Nammu combines a private plot, four levels, three principal bedrooms, two flexible rooms and a rooftop pool. It offers substantially more separation and private space than a condominium, although the vertical layout will not suit every household.

An operating estate

Laguna Phuket is already a functioning destination rather than a future amenities plan. Hotels, dining, spas, golf and estate services are in place, while the specific owner benefits attached to Nammu still need to be checked against the current sales package.

Beachside, not absolute

The home sits close to Bang Tao Beach, but current product material distinguishes Nammu from the absolute beachfront Oceanus address. That difference matters when a buyer compares scarcity, outlook and pricing across the same branded family.

House-specific timing

Corporate reporting showed the scheme 67% complete at the end of 2025 with an overall December 2026 estimate, while the 2026 AGM referred to completions from Q1 onward. A selected home therefore needs its own handover and snagging timetable.

Tenure needs documents

A landed residence does not inherit the simple foreign-quota logic of a condominium. The land and building rights should be read from the actual contract package before a buyer treats any portal’s “freehold” label as decisive.

About the project

Banyan Tree Beach Residences Nammu is a house product rather than a hotel-style apartment dressed in a residential brand. Banyan Group currently presents it as a four-storey townhome with three bedrooms and a private rooftop pool, set inside the gated Banyan Tree Grand Residences enclave within Laguna Phuket. The naming history matters because older corporate and sales material calls the same scheme Banyan Tree Grand Residences Beach Terraces. Banyan Group’s 2025 annual report explicitly identifies Nammu as the former Beach Terraces product, which removes a common source of confusion with the group’s other nearby addresses. The release history is less tidy. Phase I was described by the developer as 15 homes and sold out, while a further nine homes were released in November 2024 as Phase II. Current portals often continue to show 15 as the project total. Rather than manufacture a combined unit count, this record treats the two releases as phases of the same identity and means the overall current inventory still needs to be confirmed from the developer’s live schedule.

The position is beachside, but buyers should not read that as an absolute beachfront title. The current product material places Nammu beside both the beach and the lagoon inside Laguna Phuket, while the newer Oceanus address in the same Beach Residences family is the one described as sitting directly on the sand. That distinction is useful when comparing asking prices across the Banyan portfolio. Nammu still benefits from the established Bang Tao setting: the home sits within an operating resort estate rather than an isolated construction site, with hotels, dining, spas, Laguna Golf Phuket and the wider Laguna transport and service network around it. For an owner who plans to use the property for long stays, that existing ecosystem can matter more than a short difference in walking distance. For a buyer focused on scarcity or future resale, however, “near the beach” and “absolute beachfront” are not interchangeable attributes, so the page keeps them separate.

The home is organised around vertical separation. The lower level is intended for living, entertaining and flexible use; the second level groups the three bedrooms; the third becomes the main living and dining floor with glazing toward both the coast and the mountains; and the roof is a private outdoor retreat with the pool, an alfresco dining deck and a higher lounging deck. The current 2026 product overview cited by Banyan Group’s appointed sales agency gives 417 sqm of built-up area on plots of roughly 165–210 sqm, with three bedrooms and two multipurpose rooms. Those flexible rooms are more than a brochure detail for a second-home buyer: they can absorb an office, gym, guest use or staff accommodation without sacrificing the three principal bedrooms. Market listings have not all caught up with this specification. Several continue to advertise 468 sqm, and some resales describe a fourth bedroom. The sensible approach is to use 417 sqm and three bedrooms as the current base product description, then verify the drawing and schedule attached to the exact house being purchased.

Nammu’s construction record is a good example of why a corporate filing can be more reliable than a property portal. At 31 December 2025, Banyan Group reported Banyan Tree Grand Residences Beach Terraces at 67% completion, still under construction, with an estimated completion date of December 2026. The 2026 AGM minutes of Laguna Resorts & Hotels then described Nammu as completing from Q1 2026 onwards. Those statements can coexist if individual homes are handed over in stages while the overall development continues through the year. A current appointed-agency page checked at the end of August 2026 still labels the product under development. For a buyer in September 2026, the safer reading is that the project remains under construction during 2026 rather than relying on the September 2024 completion date still carried by FazWaz and several sites that syndicate the same database. A buyer should ask for the handover date, construction status and snagging timetable of the selected residence rather than rely on a project-wide label.

Pricing has moved through several public reference points, but none should be treated as a promise of capital appreciation. The developer launched the additional nine homes in November 2024 from THB 99 million. A later Banyan campaign in 2025 advertised Nammu from THB 110 million, but that offer expired in January 2026. As of 22 September 2026, FazWaz shows sale inventory at roughly THB 114.9 million and above; that figure is useful only as a lower market anchor. At this price level, two homes with the same bedroom count can still be materially different purchases. Plot width, outlook, distance within the row, phase, fit-out, furniture, progress toward handover, ongoing estate charges and the ownership package all matter. The current developer price list is therefore more important than an old launch headline, and any resale should be compared with developer stock on a like-for-like basis before the buyer interprets a discount or premium.

Ownership is the area where a branded name provides the least useful shortcut. Nammu is a landed home, not a registered condominium unit. Thailand’s Department of Lands states the general rule that foreigners cannot acquire land directly, subject to narrow statutory exceptions with specific conditions. Foreign ownership of a building on leased land can be possible, which is why villa transactions are often structured around separate rights in the land and the structure. The public Nammu material reviewed for this dossier does not yet state the exact structure clearly enough to populate a specific to the project ownership field. A current appointed sales agency likewise marks tenure as still being confirmed. That gap should be resolved before a reservation becomes non-refundable: the buyer needs the land title, draft sale and lease documents, registered lease term where applicable, renewal language, transfer mechanics for the building and an explanation of what survives a resale or inheritance. Generic portal labels such as “freehold” are not sufficient evidence for a landed residence.

What Banyan Tree adds is an operating ecosystem and a service layer, not a substitute for those legal documents. Laguna Phuket already functions as a large resort estate, and Banyan Group markets owner services, property management, privileges and access across its hospitality network. The Phase II launch also referred to golf and wider owner programmes. The exact benefits need to be read in the current sales package because memberships and discounts can be conditional, time-limited or tied to a particular release. The same caution applies to rental use. Professional management may make a second home easier to operate, but the public Nammu sources reviewed here do not support a fixed or guaranteed rental return. This makes Nammu most coherent for a buyer who wants substantial private living space, a rooftop pool and the convenience of the Laguna environment near Bang Tao, while accepting that the legal structure, current handover status and house-specific specification deserve more diligence than the brand name alone might suggest.
