The condominium component comprises Buildings A and B, both commonly described as 12 storeys. Most major property databases state 795 units and completion in June 1986. The two blocks can be identified separately on mapping data. The wider name Jomtien Condotel and Village is also used for a broader compound that includes villas and houses, which explains why some portals mix condo and landed-property listings under one project profile. This dossier is limited to the condominium buildings. Villa prices, land areas and landed-home layouts are excluded from the unit mix and entry-price discussion.

The location is one of the project's clearest practical advantages. The compound connects toward Dongtan Beach through its internal grounds, while vehicle access is from the Thappraya Road side. This part of Jomtien is already mature: restaurants, everyday services and public transport are present rather than dependent on future development. The setting is also different from a new high-rise directly on a busy beachfront road. The towers sit inside an older landscaped compound, so the experience is more residential than the project name alone may suggest.

Shared facilities repeatedly confirmed across project profiles include a large communal pool, tennis courts, fitness facilities, parking, lifts, 24-hour security and CCTV. Several sources also show an on-site restaurant, garden areas and a children's zone. With a 1980s condominium, however, the checklist matters less than the current standard of maintenance. Buyers should inspect how the pool, courts, common corridors, lifts, drainage and building services are actually being maintained and what the common fee covers. A facility can exist on paper yet still require capital work, and that can affect both ownership experience and future resale value.

The resale stock is unusually varied in size. Current listings include 36 sqm studios, larger one-bedroom apartments and two-bedroom units above 100 sqm, with some offerings around 151 sqm. Published project profiles also describe larger multi-bedroom layouts. In an older condominium, room labels are not always equivalent to original plans: studios can be partitioned, adjoining units can be combined and renovated units may be marketed under a different bedroom count. The title deed area, unit number, building, floor, registered ownership and foreign-quota status matter more than the portal label.

Age does not make the condominium automatically unattractive; it changes the due-diligence priorities. A new project is mainly judged on construction delivery and developer obligations. Here the buildings already exist, so the more useful questions concern maintenance, the condominium juristic person's finances and any major works ahead. Before buying, request recent owner-meeting minutes, common-fee information, planned capital repairs, confirmation that the seller has no outstanding building charges, and documents matching the physical unit to its registered area. Inspect the less photogenic parts as well: lift lobbies, corridors, risers, façade elements, balcony edges and drainage after heavy rain. Two apartments with a similar view and size can represent very different ownership risks if their building position and maintenance history differ.

Ownership format

A foreign buyer may hold a condominium unit freehold if foreign quota is available; foreign ownership is capped at 49% of the aggregate unit area of the condominium. If quota is unavailable, any leasehold structure needs separate review. For the selected resale unit, confirm quota status, title and the registered owner before funds are committed.

  • The current map/business record and DDProperty use 318/39 Thappraya Road, while 306/74, 310/10 and building-specific variants also appear online. Transaction documents should use the exact address and unit number shown on the selected property's title rather than a portal address.
