That should mean less internal traffic than a large gated estate, but it also makes the immediate neighbours, internal road and quality of common-area management more noticeable. In a small community, a few plots can shape much of the everyday experience.

Three real layouts

Type A is a 501-sqm four-bedroom single-storey home, Type B is a 426-sqm three-bedroom single-storey home, and Type C is a 515-sqm two-storey three-plus-one-bedroom format. These are meaningful lifestyle choices, not just marketing labels. A buyer avoiding stairs may prefer A or B, while C creates stronger separation between floors and uses elevation for its lake outlook.

Plot position matters

SERRANA contains both Lakeside and Lakeview positions. An inspection should therefore start with the plot: how open the water view really is, what sits between the terrace and the lake, how private the pool feels, where the internal road runs and what the main bedrooms overlook. Here, position can matter more than a small difference in floor area.

Knight Frank management

Knight Frank Phuket is identified as the property management company. For a large private villa, that is a practical ownership consideration because security and common landscaping affect the home even beyond its plot boundary. The current management agreement and fees should still be requested before purchase; platform-published charges are not treated here as confirmed by the manager itself.

Inspect the real build

Current sources classify SERRANA as completed in 2025. Where the selected villa has actually been handed over, the buyer can judge finished construction, daylight, heat, landscaping, pool privacy, road exposure and the real lake outlook rather than relying on renderings. Here the strongest reasons to consider the project are space, privacy, a lake setting and practical driving access to schools, shopping and the west coast, rather than walk-to-beach convenience. For anyone comparing Manik with Bang Tao or Layan, that distinction should be made before looking at finishes or furniture because it determines the daily lifestyle.

Knight Frank lists a project land area of 15,817.12 sqm and 20 villas in total. The master plan is not built around one house repeated with minor cosmetic changes; there are three materially different villa types. Types A and B are single-storey lakeside homes: Type A has four bedrooms and 501 sqm of built-up area, while Type B has three bedrooms and 426 sqm. Type C is a two-storey lakeview format with three bedrooms plus one flexible room and 515 sqm of built-up area. Plot sizes also vary substantially, from 555–590 sqm for Type C to 652–934 sqm for Type A. As a result, headline asking prices are only the start of the comparison. Storey count, plot position and the relationship to the lake matter just as much.

The lake is a real site condition, not simply a naming device. The official sales material and Knight Frank distinguish between Lakeside and Lakeview villa types, while every house is designed with its own private swimming pool. Those are two different layers of water-oriented living: the pool is part of the private plot, while the lake forms the broader setting. Buyers should still judge the exact villa rather than assume that every home receives the same water frontage or the same uninterrupted view. A first-row single-storey villa facing the lake will feel different from a two-storey home that gains its lake outlook from the upper level. In a development this small, the exact plot can have an outsized effect on privacy and atmosphere.

The design language focuses on generous interior volumes and a strong indoor-outdoor connection rather than on a long list of shared club facilities. Project descriptions consistently refer to stone and timber finishes, large areas of glazing, landscaped plots and broad terraces. Types A and B use a single-level arrangement that keeps the main living spaces close to the pool and garden; Type C introduces a second floor and a different view relationship with the lake. The practical appeal is therefore concentrated inside each property: large built-up areas, private land, pool, parking and enough separation between social and bedroom zones for a family to use the house for long stays rather than only short holidays.

Shared facilities are comparatively restrained. FazWaz and DDproperty both confirm 24-hour security, CCTV and parking, while project profiles also refer to landscaped common areas. Knight Frank Phuket is named by Knight Frank itself as the property management company. For a 20-home community, that management layer can be more relevant than a catalogue of resort amenities, particularly for owners who leave Phuket for part of the year. We have deliberately not carried every broker-listed facility into the registry. Some pages mention a fitness room and additional services, but those details are not confirmed consistently enough across the higher-priority sources to treat them as universal project facts.

Land tenure is the key legal point. Knight Frank and DDproperty identify SERRANA as leasehold. For a foreign villa buyer in Thailand, that is a familiar structure because Thai land generally cannot be held freehold in the foreign buyer's own name. However, the word leasehold is not enough for due diligence. The selected villa should be checked against the actual registered lease, the identity of the lessor, succession provisions, renewal wording and the documents establishing rights to the building itself. We do not present a marketed '30+30+30' formula as an automatic 90-year right. Future renewals depend on the contract and on what can legally be registered when the original term expires.

There is a live source conflict around completion status. Houseviser, updated in August 2026, classifies the project as completed in 2025. DDproperty also gives a 2025 completion year and shows an active listing marked Built: 2025. FazWaz and several database mirrors still display Off Plan. For a buyer, the distinction has practical consequences. If a villa is completed, the decision can be based on the actual build quality, drainage, landscaping, lake outlook, road noise, snagging condition and transfer documents rather than only drawings and renders. We therefore classify SERRANA as completed in the registry, while preserving the older off-plan labels as an unresolved source discrepancy rather than pretending they do not exist.

Pricing is similarly fragmented rather than governed by one public list. Current pages found in July and August 2026 show lower anchors from roughly THB 39.99M to THB 48.5M, while individual villas are marketed at materially higher figures depending on type, plot and furnishing. The lowest current anchor retained in the registry is THB 39.99M on Keller Henson, whose project page was updated on 22 July 2026. DDproperty, by contrast, carried an active 426-sqm three-bedroom villa at THB 46.5M on 10 August 2026. In a 20-unit project, one reservation or resale can move the apparent starting price quickly, so the number should be treated as a market reference and not as a guaranteed developer offer.

Ownership format

The project is marketed on a leasehold land basis. A foreign buyer generally cannot hold Thai land freehold in their own name; for the selected villa, the registered lease term, the identity of the lessor, succession and renewal clauses, and the building ownership documents should be checked separately.

A single-storey Lakeside villa. Knight Frank gives 501 sqm of built-up area and plots ranging from 652 to 934 sqm; independent project profiles consistently show four bedrooms and five bathrooms. This type has the widest plot-size range, so two Type A homes may differ meaningfully in garden depth, proximity to the lake and privacy. The single-level layout can suit families who prefer to avoid stairs, but the exact plot plan and pool orientation matter as much as the headline floor area.

Type B — 3 bedrooms
426 sqm
4 bathrooms

The smallest of the three formats, although 426 sqm of built-up area is still substantial. Type B is a single-storey Lakeside design on plots of 616–713 sqm. A DDproperty listing dated 10 August 2026 describes a completed Type B-style villa with three bedrooms, four bathrooms, 426 sqm of floor area and Built: 2025. That gives buyers a useful post-construction reference point: this layout can now be judged against an actual marketed home rather than only the original plan.

Type C — 3+1 bedrooms
515 sqm

A two-storey Lakeview format with 515 sqm of built-up area on 555–590-sqm plots. The extra room is described as '+1', so its exact function should be checked on the selected plan rather than automatically treated as a conventional bedroom. The upper level changes the way the house separates private and shared spaces and gives the lake outlook a different role from the single-storey A and B villas. Sources disagree on whether Type C has five or six bathrooms, so the bathroom count is intentionally omitted here.

Villa types and areas come from Knight Frank and were cross-checked against current project profiles. Type C has a bathroom-count conflict: FazWaz shows five, while several recent broker pages show six.
