & purchase terms

  • Current price: From THB 1.90M at the low end of the current resale listings found on 3 October 2026. This is an asking price for a specific resale unit, not a developer price list or a guaranteed entry price for a foreign buyer. Availability, condition, ownership quota, documents and the final transaction price must be checked separately.

Best for: An owner-occupier who values genuinely walkable access to MRT Phetkasem 48.; A buyer who prefers a completed building and wants to compare several real resale units before deciding.; A foreign buyer, provided foreign quota is confirmed for the selected unit.; A buyer comfortable with roughly 31–54 sqm formats who does not need a new-build developer payment plan.; A rental investor willing to model returns from the actual purchase price, current rent and recurring costs rather than a marketing yield claim.; may not suit: A buyer who specifically wants a brand-new handover, fresh-build warranty, finish selection and a developer instalment plan.; Someone unwilling to inspect the condition of the selected apartment and common areas in an operating resale building.; A foreign buyer planning to choose purely by the lowest portal price without checking foreign quota.; A buyer who may confuse the project with Bangkok Horizon Lite @ Phetkasem 48 and use the neighbouring development's data.; Someone who needs one uncontested completion year and street number at the initial web-screening stage; public sources do not fully agree on either..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion year conflicts across sources: PropertyHub shows 2012, ZmyHome and Tooktee show 2014, while FazWaz and DDproperty use 2015. CMC confirms that the project is completed and sold out but does not display a completion year in the visible project-detail block.
  • The exact street number differs across sources: 80/2 Phet Kasem Road and 254 Phet Kasem Road both appear. A transaction should rely on the address in the selected unit's title and condominium juristic-person records.
  • No sufficiently reliable primary source for the current 2026 common-area fee was found, so no common-fee value is promoted into the user-facing fields.
