Why this project is worth a look

Resale, not launch stock

The building is no longer being sold as fresh developer inventory. AP Thailand marks it sold out, so the useful price reference is the live resale market. On 7 October 2026 the indexed market included a 36.51 sqm asking price of THB 6.29M, while fresh early-October listings showed 35–43.5 sqm homes around THB 7.5M. That spread is normal enough to investigate rather than average away: floor, outlook, fit-out, quota, seller motivation and renovation history can create a large difference between superficially similar one-bedroom units.

River outlook, not riverfront

Upper floors and the sky amenities are oriented to views over the Chao Phraya bend, and AP makes the river outlook a central part of the design story. The site itself, however, is not a direct waterfront plot. For a buyer that distinction is important. A particular apartment may have a strong open river aspect, a partial glimpse or a mainly city-facing view. The only reliable way to price that feature is to inspect the exact stack and sightline rather than transfer the project's general river-view positioning to every unit.

A genuine family-size mix

RHYTHM Charoenkrung Pavillion is not limited to compact investor layouts. Its original mix extends into 2-, 3- and 4-bedroom homes, and the common areas were designed with children, study and multi-generation use in mind. Shrewsbury International School Bangkok Riverside sits across Charoen Krung Road, which gives the address a clear practical use case for some families. That does not guarantee rental demand or resale performance, but it does create a more specific owner-occupier audience than a generic central-Bangkok tower.

Parking changes the trade-off

AP advertised 100% parking relative to the residential unit count. The official EIA material is even more specific, describing 422 common car spaces plus five public spaces, alongside motorcycle and bicycle parking, for a 421-unit scheme. That is a meaningful advantage for residents who drive and helps explain why the roughly one-kilometre distance to BTS may be acceptable to some buyers. Before relying on the headline ratio, ask the juristic office how spaces are allocated, whether any are reserved, and how guest parking works in practice.

Operating costs need a fresh statement

Public project databases continue to show a common-area fee of THB 50 per sqm per month and a THB 500 per sqm sinking-fund figure associated with the original development. Those numbers are useful for orientation, but a resale purchase should be based on a current juristic-person statement. The buyer needs the present fee rate, any outstanding balance attached to the unit and any special assessments. The original sinking-fund contribution should not be treated as a new resale charge without checking the transfer documents.

About the project

RHYTHM Charoenkrung Pavillion is a completed 44-storey condominium on Charoen Krung Road in Wat Phraya Krai, close to the Chan Road junction. The residential tower contains 421 units. AP Thailand's official page now marks the project as 100% sold out, so a buyer in 2026 is looking at a resale building rather than remaining developer stock. That distinction matters: the relevant questions are no longer the launch promotion or reservation schedule, but the title and foreign-quota status of a particular unit, its condition, furnishings, juristic-person liabilities and the seller's actual terms.

The public-facing developer brand is AP Thailand, while Thailand's Smart EIA database identifies AP ME 10 Co., Ltd. as the project owner attached to the approved environmental report. AP Thailand also described RHYTHM Charoenkrung Pavillion as its 17th joint-venture project with Mitsubishi Estate Residence. Those names should not be collapsed into one. On a resale purchase, the contracting seller is normally the registered owner of the chosen unit, so brand pedigree is useful context but it does not replace checking the title deed, the seller's authority and the condominium's transfer documents.

The official environmental documentation describes a site of about 7,506.8 sqm, a 44-storey residential building, a separate parking structure, 421 residential units and one commercial unit. AP was already marketing the development as ready to move in on 27 January 2023. Secondary databases are not perfectly aligned on the formal completion date: several show 2022, while FazWaz-family databases use May 2023. The safe conclusion is that the scheme is complete and operating; the precise completion or registration month should be taken from the condominium's own records if it matters to the transaction.

The unit mix is broader than in many newer central Bangkok towers. Original published layouts run from roughly 35 sqm one-bedroom units and 43.5 sqm one-bedroom-plus homes through two-bedroom layouts of about 75.5–128.5 sqm, three-bedroom layouts around 134–159 sqm and four-bedroom homes around 184–228 sqm. That breadth is especially relevant on the resale market because combined and reconfigured units also appear in listings. A bedroom count is therefore not enough to compare value here; the registered area, original plan, alterations, bathrooms, exposure and floor all need to be matched unit by unit.

The amenity strategy is unusually distributed rather than concentrated around a ground-floor pool. AP highlights about 3.5 rai of common-area space, separate study, social and reading pavilions at lower level, and sky facilities across floors 42–44. The 43rd-floor salt-water infinity pool is stated to be 47 metres long and includes a separate children's pool; the upper levels also contain lounge, meeting, play, gym, yoga, steam and sauna spaces. These are meaningful features for owner-occupiers, but a resale buyer should still inspect what is open today, how crowded it feels in real use and whether any rules or charges have changed since launch.

This is not a rail-station-front address. Saphan Taksin BTS is about 1.0–1.1 km away in the sources, while the building sits by Soi Charoen Krung 73 near the Trok Chan intersection. Its location argument is different: Shrewsbury International School Bangkok Riverside is across the road, Asiatique is close by, and Charoen Krung connects into Sathorn and the riverside road network. Buyers who specifically want this school catchment, larger family-sized units, strong parking provision and upper-floor river outlooks may find the trade-off sensible. Buyers whose first priority is a two-minute walk to BTS should compare other addresses before focusing on the building.

Ownership format

A foreign buyer may hold a condominium unit in freehold only while the building remains within Thailand's 49% foreign-ownership quota by aggregate unit area. The selected unit's quota status must be confirmed with the condominium juristic person before transfer; a resale ad describing a unit as freehold does not by itself prove that it can be registered in a foreign buyer's name.

Unit types & sizes

1 bedroom
about 35 sqm
1 bathroom

The smallest original format in the scheme. Resale stock is not perfectly uniform: listings appear around 35–36.5 sqm on different floors, with different outlooks and furnishing levels. Compare registered area, stack, floor and view rather than treating every one-bedroom unit as interchangeable.

1 bedroom plus
about 43.5 sqm
1 bathroom

A larger one-bedroom layout with extra flexible space that can work as a study, storage-heavy zone or secondary room depending on the plan. A 43.5 sqm resale listed on 3 October 2026 was asking THB 7.5M; that is a single live-market example, not a fixed price for the type.

Example asking price: THB 7.5M on 3 Oct 2026
2 bedrooms
about 75.5–128.5 sqm

This is a wide size band, so two-bedroom homes in the project can differ materially in layout and function. Resale listings also show units around 99–103 sqm with varying bathroom configurations. Price comparisons should therefore be plan-to-plan, not bedroom-count to bedroom-count.

3 bedrooms
about 134–159 sqm

A large family-oriented format. In early October 2026, PropertyHub showed an updated 134 sqm asking price of THB 31M. Layouts and bathroom counts vary within the range, so the selected resale should be checked against the floor plan and registered area.

Example asking price: THB 31M for 134 sqm on 5 Oct 2026
4 bedrooms
about 184–228 sqm

The largest original homes in the development. Launch-era sources support a range up to 228 sqm, but current availability is much thinner than for the smaller units. Combined resale apartments can also exceed the original ranges and should not automatically be treated as standard four-bedroom plans.

The ranges above describe the original product mix. Resale stock includes combined or altered homes, so actual registered area, bathroom count, layout and outlook must be checked for the selected unit. Historical developer pricing is not used as a current purchase price. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • The building is on Charoen Krung Road by Soi Charoen Krung 73 in Wat Phraya Krai, Bang Kho Laem, close to the Charoen Krung–Chan Road junction.
  • Shrewsbury International School Bangkok Riverside is across the road, a location fact highlighted directly by AP.
  • Saphan Taksin BTS is roughly 1.0–1.1 km away in project databases and reviews. This is not a station-exit condominium, so the everyday walk or feeder journey should be tested in person.
  • Asiatique The Riverfront is reported at roughly 0.9–1.0 km from the development.
  • Published reviews place the Si Rat Expressway connection at roughly 0.75–0.8 km; access toward Sathorn is road-based and journey time is traffic-sensitive.
  • The scheme is designed to capture Chao Phraya views, but the plot is not directly on the riverbank; the outlook must be verified for the selected stack and floor.

Price & purchase terms

  • Current price: From THB 6.29M among resale listings visible when checked on 7 October 2026. This is a lower asking-price anchor, not a developer price: AP Thailand's official project page states that the development is sold out. The selected unit, condition, title, foreign-quota status and final deal terms need to be verified individually.

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Families for whom walking access to Shrewsbury International School Bangkok Riverside is a real daily requirement rather than a marketing extra.; Owner-occupiers who value substantial common areas, upper-floor recreation and strong parking provision more than immediate BTS adjacency.; Buyers looking for genuine 2-, 3- or 4-bedroom stock in the Charoen Krung area instead of limiting the search to compact new-build investor units.; Foreign buyers who can identify a specific resale unit that is transferable within the foreign freehold quota and obtain the required confirmation from the condominium juristic person.; Buyers who want the possibility of a high-floor Chao Phraya outlook and are prepared to verify the exact stack, floor and sightline rather than buying the project-wide view story.; Residents comfortable using a mix of car, taxi, river transport and BTS instead of requiring the station entrance to be at the building.; may not suit: Buyers who require a condominium within a few minutes' walk of a BTS exit; Saphan Taksin is about a kilometre away.; Someone specifically seeking a true riverfront plot. The building can offer river views, but the land itself is not directly on the Chao Phraya.; Buyers who want a primary-market developer purchase and staged launch payment plan; AP Thailand states that the development is sold out.; Anyone trying to value units from the bedroom label alone. Wide original size bands and combined resales make the exact plan and registered area unusually important..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Sources disagree on the formal completion date: PropertyHub and DDproperty use 2022, FazWaz-family databases use May 2023, while AP was already calling the project ready to move in on 27 January 2023. Use condominium records if the exact date matters to the transaction.
  • Foreign-quota availability changes as ownership transfers. 2026 listings include both foreign-quota and Thai-quota labels, so the selected unit's status must be confirmed by the condominium juristic person before transfer.
  • PropertyHub displays a structural-check status marked safe with a 10 April 2025 date, but the underlying engineering report was not independently reviewed in this research. That label is not a substitute for technical due diligence on the selected unit and common areas.
