Why this project is worth a look
Only 85 homes
One tower and 85 residences create a genuinely understandable scale: fewer neighbours, lighter lift traffic and less competition for amenity space. Launch material also capped a typical residential floor at seven homes. The trade-off is that operating costs are shared by a smaller ownership base, so the current common fee, sinking fund, collection record and juristic-person budget deserve as much attention as the low-density sales pitch.
A real size ladder
The range starts around 32 sqm but extends to family-scale two- and three-bedroom layouts and penthouses. That gives owner-occupiers a credible alternative to the small investor units common in newer Bangkok towers, particularly for households linked to Sathorn or Shrewsbury. Published legacy size bands overlap, however, so the marketing type should never substitute for the registered area, approved plan and room arrangement of the particular unit.
Parking fits the location
The official 100% parking provision is valuable in a neighbourhood where daily journeys often rely on Chan Road, Charoen Krung, Sathorn and Rama III rather than a station at the door. It makes the building workable for car-owning households without pretending that traffic disappears. Confirm allocation, mechanical-parking procedures if applicable, visitor capacity and the treatment of a second vehicle; a nominal ratio does not always mean an exclusive space follows the title.
Elevated river outlook
The pool, fitness space and upper terraces are designed around the Chao Phraya panorama, and selected apartments face the river bend. The building is nevertheless inland, so it should be assessed as an urban view residence rather than waterfront property. Floor, orientation, neighbouring development, solar exposure and traffic noise need to be checked from the chosen home because they influence daily comfort, tenant appeal and resale value.
A finished asset
Buyers can inspect an operating building instead of relying on renders: occupied homes, real corridors, parking, lifts and shared facilities are available for due diligence. They can compare the promised fitted specification with the unit being sold and request management records. The unresolved 20-versus-21-floor count and 2024-versus-2025 completion references are also a reminder to prioritise registered and juristic-person documents over any portal description.
About the project
One Altitude Charoenkrung is a completed, low-density high-rise condominium on Soi Chan 44 in Wat Phraya Krai. It comprises one residential tower, 85 homes and a single commercial unit. That small resident count is more useful than a broad luxury label: the building should feel considerably more private than Bangkok projects with several hundred apartments. This is an urban home serving Charoenkrung, Sathorn and Silom, not a resort residence and not a waterfront building. Some apartments and shared spaces have Chao Phraya views, but the property stands inland on Chan Road; view quality depends on floor, orientation and any present or future obstruction.
The naming can easily cause a research error. The developer's own page calls the project One Altitude, while portals usually add Charoenkrung or spell the district as Charoen Krung. The official page identifies One Altitude Development Co., Ltd. as the project company, with the wider market attributing it to the Altitude Development brand. Beauty Gems participated in the design and positioning, yet the legal product is presented as a conventional freehold condominium rather than a hotel residence with a compulsory rental programme. Altitude Symphony Charoenkrung is a separate nearby development by the same brand; its unit count, facilities and construction data have not been mixed into this record.

Current evidence supports treating the building as complete. DDproperty and FazWaz record completion in December 2024, and recent sale and rental advertisements describe homes as ready to occupy. The developer page, however, still displays a 2025 finish year and a 95% overall progress figure. That appears likely to be a stale construction module, but it remains a genuine source conflict. A buyer should therefore rely on transaction documents rather than a portal status badge: confirm condominium registration, the occupation or building-use documentation, the juristic person's records and the handover history of the chosen residence. A physical inspection can now cover actual lift service, parking operation, common-area upkeep and the precise outlook from the unit.
Floor counts also differ. Several current completed-project profiles show 20 floors, while launch-era reviews and some later portals state 21. The difference may reflect whether a technical or rooftop level is counted, although none of the accessible sources settles that point with a registered building document. The registry uses 20 because it is the recurring figure in current DDproperty and FazWaz records; the alternative remains disclosed. Early specifications also said that a residential floor would contain no more than seven homes. This should reduce corridor and lift traffic, but it does not by itself guarantee quiet living: position relative to lift cores, plant rooms, parking and amenity floors still matters.
The apartment range is broader than a typical one-bedroom-led city tower. Published plans cover one-bedroom homes of 31.68–53.59 sqm and two-bedroom layouts of 59.63–89.02 sqm, followed by substantially larger three-bedroom and penthouse products. Older specifications give an unusually wide 120.82–269.80 sqm band for three-bedroom homes and list a 209.65 sqm penthouse; current advertisements can describe a 209.65 sqm penthouse as a three-bedroom unit. Rather than forcing those labels into a neat catalogue, purchasers should match the listing to the registered area, approved floor plan, title description and actual walls. This is particularly important where an owner has combined rooms, changed a study or fitted staff accommodation.
The original fitted specification included a built-in kitchen with an engineered-stone worktop, hob, extractor, sink and cabinetry, complete bathroom fittings with a shower screen, air-conditioning and a digital door lock. It is a meaningful base specification, but it should not be read as a promise that every current unit is fully furnished. Live listings include individually furnished homes and units with different packages added after handover. At inspection, make a room-by-room inventory, operate appliances and air-conditioning, look for moisture around glazing and wet areas, and distinguish developer-supplied fixtures from removable owner furniture. Anything included in the sale should appear in an attached inventory rather than remain a verbal understanding.
Shared facilities concentrate on elevated leisure space and the river outlook. Across the stronger profiles, the recurring set includes a swimming pool, gym, children's room, resident lounge, private dining area, landscaped garden and rooftop viewpoint. A detailed project description specifies an outdoor saltwater pool of about 25 metres, a children's section and a Jacuzzi, as well as three floor-controlled passenger lifts and one service lift. Sources disagree on the floor numbering for the pool and some lounges, so the registry does not publish a precise vertical stack. Prospective residents should inspect the operational facilities and ask about opening hours, guest access, private-room booking, maintenance closures and rules for renovation contractors.
Parking is a particularly practical differentiator for this location. The official project page states parking for 100% of residences plus four motorcycle spaces, while the detailed DDproperty profile describes 85 car spaces. A nominal one-space-per-home ratio is useful, but allocation rules determine the real experience. Buyers should establish whether a space is attached to the title or assigned by the juristic person, whether an automatic system is involved, how visitor and staff parking is handled and what happens when a household owns two cars. For a resident commuting through Sathorn, Silom or Rama III, dependable parking may matter more than a station claim because the project requires a last-mile connection to rail.
Soi Chan 44 connects Chan Road with the wider Charoenkrung district. Published reference distances place BTS Saphan Taksin at roughly 1.2 km and BTS Surasak at roughly 1.9 km, while Shrewsbury International School Bangkok is only a few hundred metres away. Four Seasons, Capella and Chatrium Riverside sit in the surrounding riverside hotel cluster, and ICONSIAM is reported at around 4 km. The pattern is clear even where routes vary: schools, hotels, dining and the Sathorn business area are close by car, but this is not a station-front condominium. Test the school run and office journey during the hours you will actually travel; short map distances can feel different on the older district's narrower streets.
A river-view label must be verified from the exact apartment. The Chao Phraya bend is visible from selected upper floors and shared terraces, but the tower contains several orientations and lower floors experience the neighbourhood differently. During a viewing, check the outlook at more than one time of day, afternoon heat, traffic noise, night lighting and the development potential of nearby plots. These are not merely lifestyle details. In a boutique building with widely varying unit sizes, floor, orientation, fit-out and view can create a much larger pricing difference than the headline number of bedrooms suggests, and they will shape the tenant pool if the home is bought for rental.
The THB 5.92M entry figure comes from active market listings rather than a uniform developer price list. It is a lower asking-price reference on the verification date, not a representative valuation for the larger residences. The building now carries a mix of remaining stock, resale and individually furnished inventory, so like-for-like comparison should cover tenure, registered area, floor, view, condition, furniture, parking rights and transfer costs. The cheapest advertisement cannot be assumed to qualify for foreign freehold. Foreign quota belongs to the building as a whole and can change as transactions are registered, while an advertisement may be priced for Thai ownership or for a different commercial structure.
For an overseas buyer, the legal route is straightforward in principle but unit-specific in practice. A condominium unit may be registered in foreign freehold only while foreign ownership remains within 49% of the building's aggregate saleable area and the funds and purchaser meet the statutory conditions. Market profiles describe One Altitude Charoenkrung as freehold, yet that does not prove that foreign quota is available for a particular title today. Before reservation, obtain the juristic person's quota letter, a copy of the title deed, confirmation of zero common-fee arrears, the transfer-cost split, sinking-fund and common-fee information, and a written inventory. Those checks matter more in a completed building than a polished launch story because the asset and its operating record can now be examined directly.

Ownership format
The condominium is marketed as freehold. A foreign buyer may register a unit freehold only while the building remains within the foreign quota, capped at 49% of the aggregate saleable area; quota status for the chosen unit must be confirmed before reservation.
Unit types & sizes
The smaller end suits a single resident or couple, while the larger plans offer materially more storage and work-from-home space. Bathroom counts vary by layout. Current inventory is not uniform, so fitted items, owner furniture, aspect and foreign-quota eligibility must be checked against the particular residence.
This category can serve a couple wanting a separate study or a small family. Almost 30 sqm separates the published endpoints, enough to change living-room width, storage, bedroom privacy and secondary service space. Comparing two-bedroom listings by bedroom count or headline price alone would therefore be misleading.
This is the family end of the project and includes sizes that are uncommon in newer central-city stock. The legacy range is unusually wide and overlaps with penthouse descriptions, while live listings add labels such as 3 Bedroom Plus. Obtain the title area and exact plan before making any price comparison.
Launch material presented this size as a four-bedroom home with four or five bathrooms, while some live listings describe a 209.65 sqm penthouse with three bedrooms. That may reflect distinct layouts or later relabelling, but the available sources cannot settle it without the plan. Confirm room count and fit-out through documents and inspection.
The one- to three-bedroom ranges come from the published project line rather than being reconstructed from listings. Legacy categories overlap at the large-unit end, so these cards show the limits of the evidence and do not imply a single current availability matrix.
