Published ceiling height is 2.4 metres. These are space-efficient city apartments, so the quality of the exact layout matters more than the nominal bedroom count: storage, kitchen separation, window orientation and furniture placement can change how a 26 sqm home actually feels.

The most distinctive feature is the building’s documented pet policy. Published rules allow one pet in a unit below 30 sqm and up to two pets in units of 30 sqm or more, with a stated maximum weight of 15 kg per pet. Registration with the condominium juristic person is required, along with a THB 5,000 deposit per pet, and the published rules also refer to health and vaccination documentation. For an owner with a cat or small dog, this is more useful than a vague “pet-friendly” label. The current house rules should still be obtained before purchase because registration procedures and fees can be amended by the juristic person.

Most resident amenities are concentrated on the upper levels. Published plans place the fitness room and co-working area on the eighth floor, while the rooftop has a garden and swimming pool with a separate children’s section. Earlier project material specifies a saltwater pool of about 4.8 by 14.75 metres, two passenger lifts, CCTV and key-card access. The amenity offer is compact rather than resort-like, which fits a 121-unit building but will not suit a buyer looking for a large club-style facility programme.

Parking is one of the clearer trade-offs. CMC lists 42 spaces, or about 34% of the number of residences; independent project reviews round that to 35%. A car-dependent buyer should see how that works in practice during a busy evening rather than treating the ratio as an abstract specification. Published launch-era material also gives a common fee of THB 50 per sqm per month and a one-off sinking fund of THB 200 per sqm. Those figures are useful historical reference points, not a substitute for the latest juristic-person accounts and fee schedule.

The resale market gives a more relevant price picture than the project’s old launch pricing. On 3 October 2026, public listings included one-bedroom units around 26 sqm asking roughly THB 2.1M to THB 2.9M, while two-bedroom units around 44 sqm were asking about THB 4.99M. The THB 2.1M listing sits noticeably below the other one-bedroom asks, so it should be treated as a lower market anchor rather than a project-wide price level. Active rental asks were broadly around THB 14,000–16,000 per month for one-bedroom units and THB 18,000–20,000 for two-bedroom units. Asking rents are not achieved rents and should not be converted into a promised yield.

The location also comes with a straightforward compromise. The building sits inside the Ramkhamhaeng 24 residential and university catchment rather than next to an operating rail station. Ramkhamhaeng University, Assumption University and everyday retail are part of the immediate Hua Mak area, while the operating Hua Mak Airport Rail Link station requires a road connection. The future Ramkhamhaeng station on the eastern MRT Orange Line is under construction; MRTA’s current implementation plan targets operation of the eastern section in January 2028. A 2026 purchase should therefore be assessed on today’s road access and neighbourhood, with the future rail line treated as future infrastructure rather than an existing benefit.

For a resale purchase, the decisive work is at unit level.
