130 metres to BTS
BTS Wongwian Yai is roughly 130 metres away. That is more important for daily life than most neighbourhood slogans because the commute can begin on foot rather than with a taxi ride to the station. The project is in Khlong San rather than Sathorn itself, so the value proposition is a west-of-river address with fast rail access toward the core, not a literal Sathorn street address.
Finished, not off-plan
The project is complete and the market now contains ready units for sale. A buyer can inspect the real view, noise, common areas, lift journey, station walk and condition of a specific apartment. For a 2024 completion, those observations matter more than launch visuals. The remaining risks sit mainly in unit-level quality, documents, quota status and pricing rather than whether the towers will be delivered.
Compact urban layouts
The range runs from studios around 24 sqm to two-bedroom configurations of roughly 63–73 sqm. It is a practical spread for singles, couples and smaller households that value transport access and do not want to pay for a large amount of rarely used space. Buyers needing a large family apartment, a dedicated office and generous storage should examine the biggest plans carefully or compare the project with lower-density alternatives.
Amenities up the towers
The pool, onsen, fitness and yoga areas, work spaces, lounges and outdoor decks are distributed across several floors rather than gathered in one ground-level club. That gives the shared facilities more than one role in daily life. The trade-off is scale: more than 800 condominium units and parking provision of about 45% make lift performance, parking rules and peak-time crowding worth testing in person.
About the project
Reference Sathorn–Wongwianyai is a completed high-rise condominium by SC Asset on the Khlong San side of Bangkok, close to BTS Wongwian Yai. The most useful location fact is not the word “Sathorn” in the brand name but the roughly 130-metre walk to the station. That gives residents a straightforward rail connection toward the central business districts without making a car essential for every trip. The property itself is west of the Chao Phraya in Bang Lamphu Lang, Khlong San, so buyers should judge it as a Wongwian Yai / Krung Thon Buri address with convenient access to Sathorn rather than a building physically located inside Sathorn.
The scheme has two residential towers: Tower A rises 32 storeys and Tower B 51 storeys. A small commercial building, Tower C, is part of the same scheme. The project has 819 condominium units in total, made up of 815 residential units and four commercial shops. For a buyer, that number mainly makes the scale clear: this is a substantial urban condominium, not a low-density building, and daily life will include the operational realities of two tall towers and several hundred neighbours.

Construction risk is largely behind the project. The project was completed in 2024, with overall, structural, architectural and building-system progress now shown at 100%. Developer stock and private resale listings are both visible in the market. That shifts due diligence away from promises about what might be delivered and toward the actual unit: condition after handover, floor, orientation, furniture package, title status, foreign-quota availability and recurring ownership costs. Buyers can inspect the real building, common areas and circulation rather than relying on renderings, which is a meaningful advantage for anyone who dislikes off-plan uncertainty.
The unit mix is geared to urban living. The plan set includes studios of about 24.19–26.17 sqm, one-bedroom units around 31.24–31.88 sqm, one-bedroom-plus layouts spanning roughly 30.59–51.80 sqm, and two-bedroom configurations across an overall 63.12–72.85 sqm range. The larger category includes standard two-bedroom plans as well as layouts labelled “Combine Unit” in the brochure. In practical terms, the project covers solo buyers, couples and smaller households well, while the confirmed plan set does not extend into very large 100–150 sqm family apartments. That makes layout efficiency and storage more important than raw room count, particularly in the compact studio and one-bedroom stock.
The amenity programme is unusually vertical rather than concentrated around a single ground-floor clubhouse. Tower A places a pavilion, terrace and play area on the 10th floor, then fitness, yoga and Pilates spaces plus an outdoor deck on the 31st. Tower B carries the main swimming pool on the 50th floor and an onsen with a lounge one level above. Lower levels include work and meeting spaces, while the commercial building has a rooftop garden. The result is a broader set of day-to-day options than a simple pool-and-gym package: residents can work outside the apartment, exercise, use the pool, spend time in quieter lounges or move to outdoor areas without leaving the project.
Scale still brings trade-offs. Parking provision is stated at about 45%, so households that expect a dedicated car space should verify the project’s allocation rules and the rights attached to the specific unit rather than assume one space per apartment. More than eight hundred condominium units across two residential towers also means peak-time use of lifts, lobbies and shared spaces can feel different from a boutique building. The plans provide separate passenger and fireman lifts in both towers, but the best test is a normal weekday visit at the times the buyer would actually leave for work and return home. A long facility list does not automatically answer the everyday circulation question.
Pricing also needs to be read as two overlapping markets. On 30 August 2026, the current market range begins around THB 3.19 million, while remaining developer stock is advertised from THB 3.69 million. Those figures do not have to describe the same apartment. In a completed condominium, developer inventory and owner resales can sit side by side, with differences in floor, view, furnishing, condition and ownership quota. The THB 3.19 million figure is therefore useful as a lower market anchor, not as a promise that any preferred layout is available at that price. Shortlisting should compare actual units and the full transaction cost, not just the headline entry number.
For a foreign purchaser, the critical legal point is the foreign ownership quota rather than a generic “freehold” label in a listing. Thai condominium rules allow qualifying foreign buyers to register freehold ownership only while foreign-held units remain within the statutory 49% ceiling measured by aggregate unit area in the condominium. Public project pages do not show a live quota balance for Reference Sathorn–Wongwianyai. Two otherwise similar apartments may therefore differ in whether a foreign buyer can register freehold title. The juristic person’s quota confirmation and the title documents for the selected unit should be checked before a material payment is made.
Overall, Reference Sathorn–Wongwianyai works best as a completed, transit-led Bangkok condominium rather than as a lifestyle promise built around the Sathorn name. Its case is tangible: BTS Wongwian Yai is close, the building is finished, facilities are operating, there is a broad range of compact to mid-sized layouts, and the resale market is active enough to offer real unit comparisons. The constraints are equally tangible: high project density, parking provision below one space per unit, no public live reading of the foreign quota, and a meaningful spread between individual asking prices. A sensible inspection should compare tower, floor, view, condition and ownership route alongside price.
The project address is Soi Krung Thon Buri 2, Bang Lamphu Lang, Khlong San, Bangkok. Together with the project name, that is a practical locator for maps and taxis. Drivers can head toward Taksin Bridge for Silom and Sathorn, although for many residents the more distinctive transport advantage is still the short walk to BTS Wongwian Yai.

Unit types & sizes
The smallest format in the project. A1–A4 studio plans sit at roughly 24–26 sqm. This can work well for one resident or as a compact Bangkok base, but furniture placement and storage deserve close inspection because a small layout can feel very different depending on how circulation is handled, even when the headline floor area is similar.
A conventional city one-bedroom with a separate sleeping room. The confirmed plan sizes are tightly grouped, so floor, orientation, view, condition and the exact kitchen/storage arrangement can matter more than a few tenths of a square metre. Furnished resale units are present in the market, but fit-out varies by listing and should not be assumed from the layout name alone.
The least uniform category in the plan set. C1–C9 layouts vary materially in size, with the largest version far beyond a typical compact one-bedroom footprint. Buyers should not treat “plus” as a standardised room count. Some plans provide only a modest flexible zone, while others feel much closer to a larger apartment, so the exact drawing matters more than the label.
The largest confirmed residential format. The plan set includes standard D1–D2 plans around 70–73 sqm and D4–D6 layouts labelled Combine Unit at roughly 63–69 sqm. This group is more suitable for a small family or someone needing a separate work room, but the configuration of any combined unit and the as-built condition of the selected apartment should be checked against its specific plan and documents.

One-bedroom-plus and two-bedroom categories contain materially different configurations, so the drawing for the selected unit matters more than the category name alone.
