Why this project is worth a look

A real beach-road site

Seaspire is on Jomtien Beach Road rather than several blocks inland behind a loose 'minutes from the beach' claim. For an owner who expects to use the promenade and sea every day, that is a meaningful difference. The trade-off is equally real: the beachfront strip carries more tourism, traffic and street activity than quieter interior parts of Jomtien.

Easy-to-read unit mix

The core choice is studio, one bedroom or two bedrooms, with published sizes echoed by live inventory. Buyers can therefore compare like with like instead of deciphering dozens of niche layouts. The limitation is clear as well: the researched material does not show a conventional three-bedroom family product.

Amenities use the tower

Shared facilities are spread vertically from the ground level to the 49th floor, including pools, fitness, children's areas, co-working, sauna, onsen, gardens and upper-floor lounge spaces. The tower's height is therefore part of the communal experience, not only the view from private apartments. That makes lift capacity, engineering and future management quality especially important.

A visible Pattaya track record

Dusit Group's own site places Seaspire alongside earlier Pattaya condominium projects such as Dusit Grand Condo View and Dusit Grand Park I and II, plus Pristine Park III. A track record is not a warranty, but it gives buyers completed buildings to inspect for maintenance standards, common-area ageing and management practice before committing to the new project.

The open issues are knowable

Completion timing is still reported as 2028 by some portals and early 2029 by stronger specific to the project sources. Parking specifications also vary between sales channels. Those are not reasons to reject the project by themselves; they are reasons to make the contract, annexes and final unit schedule more precise before money moves.

About the project

Seaspire Jomtien is an under-construction high-rise condominium on Jomtien Beach Road in Pattaya. The market uses several spellings — SeaSpire Jomtien, Sea Spire Jomtien and Seaspire Jomtien Pattaya — but the location, developer and core specifications point to one project rather than separate phases. Project material names Dusit High Tower Co., Ltd. as the developer, while Dusit Group presents Seaspire in its own project portfolio. A Thai company-data service also lists Dusit High Tower Co., Ltd. as an active residential real-estate company registered in 2012. For a buyer, this is the useful distinction: there is a named project company behind the development, not merely a sales brand.

The location is the clearest part of the proposition. Seaspire sits on Jomtien Beach Road in Nong Prue, with public project records and map listings using the address 899, Nong Prue, Muang Pattaya, Bang Lamung District, Chon Buri 20150. Sources describe the site as beachfront or only a short distance from Jomtien Beach, although quoted distances vary from roughly 25 to 115 metres. Rather than pretending one of those marketing measurements is exact, the practical point is simpler: the building is on the beachfront road and belongs to the active central Jomtien strip. That is convenient for the promenade and daily beach access, while also exposing residents to a busier tourism environment than a quieter inland condominium.

The scheme is large but not sprawling: 451 residences in a 49-storey main tower, with separate parking infrastructure and a substantial shared-facility programme. The project material credits A35 Architect Co., Ltd. as architect. The apartment mix is deliberately narrow — studios, one-bedroom and two-bedroom layouts — which makes the building easy to understand as a product. It also sets a clear limit. A buyer looking for a three- or four-bedroom family residence is not seeing evidence of that product here, while a buyer focused on compact sea-side units has several size bands to compare.

Published plans put studios around 29.9–31.3 sqm, one-bedroom units roughly between 38 and 54 sqm, and two-bedroom units around 66.7–77.2 sqm. Live listings in August 2026 show very similar real-world stock: studios just under or around 30 sqm, one-bedroom apartments from the high-30s into the high-40s, and two-bedroom units around 67–77 sqm. That consistency is useful because it links the project brochure to units actually being marketed. Pricing, however, is not uniform within each bedroom category. Floor, aspect, view and ownership quota can change the asking price materially, so unit-by-unit comparison matters more than a single project-wide average.

Amenities are stacked through the tower rather than concentrated in one podium. The first floor is planned with the main lobby, a bar and a large pool. The 22nd floor adds residents' pools, a children's pool, garden, sauna and separate onsen areas; the 23rd floor carries the gym, kids' club, games room, co-working area and meeting room. Higher up, the programme includes a sky pool with rooftop bar and lounge on the 47th floor, a sky garden on the 48th and a sky gym on the 49th. This gives the upper building genuine communal functions, not just view corridors, but it also makes lift performance and long-term common-area management unusually important.

Foreign ownership needs to be read at unit level. Thai law allows qualifying foreign buyers to own condominium units freehold within the statutory 49% foreign-ownership ceiling for the building. Seaspire's sales material says foreign quota is available, and DDproperty describes the development tenure as freehold. Those are encouraging signals, but they are not enough to treat every listing as foreign freehold. Before contract, the buyer should have the exact unit number, quota status and intended transfer form documented. If a selected unit sits outside the available foreign quota, any leasehold or other contractual alternative should be reviewed as a different legal position rather than treated as equivalent.

The foreign-quota payment schedule published on the project sales site is straightforward: THB 100,000 reservation, 25% on contract within 30 days, another 25% over 36 months, and 50% on ownership transfer. That means half of the purchase price is due before transfer, so construction progress and contract protections matter. The project is already in the construction phase, Dusit Group marks it as EIA approved, and a June 30, 2026 construction update is publicly referenced by a Pattaya broker. Completion dates are not perfectly aligned across portals: the stronger specific to the project sources point to early 2029 or January 2029, while DDproperty and several listing sites still display 2028.

Current asking prices should be treated as a moving inventory snapshot, not a permanent 'from' price. The lowest active listing found during this pass was THB 4,477,375 for a roughly 30 sqm studio on PropertyHub, moved on August 11, 2026. DDproperty had live stock from roughly THB 4.7 million, while one- and two-bedroom homes were materially higher. The low end may reflect a particular floor, quota or sales channel. A serious comparison should therefore put unit number, floor, size, view, ownership quota, payment stage and total price on one sheet before deciding whether a cheaper listing is actually the better purchase.

Ownership format

Foreign buyers can hold condominium freehold within the statutory 49% foreign quota for the building; the project sales site states that foreign quota is available. Quota must still be confirmed for the exact unit before contract. If quota is unavailable, any leasehold alternative should be reviewed separately as a different legal position.
