Why this project is worth a look
Only nine homes
The small scale has a practical effect. Zenithy Luxe should feel more like a compact residential enclave than a large villa estate, with fewer neighbours and less internal traffic simply because there are only nine plots. The trade-off is that the project is not built around a big shared amenity programme; the real value sits in the private house, garden, pool and estate management.
Single-level living
The original Luxe product is single-storey. That can work especially well for families with young children, older relatives or anyone who prefers to keep bedrooms, living areas and the pool on one level. The design also uses land generously: much of the experience is horizontal, spread across indoor rooms, terrace, pool deck, garden and covered parking.
Pasak, not beachfront
This is an inland Bang Tao address rather than a beach-front or walk-to-beach scheme. Most of the area's useful lifestyle points are a short drive away, which can be a strength for full-time living because the immediate setting is more residential. Buyers who define Phuket living by walking directly to the sand should judge the location differently.
A resale market
The developer now marks the project sold out, so there is no single live developer price list governing the 2026 market. Each resale needs to be assessed on its own plot, villa type, finishing, furnishing, maintenance position and land structure. A headline low price is not meaningful if the advertised house does not actually match the original Luxe specification.
Check actual completion
Portal completion labels and the developer's own construction updates do not line up neatly. For a buyer, the answer is property-specific due diligence rather than arguing over one project-wide date: inspect the selected villa, neighbouring plots, common access, utilities, snagging status and handover documents before treating the home as fully settled.
About the project
Zenithy Luxe is a nine-villa private pool development in the Pasak area near Choeng Thale and Bang Tao. The scale matters more than the luxury branding: this is a very small estate, not a resort-style compound with dozens or hundreds of homes. The developer describes three- and four-bedroom villas with total built-up areas of 397–485 sqm on plots of 509–779 sqm. The original concept is single-storey, with high ceilings, large glazed openings and living spaces organised around the pool and garden. For a family, that removes the daily split between upstairs bedrooms and downstairs living; for rental use, it creates the familiar Phuket villa format where the pool deck and covered outdoor areas become a major part of the stay.
The estate is better understood as a set of individual houses sharing one design language than as a heavily standardised housing project. The developer publishes a broad size range, while specialist project catalogues retain the original A, B, C and D layout labels. Three-bedroom variants run from roughly 397 sqm to about 412 sqm, while the four-bedroom Type D is around 485 sqm. Private pools, an integrated Jacuzzi area, two-car covered parking, a study or flexible room, full furnishing, solar equipment and smart-home features appear consistently across project material. The emphasis is therefore inside each private plot rather than on a long list of shared clubhouse facilities.

Pasak 8 works best as a driving location. The developer quotes 2.8 km to Porto de Phuket and Boat Avenue, 3.9 km to Blue Tree, 4.6 km to Bang Tao Beach, 5.6 km to Laguna Golf Course and 8.7 km to United World College Thailand. That is convenient for day-to-day access to restaurants, groceries, schools, sports and the Bang Tao lifestyle zone, but it is not beachfront and should not be presented as a walk-to-the-sand address. The project is consistently tied to Soi Pasak 8. Street numbers vary between portals, however, so the final map pin should be fixed manually against the estate entrance rather than copied from a single listing.
The development status is less straightforward than most portal summaries suggest. Major property platforms describe Zenithy Luxe as completed in December 2025, and 2026 sale and rental listings clearly show individual finished villas in use. Yet Zenithy Development continued publishing construction-progress galleries for the project into at least July 2026, and its current progress page still groups Luxe with projects under construction. The useful buyer conclusion is not that one side is necessarily wrong, but that completion may have happened villa by villa. A resale home can be finished while other plots, snagging or estate works remain active nearby.
Primary developer stock is no longer the main route into the project. Zenithy Development labels Luxe sold out, and in December 2025 the company said the project had achieved its planned sell-out. A 2026 buyer is therefore mainly dealing with resale inventory or isolated private offers, where each listing needs to be matched back to the original Luxe product. That filter matters. One current portal advertises a THB 22M property under the Zenithy Luxe name, but it is described as a 338 sqm two-storey villa, which does not fit the developer's 397–485 sqm single-level Luxe specification and is much closer to the older Zenithy Villas format. We therefore do not use it as the project's price floor. A THB 38M single-storey resale at roughly 412 sqm is much more consistent with the original Luxe typology and is a safer current market anchor.
It is also useful to separate the brand story from the legal entity. A Thai corporate database lists ZENITHY DEVELOPMENT CO., LTD. as an active Phuket company registered in December 2018 for residential building construction. The developer's own site, meanwhile, refers to more than three decades of Phuket property experience. Those statements are not the same thing: the latter describes the team's or business's accumulated experience rather than the age of the registered company. For a transaction, the relevant point is which entity appears in the selected villa's sale, title and payment documents.
Ownership format
For a foreign buyer, the villa structure and the land must be treated separately. A foreign individual can generally own the building, but cannot directly own the underlying land in their own name; a registered long lease of up to 30 years is a common route for the land. Zenithy Luxe listings reference both freehold and leasehold structures, so the exact arrangement for the selected villa must be confirmed against the title, contract and registered landowner.
Home types & sizes
Most of the original Luxe inventory sits within the three-bedroom A, B and C variants. The differences are not just a few square metres; plot shape and room arrangement change between types, so a resale should be matched to its original plan rather than judged only by headline size. The developer's overall land-size range starts at roughly 509 sqm.
The largest original Luxe format. It remains single-storey but provides more internal space and a four-bedroom programme. Specialist catalogues show small discrepancies in the exact Type D area, so the selected villa's plan and registered documents should take precedence over a portal figure.
The developer gives the project-wide range of 397–485 sqm, three to four bedrooms and 509–779 sqm of land. Type-level sizing comes from a specialist layout catalogue; the exact villa should be checked against its original plan and transaction documents.

Location
- Soi Pasak 8 in the Choeng Thale area; the estate sits in an inland residential pocket rather than on the beachfront.
- Developer reference: about 2.8 km to Porto de Phuket and Boat Avenue.
- About 3.9 km to Blue Tree Phuket and 4.6 km to Bang Tao Beach.
- About 5.6 km to Laguna Golf Course and 8.7 km to United World College Thailand.
- Daily life is realistically car- or transport-dependent; walkability to the beach is not a core strength of this address.

Price & purchase terms
- Current price: A current resale anchor as of 30 September 2026 is THB 38M for a single-storey three-bedroom villa of about 412.45 sqm on a plot of about 539.17 sqm. This is a listing-specific asking price, not developer inventory; availability, furniture, land tenure and final terms need to be checked for the exact villa.

Best for: Families looking for a large single-level pool villa without the scale of a major villa compound.; Buyers who value their own plot, pool, garden and interior space more than a large shared clubhouse programme.; Phuket residents who drive and want practical access to Bang Tao, Choeng Thale, shopping, dining and schools.; Resale buyers willing to assess the exact house rather than rely on project-level marketing: condition, furnishing, ongoing costs, land tenure and surrounding completion all matter.; may not suit: Buyers who require beachfront living or genuine everyday walkability to the sand.; Anyone who wants a fully settled estate with no possibility of nearby construction and does not want to verify completion on site.; Foreign buyers who require direct personal freehold ownership of the underlying land; that is not the standard legal route for a villa in Thailand..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Project-wide completion conflicts across sources: major portals show December 2025 completion, while Zenithy Development published Luxe construction progress through July 2026 and still groups the project under construction.
- The developer states a project area of 5,409.14 sqm, while several major portals show about 4,800 sqm. We use the developer figure as the primary reference.
- A THB 22M listing tagged as Zenithy Luxe is described as 338 sqm and two storeys, which does not match the original single-storey 397–485 sqm Luxe product; we exclude it from the price floor unless identity is confirmed.
