Why this project is worth a look
A real resort core
The pool network, slides, landscaped courtyard, gym and other shared areas give Laguna Beach Resort 2 a genuine resort-condominium identity. That can work well for families and holiday use, but the 2026 buying decision should be based on the current condition and maintenance cost of those facilities.
Low entry pricing
Secondary-market inventory in 2026 starts around THB 1.3M for a small studio. That is accessible for Jomtien, but the cheapest unit is not automatically the best value: view, renovation, floor, foreign-quota status and furnishing can materially change what the buyer is actually getting.
Deep resale inventory
With roughly 1,100 units, buyers can often compare several apartments within the same development. That creates useful price transparency, but it also means filtering duplicate advertisements, stale asking prices and units offered under different ownership quotas or legal structures.
Jomtien, not beachfront
The condominium sits close to the beach zone without being on the beachfront road. That can mean a quieter internal environment and lower pricing than true first-line stock, while making it important to test the actual walking route and everyday transport pattern rather than rely on advertised minutes.
Mature, inspectable asset
Completion in 2016 means buyers are not underwriting construction risk; they can inspect how the pools, lifts, façades, corridors, parking and management have aged. The other side of maturity is the need to understand the juristic person's budget, reserve fund and any major works now approaching.
About the project
Laguna Beach Resort 2 is a large resort-style condominium in Jomtien, within Nong Prue, Pattaya. It has been operating for roughly a decade: the major project databases consistently place completion in January 2016. The scheme is made up of four eight-storey buildings with about 1,100 units on roughly 13,000 sqm of land. That scale defines the experience. This is not a quiet 80-unit low-rise where residents know most neighbours. It is a high-volume condominium with a deep resale market, frequent rental activity and substantial shared facilities. The visual centre is the landscaped water court between the buildings, combining a lagoon pool with other swimming areas, slides, planted spaces and leisure zones. For a buyer, that makes the exact position of a unit important. An inward-facing apartment can have a very different outlook, noise profile and rental appeal from a unit looking toward the outer streets or adjacent development.
The identity is clear once the neighbouring names are separated. Laguna Beach Resort 2, Laguna Beach Resort II and Laguna Beach Resort 2 Jomtien are the same development. It should not be confused with Laguna Beach Resort Jomtien, Laguna Beach Resort 3 – The Maldives or Laguna Bay 2. Developer naming is less tidy. FazWaz and a number of current listings identify Vistas Development Co., Ltd., while DDproperty, Dot Property, Lazudi and many Pattaya agencies use Heights Holdings. Industry references connect Vistas Development with the Heights Holdings group, so both names are retained here rather than forcing a false choice. At resale stage, however, the more important legal identity is the condominium juristic person and the registered seller shown on the title for the selected unit, not the branding used by a portal.

The original residential mix appears to have been deliberately compact: studios around 24 sqm and one-bedroom units from roughly 36 to 64 sqm. Those figures recur across FazWaz, Dot Property, Renthai and several project profiles. The 2026 resale market also contains two-bedroom apartments, including examples around 74 sqm. That does not necessarily prove that a standard two-bedroom type formed part of the original mass-market launch. In a development with many small units, some larger resale configurations can result from combined apartments or later alterations. A two-bedroom listing is therefore real market inventory, but its registered plan, title area and alteration history should be checked. Even within the one-bedroom label, 36 sqm and 64 sqm are very different products, so buyers should avoid treating bedroom count as a sufficient comparison metric.
Pricing is one of the project's strongest practical attractions. On the research date, FazWaz showed inventory from about THB 1.3M. PropertyHub had a roughly 24.9 sqm studio at THB 1.32M in late July 2026 and August listings around THB 1.39–1.69M for studios close to 25 sqm. Fresh one-bedroom listings include 37 sqm units around THB 2.09M. These figures move quickly with floor, outlook, renovation standard, furnishing and ownership quota. THB 1.3M should therefore be read as a lower market anchor, not as a fixed project price or a promise that a suitable foreign-quota unit is available at that level. The depth of supply is useful because a buyer can compare several apartments inside the same complex rather than negotiating in isolation, but low asking prices may also reflect tired interiors, weaker views or less convenient ownership structures.
The strongest differentiator is the communal resort environment. Sources consistently describe a lagoon-style pool, an Olympic-format swimming pool, two additional tropical pools with waterfalls and slides, a jacuzzi, fitness facilities, sauna, children's play areas, landscaped gardens, food-and-beverage spaces, a pool bar and 24-hour security with CCTV and key-card access. Earlier project descriptions also mention an orchid garden, massage sala and a small golf area. For holiday use or families with children, this gives the property a genuine stay-on-site dimension. The same amenity package creates long-term maintenance obligations. Pumps, tiles, filtration systems, slides, landscaping, lifts and common corridors have now been through years of tropical weather and heavy use. A 2026 buyer should inspect their present condition rather than assume the original specification still describes the lived experience.
The location is central Jomtien rather than beachfront. The most useful current address is 165 Moo 12, Thepprasit Soi 17, Nong Prue, Bang Lamung, Chon Buri 20150. Older project pages often use Soi Thepprasit 9, while directions and map coordinates still lead to the same development. That appears to be an access or addressing difference rather than evidence of a separate property, but it is worth preserving because buyers will see both versions online. Beach distance also varies by source: approximately 700 metres, 800 metres or about one kilometre. There is no reason to manufacture a single precise number. The walk depends on the building exit and route. The practical point is that the project is close to Jomtien Beach but not on the beachfront road, so some everyday trips are walkable while others are more comfortable by motorbike, taxi or car.
For full-time living, the scale produces a mixed set of consequences. The four buildings surround a broad internal zone, and early project material describes gaps of up to 75 metres between buildings, giving many inward-facing apartments more openness than a typical tightly packed low-rise. On the other hand, 1,100 units mean a large population of owners, tenants and short-stay guests, with seasonal peaks. That can help a buyer who values a well-known, actively traded building with many comparable listings. It is less attractive for someone seeking a private, boutique atmosphere. A viewing should extend beyond the unit itself: check the corridor and lift in the exact building, evening parking availability, pool noise, smells or activity from commercial units, the condition of access-control systems and how crowded the shared areas feel at busy times.
Running costs are another area where current documents matter more than portal summaries. FazWaz and several listings quote a common-area fee of THB 35 per sqm per month and a sinking fund figure of THB 350 per sqm. Casa Pattaya shows THB 40 per sqm. These numbers should not be averaged. The fee may have changed through a co-owner resolution, or one database may simply be carrying an old rate. For a completed condominium, the seller's latest fee receipt and the condominium juristic person's confirmation are better evidence. Buyers should also ask for recent annual budgets, general-meeting resolutions, planned capital works and the status of reserve funds. In a development with extensive pools, gardens, lifts and security, the financial health of the common property can materially affect both future costs and resale appeal.
Foreign ownership is more straightforward than with a house-and-land purchase, but it still needs unit-level verification. A qualifying condominium unit can be registered in a foreign buyer's own name as freehold only while the building remains within Thailand's 49% foreign quota of saleable area. Current listings for Laguna Beach Resort 2 do show units advertised as Foreign Quota, but that label belongs to the specific inventory, not to every apartment in the complex. Another seller may hold Thai quota or a company-owned unit. Before paying a reservation, a foreign buyer should verify the title deed, registered owner, encumbrances, outstanding common fees and the condominium's confirmation that foreign quota is available for that exact transfer. The banking evidence for foreign-source purchase funds also needs to be prepared correctly rather than left until the transfer date.
In 2026 Laguna Beach Resort 2 is no longer a developer-launch story. It is a mature resale condominium where the condition of a specific apartment and the health of the juristic person matter more than decade-old launch material. The project offers a recognizable resort setting, a relatively low entry price for Jomtien, abundant resale choice and compact units that are easy to understand. The trade-off is density, ageing shared infrastructure, seasonal traffic through the complex and the need for careful financial due diligence. For an investment purchase, promised yield is not a useful starting point; actual acquisition cost, comparable achieved rents, vacancy, management costs, common fees and rental rules are. For owner occupation, a long visit at different times of day will reveal more than any brochure. The original concept remains clear, but after ten years of operation the asset should be judged as a functioning building, not as a rendering.

Ownership format
A unit can be registered as foreign freehold only within the condominium's 49% foreign quota of saleable area. The exact unit must be checked for foreign-quota availability; outside that quota, any alternative lawful ownership or use structure needs to be reviewed from the actual contract and title documents.
