The trade-off is a more residential hillside environment with greenery, topography and mountain outlooks rather than dense resort frontage. That makes the project easier to understand when approached from lifestyle backwards: how many people will live here, how much separation is needed between family and guests, whether a basement is genuinely useful, and how much house the owner is prepared to maintain.
Type A is the smallest of the currently published official layouts, although 'small' is relative at this level. It totals 350.9 sqm, made up of 221.1 sqm internally and 129.8 sqm of external built space. Living functions sit downstairs while sleeping areas are separated above, and the main living zone opens directly to the garden. The published design includes a 10-by-3.5-metre private pool. For a family wanting a substantial Phuket home without moving into the near-700-sqm category, this is the most straightforward layout in the current first-party set. It still carries the operating reality of a large detached house: furnishing, cooling, landscaping and pool maintenance need to be budgeted as seriously as the purchase price.
Type B expands to 406.3 sqm in total, with 262.4 sqm internal and 143.9 sqm external. The ground floor combines the principal living space with part of the sleeping accommodation, while the main suite and family room sit above. AYANA's published plan highlights a six-metre-high central volume and a broad opening toward the surrounding hills. The practical difference from Type A is not simply extra square metres. There is more opportunity to separate everyday family life, guests and private retreat spaces, which can matter greatly for permanent residence. A buyer should still inspect the exact plot because view direction, neighbouring villas and the relationship between pool, garden and living room will change how the same layout feels.
Type C is a different scale altogether. Its published total is 691.4 sqm: 362.1 sqm internal, 222.3 sqm external and a 107 sqm basement. The current official specification shows a 60 sqm infinity pool and gives the basement as a flexible area that can be configured for uses such as a gym, wine room or private cinema. Type C is positioned higher within the estate and is designed around mountain and lake outlooks. At this size, buying the plan without buying the right plot would be a mistake. Access gradient, sightlines, privacy, drainage, retaining structures and the future cost of running a large multi-level home become part of the buying decision, not secondary details.
Construction is demonstrably underway rather than just announced. AYANA's May 2026 update said Villa 7 was fully complete, Villa 43 was in final correction work, and Villas 36, 38 and 40 had reached pool tiling. Earlier monthly updates trace the project through piles, retaining walls, structural work, architecture and internal systems across different zones. That pattern tells a buyer more than a single headline completion date: houses are moving on different schedules. A sensible purchase process should therefore focus on the selected villa's contractual delivery date, its current physical stage and the remedies if that date slips, rather than assuming the entire estate will hand over on one day.
The current lower price anchor is THB 26,922,000, supported by recent project inventory and a current listing presented as developer stock. Price comparisons need care because land size, slope position, external built area and individual specification vary widely across the estate. The public construction-linked payment plan begins with a THB 200,000 reservation deposit, then 35%, 25%, 20%, 15% and a final 5% at land registration and villa transfer. That schedule places meaningful capital into the deal before handover, so documentary due diligence is not an afterthought. The buyer should know exactly which land plot is attached to the villa, what construction specification is binding, when each stage payment becomes due, and what happens if the build or transfer is delayed.
Foreign ownership requires especially careful wording. A non-Thai buyer generally cannot hold Thai land directly in their own name. The building itself can be owned separately, while the land is commonly secured through a registered long-term lease; an ordinary lease of immovable property is capped at 30 years for a single term under Thai law.
