Why this project is worth a look

You can inspect reality

Completion in 2013 means the buyer can judge the building that actually exists: access, corridors, lifts, parking, noise, security and the exact apartment. Delivery risk has largely disappeared, but maintenance quality and the cost of ageing systems have become more important.

Low resale entry point

Current asking stock starts around THB 1.089M, with many fresh listings closer to THB 1.25M–1.59M. The cheapest number is only a screening tool. Renovation quality, furniture, floor, view, common charges and pending repairs can easily make a nominally cheaper unit the more expensive one to own.

Small, simple layouts

The confirmed product is dominated by studios and one-bedroom apartments around 28.5–30 sqm. That format can work well for one resident, a couple or a compact rental, but it gives little margin for poor planning. Storage, kitchen function and the quality of any renovation matter more than the raw floor area suggests.

Quota changes the deal

Both Thai-quota and foreign-quota listings appear in the current resale market. For an international buyer, that changes the legal route completely. Foreign freehold needs quota availability for the exact apartment and documentary confirmation from the condominium juristic person before transfer.

Age provides evidence

A mature project gives the buyer years of observable evidence. Common areas, drainage, lift condition, security routines and neighbouring development can all be checked directly. That makes a building inspection and a review of the juristic person's maintenance history more valuable than reading old launch marketing.

About the project

Plum Condo Nawamin is an established Pruksa condominium on Soi Nawamin 86 in north-eastern Bangkok. It should be assessed as a mature resale building rather than as a launch. The buyer is not being asked to take delivery risk on a future project; instead, the important questions are the exact unit, its physical condition, the building it sits in, the floor and outlook, the legal file and the way the common property has been managed after more than a decade of use. Project records are unusually consistent on the core facts: three eight-storey buildings, 711 units and completion in 2013. Older portals also use spellings such as Plum Condo Navamintr and the Thai project name, but the address, developer, unit count and building configuration all point to one development rather than separate phases.

The location is specific enough to be useful. The project sits off Nawamin Road at Soi Nawamin 86, in the Nuan Chan area of Bueng Kum, Bangkok 10230. A detailed 2013 project review gives coordinates around 13.823679, 100.657022 and shows access from Nawamin Road through the soi; current property databases place the building on the same street. This is best understood as a road-connected urban location, with access toward Ram Inthra and the wider Kaset–Nawamin network, rather than a central-Bangkok address where daily life revolves around walking to a rail station. Historic project reviews mention Lotus and Phyathai Nawamin Hospital around the access route. A serious buyer should still test the actual commute at the hours that matter to them, because Bangkok travel time can change the value of an otherwise inexpensive unit.

The original product was deliberately compact. Archived project information clearly records a 28.5 sqm studio and one-bedroom units. Today's resale stock broadly supports that design logic: most active units are studios or one-bedroom apartments in the 29–30 sqm range. For a single resident, a couple, a first Bangkok home or a small rental unit, that can keep the purchase price and day-to-day upkeep manageable. It is a less natural fit for a family needing multiple private rooms. Some current rental advertisements show two-bedroom units around 64 sqm, but the surviving project material does not establish that size as a standard original layout. It may reflect a combination, alteration or a rarer unit, so it is treated as an observed resale configuration rather than part of the confirmed standard mix.

Amenities are where the online record becomes less tidy, and that is precisely the sort of issue an established condominium should be checked on site. Older project pages consistently mention a fitness room, landscaped garden, library, key-card access, security and CCTV. Current portals also support lifts, parking, security and fitness. The swimming-pool information conflicts: DDproperty and some newer portals list a pool, while PropertyHub marks it as unavailable and the older project summary does not include one. That conflict is not resolved by choosing the most attractive version. The better approach is to ask the condominium juristic person what facilities are actually operating now, what residents can use, whether access is restricted and what current common-area charges are funding.

There is still a visible resale market. On 13 September 2026, DDproperty showed project stock from roughly THB 1.089M to THB 1.59M, while PropertyHub had multiple freshly refreshed listings around THB 1.25M–1.59M, mostly close to 29–30 sqm. Other portals contain higher asking prices for renovated or furnished units. This makes the low figure a market-entry reference, not a project-wide valuation. Two 29 sqm apartments can justify different prices because of renovation quality, furniture, floor, orientation, view, seller urgency and building-specific condition. A buyer should compare like with like and confirm the actual common fees and any outstanding liabilities before assuming that the cheapest listing is the cheapest unit to own.

The developer attribution is strong. Legacy project pages, Home.co.th, DDproperty, PropertyHub and ThinkOfLiving identify Pruksa Real Estate, while Pruksa's current official corporate information confirms Pruksa Real Estate Public Company Limited as a residential developer active in condominiums. That history matters, but it should not be mistaken for a current building-condition warranty. After more than a decade, value depends heavily on the condominium juristic person and the maintenance record: how lifts and building systems are serviced, whether the common fund is adequate, whether major repairs are approaching and whether the seller has cleared all obligations. For this type of resale, the building's operating history can matter more than the original launch brochure.

Foreign ownership can be straightforward, but only when the exact unit qualifies. Thailand's official guidance limits foreign condominium ownership to 49% of the aggregate unit area in a registered condominium. Current listings at Plum Condo Nawamin show both Thai-quota units and at least one unit marketed in foreign quota. That is useful evidence that foreign freehold exists in the project, but it is not proof that every apartment can be transferred to a foreign buyer today. Before paying a meaningful deposit, the buyer should obtain quota confirmation for the selected unit from the condominium juristic person and make sure the transfer documents and source-of-funds requirements can be satisfied. A Thai-quota listing is not automatically interchangeable with a foreign-quota one.

The appeal of Plum Condo Nawamin is therefore less about novelty and more about inspectability. A buyer can see the actual access road, noise, parking pressure, common corridors, security routine and surrounding commercial environment before committing. The trade-off is that age replaces construction-delivery risk with maintenance risk. A sensible due-diligence file should cover the unit title, registered encumbrances, seller identity, condominium debt clearance, current foreign quota, house rules and any major planned works. A technical inspection is also useful if the unit has been heavily renovated. If those checks are clean, the project can offer a relatively low-cost route into a completed Bangkok condominium; if they are not, the attractive headline price should not be allowed to hide future costs.

Ownership format

The project is a registered condominium and current listings include freehold units. A foreign buyer can hold condominium freehold only within the statutory foreign quota of no more than 49% of the aggregate unit area in a condominium building. Current Plum Condo Nawamin listings show both Thai-quota and foreign-quota stock, so the exact quota status must be confirmed for the selected unit with the condominium juristic person before transfer.

Unit types & sizes

The original project record confirms a 28.5 sqm studio, while current resale stock regularly shows studios around 29–29.1 sqm. The title deed should be used for the final unit area.

One-bedroom units are part of the original product, and current listings commonly sit around 29–30 sqm. The exact layout can vary after years of owner renovations and alterations.

Around THB 1.25M–1.59M across many fresh listings

Surviving project material confirms 28.5 sqm studios and one-bedroom units but does not provide a reliable complete original size range for the one-bedroom type. Today's resale market is concentrated around 29–30 sqm. Some adverts show two-bedroom units around 64 sqm, but without an original project plan these are not treated as a confirmed standard layout. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 1.089M based on a current DDproperty listing and project price range checked on 13 Sep 2026. This is a lower secondary-market reference, not a developer price; the specific unit, condition, furniture, availability, ownership quota and final terms need separate confirmation.
  • Completed: 2013-01

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: A budget-conscious buyer who wants a completed Bangkok condominium rather than a construction-stage commitment.; A single resident or couple comfortable with roughly 28.5–30 sqm and more interested in a low purchase price than in generous floor area.; A foreign buyer prepared to search specifically for foreign-quota stock and verify the quota before paying a substantial deposit.; A resale buyer willing to review juristic-person documents, common-area condition and maintenance history instead of judging the property only by the apartment's interior renovation.; An owner whose daily life fits the Nawamin / Bueng Kum area and who is comfortable relying on road access and local transport connections.; may not suit: A family needing two proper bedrooms and materially more living space will probably find the confirmed standard unit mix too small.; A buyer who requires an easy walk to an urban rail station should test the real route from the exact building before treating nearby transit marketing as sufficient.; Anyone specifically seeking a new building with minimal age-related common-system risk should compare newer condominiums and price the difference rather than assume an older unit is automatically better value.; An investor making decisions from headline yield claims alone should not proceed without unit-level rent evidence, vacancy assumptions, recurring costs and a condition check..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Sources conflict on the communal pool: DDproperty and some newer portals list one, PropertyHub marks it as unavailable, and the older project summary did not include a pool in its core amenity list. Current existence and operating status should be confirmed with the condominium juristic person.
  • Some sources label the subdistrict as Nuan Chan while older descriptions use Bueng Kum / Khlong Kum. The working address is Soi Nawamin 86, Nuan Chan, Bueng Kum, Bangkok 10230 based on current map and project records.
  • Two-bedroom units around 64 sqm appear in the current market, but surviving original and archival material clearly confirms only studios and one-bedroom units. It is not clear whether the two-bedroom format is original, combined or later altered.
