The headline number is only a starting point: quota status, renovation, furniture, floor, arrears and title documents can materially change the economics of a particular unit.
Built around northern Phuket
Sakhu works best when Nai Yang, the airport and the island's northern road network are genuinely useful to the owner. It is less convincing for someone whose daily life is centred on Patong, Kata or Phuket Town. The trade-off is geographic, not cosmetic, so visiting the neighbourhood is more valuable than reading a generic location score.
Quota is unit-specific
Listings in the same project appear under both Foreign Quota and Thai Quota. Foreign freehold ownership is therefore not automatic simply because the building is a freehold condominium. The title and quota availability for the selected apartment should be confirmed before a buyer commits funds.
Operations matter now
After roughly a decade of use, the building's current finances and maintenance programme matter more than launch marketing. Published figures of THB 40 per sqm per month for common-area fees and THB 500 per sqm for the sinking fund are useful planning anchors, but the current juristic-person statements, arrears and planned capital works should be checked for the actual purchase.

Most project records place completion in 2015, while the contractor's project record describes work starting in 2014 and finishing in 2015. That matters because this is no longer a purchase based on construction milestones or a brochure. A buyer can inspect the exact apartment, common areas, building management and the physical condition of a property that has already been operating for years.
The location is the defining feature. The building sits on Soi Bang Ma Lao 7 in Sakhu, with access toward the Thep Krasattri–Nai Yang road. This is not the Patong, Kata or Phuket Town version of island living. Daily trips tend to revolve around Nai Yang, Sirinat National Park, the airport and the northern road network. For an owner who flies frequently, works around the airport or simply prefers northern Phuket, that can be useful. Someone expecting a beachfront resort where most errands happen on foot should inspect the immediate streets and the actual beach route before deciding.

Resale asking prices provide a relatively modest entry point by Phuket standards. Open stock checked in September 2026 starts at roughly THB 2.0 million, with several compact one-bedroom units around 30–32 sqm offered just above that level. Larger apartments move higher, but price differences are not explained by size alone. Condition, floor, view, furniture, ownership quota and outstanding building charges can all separate two apparently similar resale units. The lowest listing is therefore best treated as a budget marker rather than a valuation of the next apartment that becomes available.
Current project profiles mainly describe one- and two-bedroom apartments, generally around 30–62 sqm. Older Thai project databases also list penthouses and a wider historical size range extending to 131 sqm, while some recent rental advertisements call compact units studios. Rather than forcing those labels into a single master plan, it is safer to read the title deed, registered area and actual floor plan of the unit being considered. On a secondary-market purchase, the legal and physical apartment matters more than the category chosen by an advertising portal.
The amenity package is straightforward: a swimming pool, gym, parking, security and CCTV, with current hospitality and project records also showing a staffed reception/front desk, laundry facilities and lifts. This is useful residential infrastructure, but it should not be mistaken for a large resort compound. Published project data also gives a common-area fee of THB 40 per sqm per month and a sinking-fund figure of THB 500 per sqm. Because the building has been in use for about a decade, a serious resale review should verify the current rates, any arrears attached to the apartment, the juristic person's accounts and the present condition of shared equipment rather than relying on launch-era specifications.
Developer attribution needs a careful reading. Phuket's government EIA record identifies the project as The Happy Place Condo of Nichols Perfect Properties Co., Ltd., and historical Thai project sources use the same developer name. Today's BoonPakorn and Big Man Asset websites, however, include Happy Place Condo in their own development portfolios. We did not find a public corporate or project document that explains whether this reflects a later transfer, a group relationship, a contractor/developer overlap or another arrangement. For that reason, Nichols Perfect Properties is used as the project company in the structured record, while the modern Big Man/BoonPakorn attribution remains a disclosed point to clarify rather than a silent replacement.
Foreign ownership is possible at project level, but it is a unit-by-unit question. The condominium is presented as freehold, and live resale listings include apartments marked both Foreign Quota and Thai Quota. Thai condominium rules cap foreign freehold ownership at 49% of the aggregate saleable unit area of a condominium building. A foreign buyer therefore needs more than a generic project label: the selected unit's title, current foreign-quota availability, juristic-person clearance and transfer documents should be checked before a deposit becomes non-refundable. That distinction is especially important in a mature resale building where units have changed hands over time.
The project also has a visible hospitality footprint: part of the inventory is offered on travel platforms under the Happy Place Condo name. That is evidence of active visitor accommodation at the property, but it should not be read as blanket permission for every private owner to run nightly rentals. Condominium rules and the legal basis on which accommodation is operated can differ from the marketing channel used to sell a stay. A buyer whose return model depends on short stays should therefore verify the juristic-person rules, identify the actual operator and confirm the relevant operating permissions instead of treating a hotel-platform listing as legal clearance for an individual unit.
Ownership format
The project is a freehold condominium. A foreign buyer can hold a unit freehold only within the building's 49% foreign ownership quota; above the available foreign quota, leasehold is commonly used instead. Current resale stock includes units marketed under both foreign and Thai quota. The quota status and permitted structure of the specific unit must be confirmed before purchase.
