A buyer can inspect the same lifts, parking, lobby and leisure areas that existing owners use every day. The smaller scale does not guarantee better management, but it makes deferred maintenance and management quality harder to hide.

Rooftop value

Two elevated pools and upper-level leisure space give residents access to wider views even when an apartment itself faces the city, hillside or neighbouring buildings. That is a genuine lifestyle advantage, but it also makes rooftop maintenance part of the due-diligence story. Pool decks, waterproofing and lift reliability deserve attention in a building completed in 2017.

Resale evidence

The building has enough resale activity to show how much individual apartments can diverge. Current listings span compact studios, larger one-bedroom homes and two-bedroom units with different floors, views and title categories. Buyers can compare real stock, yet they should avoid assuming that one portal's unit type or stated area perfectly matches the registered title.

Title before price

The lowest asking price in the building is not automatically the lowest price available to a foreign buyer. The current THB 1.49M studio is advertised under Thai ownership, while other units are marketed within foreign quota. For a foreign purchaser, title eligibility comes first; only after that filter does a price comparison become meaningful.

The Point Pratumnak is best approached as an established resale building rather than as a development story. It has been occupied for years, units have changed hands, and a buyer can inspect the actual apartment, common areas and building management instead of relying on launch material. The strongest cross-source consensus identifies a single tower with 119 units, completed in December 2017 and developed by Platinum Property Group. That scale matters. This is not one of Pattaya's very large resort compounds with several buildings, hundreds of shared facilities and multiple construction phases. The trade-off is a simpler asset to understand: one building, a relatively small residential population and a resale market where individual units can differ sharply in renovation, view, furnishing and title status. The building is old enough for maintenance quality to be visible, which is useful. A serious inspection should therefore cover the apartment and the condominium juristic person's records, not just the rooftop view and interior furniture.

What makes the building distinctive is how much of its shared amenity value sits above street level. Multiple project profiles describe two elevated swimming pools, a gym, roof or sky-lounge areas, sauna or jacuzzi facilities, a reception lobby, controlled access, CCTV, security and multi-level parking. The gym and one pool are repeatedly associated with the ninth floor, while another pool occupies the upper roof area. That arrangement means a buyer does not need a sea-facing apartment to enjoy some of the building's wider views. It also puts more responsibility on maintenance: exposed pool decks, waterproofing, lifts and rooftop equipment age differently from a simple ground-floor amenity set. Current building profiles commonly cite a CAM fee of about THB 40 per sqm per month. Treat that figure as a reference point and ask for the current juristic-person statement, sinking-fund position and any planned major works before transfer.

The location is on Pratumnak Hill around Kasetsin 2 Alley and Soi Ratchawarun, in Nong Prue, Bang Lamung. Coordinates published by a Thai project review place the building at roughly 12.921439, 100.864104. The practical advantage of this part of Pratumnak is not that every destination is on the doorstep; it is the balance between a quieter hill neighbourhood and relatively direct access to South Pattaya, Bali Hai and the central city. Buyers who enjoy walking should still inspect the route in person because gradients, heat and traffic make a map distance feel different on the ground. The exact apartment orientation matters as much as the neighbourhood label. Nearby towers, the Royal Cliff side, tennis courts, hillside and bay create very different outlooks depending on floor and direction, so a claimed 'sea view' should be judged from inside the actual unit rather than inferred from the building's location.

The original unit mix was broader than today's listing pages suggest. Historical project data shows studios around 22.2–29.6 sqm, one-bedroom layouts around 41.8–65 sqm, two-bedroom layouts around 72–95 sqm and very large three-bedroom residences around 203–208 sqm. Current resale advertisements also show exceptions, including studios around 21 sqm and two-bedroom units around 67–70 sqm. That mismatch is useful information rather than something to smooth away. Secondary-market data can reflect actual alterations, different measurement conventions or imperfect portal fields. For a buyer, the registered area on the condominium title and the physical layout take precedence over an old brochure range. Use the historic sizes to understand how the project was originally positioned, then verify the precise area, room count and any alterations for the apartment you are considering.

Pricing is similarly unit-specific. At the start of September 2026, the lowest confirmed public asking price we found is THB 1.49M for a compact studio of roughly 21 sqm. The crucial detail is that the listing is marked as Thai ownership. Other recent listings in the same building explicitly show foreign quota, so the lowest advertised price should not be treated as the lowest foreign-buyer's entry point. A foreign purchaser should first filter for title eligibility and remaining foreign quota, then compare price, floor, view, fit-out and condition. Thailand's government guidance continues to cap foreign condominium ownership at 49% of the total unit area in a registered condominium building, and the juristic person must provide the relevant confirmation for transfer. In practical terms, The Point can suit a buyer who wants a compact completed building on Pratumnak, but the quality of the purchase will depend far more on the chosen unit and clean transfer documents than on the project name alone.

There is one research issue worth keeping visible. Most current specialist sources identify Platinum Property Group and a December 2017 completion, and that conclusion is also consistent with the developer's wider Pratumnak portfolio. DDproperty and some older Thai pages instead name Pratumnak Property Group and show 2016. Floor counting has a similar wrinkle: the mainstream structured databases say 15 floors, while a detailed local profile describes amenity and observation levels above that count. We keep the 15-floor figure because it is the clear consensus, but we do not pretend the conflicting references do not exist. For a buyer, neither discrepancy is a reason to reject the building on its own. It is a reason to rely on registered unit documents, juristic-person records and the physical building when finalising the deal, rather than treating any single portal as authoritative.

Ownership format

A foreign buyer may hold a condominium unit freehold within the building's foreign ownership quota, capped by Thai law at 49% of the total unit area. Resale listings at The Point Pratumnak show both foreign-quota and Thai-title units, so the title route must be checked for the exact apartment and confirmed by the condominium juristic person before transfer.
