Why this project is worth a look
A lease with a clock
The project has a known end date: LPN's own reporting says the 30-year sublease expires on 22 December 2046. A resale purchase does not restart that clock. The buyer needs to understand exactly what right is being assigned, how the assignment works and what term remains. That is the core valuation question before finishes, furniture or even the age of the building.
Transit is the amenity
Soi Phai Singto puts the building next to the Queen Sirikit National Convention Centre MRT area. Sources disagree on the exact walking distance because they use different map points, but they consistently place the station very close to the project. For a resident, this is the feature that is hardest to replicate: direct access to the Rama IV, Asok and Sukhumvit network without depending on a car for every trip.
Only 193 homes
A single eight-storey building is straightforward by Bangkok standards. There are no separate towers or phases to confuse the comparison. That does not automatically make management better, but it does make due diligence simpler: buyers can focus on one building, its common areas, its accounts and the selected unit rather than working out which phase or tower a listing belongs to.
One-bedroom by design
Published plans run from 22.5 to 34.5 sqm and are presented as one-bedroom units. The narrow product range makes the building easy to read: it is aimed at compact urban living, not family-sized accommodation. Buyers who need a second bedroom can dismiss it quickly; singles and couples can instead compare the trade-off between the smaller, cheaper layouts and the relatively roomier 33-34.5 sqm options.
Cheap is not the same as discounted
An active THB 1.99M asking price looks inexpensive for central Khlong Toei, but the lease structure explains why a simple price-per-square-metre comparison can mislead. The more useful comparison is with other finite-tenure properties that have a similar remaining term. A buyer should treat the low entry price as one part of the package, not as proof that the apartment is underpriced.
About the project
Lumpini Place Rama 4 – Ratchadaphisek is a compact low-rise condominium in Khlong Toei, tucked into Soi Phai Singto beside the Queen Sirikit National Convention Centre area. It is a single eight-storey building with 193 homes, so the project feels very different from the large multi-tower developments that dominate much of modern Bangkok. The residential mix is narrow by design: published project plans show one-bedroom layouts from 22.5 to 34.5 sqm. Resale and rental listings are still active in 2026, which matters because this is now a mature secondary-market building rather than a developer-led new launch.
The defining issue is tenure. LPN's own corporate reporting says the residential condominiums were built on land leased from the Crown Property Bureau and were made available for 30-year subleases ending on 22 December 2046. That changes the way the project should be valued. A THB 2 million apartment here is not economically identical to a THB 2 million freehold condominium nearby, even if the size and transport access look similar. The buyer is acquiring rights with a fixed end date, so the remaining term, assignment mechanics and wording of the unit documents deserve at least as much attention as the asking price.

There is a genuine discrepancy around the completion year. LPN's official reports state that construction of the residential condominiums was completed in 2016, and several Thai project databases also use 2016. DDproperty and Hipflat show 2012, while PropertyHub shows 2017. We use 2016 because it comes from the developer's own reporting, but the conflict should not be hidden. For a practical buyer, the building is clearly completed and long occupied; the exact year becomes relevant if it appears in a valuation report, insurance paperwork, technical inspection or seller representation.
The apartment range is unusually simple. A detailed project review lists seven one-bedroom sizes: 22.5, 26, 28.5, 29, 33, 34 and 34.5 sqm. That makes the target resident easy to understand. These are city apartments for one person or a couple who put location above internal space. There is no published two- or three-bedroom family range in the project material we found. Some current portals label the smallest resale units as studios, so buyers should look at the actual plan of a chosen apartment rather than relying only on a listing category.
Common facilities are functional rather than resort-scale. The most detailed Thai project source lists a lobby, mail area, gym, library, children's activity room, garden, roughly 60 parking spaces including tandem parking, two passenger lifts, key-card access, CCTV and 24-hour security. PropertyHub independently supports most of that list. Pool and sauna information is inconsistent across portals, so those are deliberately left out of the confirmed facilities. This is the kind of building where transport, security and everyday usability matter more than an extensive leisure deck.
Location is the durable part of the proposition. The building sits in Soi Phai Singto near Queen Sirikit National Convention Centre MRT, with Rama IV, Asok and the Sukhumvit corridor close at hand. Different platforms measure the station from different points and publish anything from around 100 metres to several hundred metres, but the overall conclusion is consistent: this is a genuinely transit-oriented central Bangkok location. The convention centre, The PARQ and Benjakitti Park are all in the immediate district, giving the area a mix of offices, events, green space and city services rather than a purely residential character.
On 4 October 2026, the lowest active resale asking price we found on a major portal was THB 1.99 million for a 26 sqm one-bedroom unit on the fifth floor, refreshed on 2 October. Other current listings sit around THB 2.05 million and above. Those are asking prices, not verified transaction values. In this project, a buyer also needs to know exactly what lease right the seller holds, how that right is assigned and how much time remains to 22 December 2046. A low headline price can be attractive, but it should not be read as a straightforward discount to nearby freehold stock.
For the right buyer, Lumpini Place Rama 4 – Ratchadaphisek offers a relatively low entry cost into a central, rail-connected part of Bangkok. For the wrong buyer, the fixed lease expiry overwhelms every other advantage. It suits someone who understands the finite tenure and values use of the apartment over a defined period. It is a poor match for someone whose priority is perpetual ownership, long-horizon inheritance planning or a larger family home. The sensible comparison set is therefore other leasehold opportunities with similar remaining terms, not simply every condominium around Rama IV and Asok.
