The Bandon-Cherngtalay Road location puts the project inside an established everyday area rather than on a remote resort road. Boat Avenue, Porto de Phuket, Laguna services, schools, clinics and restaurants are all part of the surrounding Cherngtalay catchment. That can work well for full-time living, although the exact access road, neighbouring construction and traffic pattern are worth checking in person rather than assuming that every part of Bang Tao feels the same.

Handover needs proof

Public sources disagree on whether the project was already completed in December 2025 or remains under construction with a 2026 handover. That is not a minor editorial mismatch because it affects inspection, payment milestones and when a buyer can actually take possession. The sensible reference point is the physical and legal status of the chosen villa on the inspection date, supported by the seller's current documents.

Land structure matters

Some listings call the tenure freehold and others mention both freehold and leasehold. For a foreign buyer, those labels need to be unpacked because a landed villa and the land beneath it are not the same legal asset. The land title, registered owner and contract structure should be reviewed before treating any marketing tenure label as the answer.

The unit mix is unusually easy to read because there are only five homes. Current inventory sources show four villas around 500 sqm with four bedrooms and one larger 594 sqm villa with five bedrooms. Detailed project descriptions add practical features that matter in daily use: open living and dining areas, equipped kitchens, private gardens, a maid or service area, laundry space and private parking. Type A material describes four bathrooms plus a powder room, while some live listings count that layout as five bathrooms. That difference looks more like a counting convention than proof of a different house, but the signed floor plan for the chosen villa should settle it.

This is an inland Bang Tao / Cherngtalay setting rather than a beachfront site. For everyday living, that distinction can be useful: the project sits in the same broader catchment as Boat Avenue, Porto de Phuket, Laguna services, schools, clinics and restaurants. Buyers prioritising day-to-day convenience may find that more relevant than a literal beach address, while anyone expecting a walk-out beachfront villa should not read the Bang Tao label too broadly.

Construction status is the largest unresolved point in the public record. FazWaz, DDproperty, Thaiger Property and several related project directories describe Salila Sol as completed in December 2025. More recent 2026 sources do not agree: PropertyScout still lists the development as under construction with a 2026 completion year, and Housebook's data verified in late August and displayed in September 2026 gives Q3 2026 and an under-construction status. Other current portals also use 2026 handover language. Because the conflict survives across major sources, the practical question is not which directory is 'right' in general, but whether the specific villa being offered is physically complete, ready for inspection and ready for legal handover.

Pricing is more coherent than the delivery data. MESTO inventory updated on 9 September 2026 and Housebook pricing displayed on 15 September both support THB 41.9M as the current lower anchor for available stock, with the five-bedroom 594 sqm villa shown around THB 48.9M. A few portals still advertise THB 37.9M, while older or alternate listings show THB 39.5M. That is enough variation to avoid calling any one number the permanent project price. A buyer should tie the quote to a villa number, specification and validity date, especially because the five homes are not all priced identically.

The specification behind the price deserves a separate check. Sources consistently support the private pool, garden, kitchen and service areas, but furnishing descriptions are not uniform: a current DDproperty listing calls one villa fully furnished, while other project pages refer more generally to equipped kitchens, built-ins or finished interiors. At this price level, that distinction can move the real acquisition cost materially. Two quotes should therefore be compared line by line for furniture, appliances, air-conditioning, lighting, curtains, sanitaryware, landscaping and any exterior works rather than assuming that the same floor area means the same delivered package.

Published payment schedules are also inconsistent enough that they should not be treated as settled project terms. One group of portals shows 2% on reservation, 28% shortly afterwards and the balance tied to construction milestones. Another shows a THB 300,000 reservation amount followed by a different percentage schedule and 5% at completion. If a particular villa is already finished, an off-plan milestone plan may no longer be relevant; if it is still being built, the relationship between payment and verifiable progress becomes central. The registry therefore does not reproduce a payment schedule as fact. A buyer needs the current payment sheet for the specific villa number and a contract that defines each trigger clearly.

A five-home estate also raises a practical post-handover question: how shared operations will work once the villas are occupied. Project directories repeatedly mention security, CCTV and parking, but I did not find a reliable public document confirming the common fee, the exact management scope, maintenance rules for shared elements or how costs are divided among five owners. That matters even when each house has its own pool and garden, because access, security and any shared infrastructure still need funding and responsibility. The project rules and operating budget are therefore worth reviewing before assuming that ownership costs will resemble another villa estate nearby.

Riva Development is named consistently as the developer across FazWaz, PropertyScout, Home In Phuket, Hipflat and other project directories, so the project brand itself is not difficult to identify. What is less clear is the legal and operating history behind that brand. Several directories show only one Riva Development project, and the public material reviewed did not establish the exact registered company that would sign a sale contract, its completed-project track record, or its relationship to the landowner. That does not by itself indicate a problem, but it changes the due-diligence emphasis. The buyer should match the contract company, registration details, authority to sell the selected villa, payment recipient and land title rather than relying on the brand name shown by portals. If those documents line up, a small developer profile is simply a fact about scale; if they point to different entities, the legal relationship between them needs to be documented before funds move.

Ownership format

Listings use both freehold and leasehold language, but Salila Sol is a landed villa project. For a foreign buyer, a freehold label must not be read as automatic direct ownership of the land: the land title, registered owner and transaction structure need to be checked for the selected villa.
