Lat Phrao MRT sits beside the project and the Blue–Yellow Line interchange is now operational. A buyer can test the commute today instead of paying for a future-infrastructure promise. The same location brings road and rail activity, so floor and orientation matter.
Inspect the reality
Because the building is complete and occupied, management quality is visible. Lifts, corridors, security, parking, gym equipment, pool maintenance and noise can all be checked before committing. For a resale purchase, that evidence is more useful than the original launch brochure.
Real layout choice
The tower ranges from 27 sqm studios through one- and two-bedroom units to duplexes and penthouses. That creates genuine choice across household sizes, but each format belongs in its own comparison set. A low-priced studio should not be used to imply value for a duplex.
No single price
Current public inventory spans a wide range. The lower anchor around THB 3.5M belongs to specific listings, while refreshed one-bedroom and duplex stock is higher. Condition, floor, view, furnishing, tenant status and ownership quota can materially change the economics of an individual unit.
Quota is unit-specific
The building is widely described as freehold, yet foreign freehold depends on available quota at transfer. The condominium juristic person must support that status with documentation. A ‘freehold’ label in an advertisement is therefore a starting point, not the final ownership check.
About the project
Whizdom Avenue Ratchada-Ladprao is a completed high-rise condominium at the Ratchada–Lat Phrao junction in Bangkok. Its most defensible advantage is not a lifestyle slogan but the transport geometry: the building sits beside Lat Phrao MRT, at the connection between the Blue Line and the Yellow Line. Older launch material spoke about the Yellow Line as future infrastructure; that line entered service in 2023, so the interchange is now an operating part of the network. For a resident who commutes by rail, this is a tangible benefit. The trade-off is equally tangible. This is a major road junction, not a quiet residential lane. Buyers sensitive to traffic noise, elevated-rail views or road activity should inspect the exact orientation and floor rather than assume that every unit experiences the location in the same way.
The project itself is straightforward in scale: one tower, 27 storeys and 497 units. The declared land area is 3 rai 42 square wah, with 244 parking spaces, described as 49% parking. That number matters because car access is not the same as rail access. A buyer who needs a vehicle should not infer an assigned bay from the project’s parking count. The condominium rules, whether the selected unit has any parking entitlement, guest parking procedures and current occupancy patterns need to be checked with the condominium juristic person. Technical project descriptions also refer to four passenger lifts and one service lift; in a 497-unit tower, lift condition and peak-hour waiting times are worth testing during a viewing rather than treating the specification as sufficient.

This is an operating building, which changes the due-diligence process. A buyer can see the actual lobby, corridors, lifts, pool deck, gym and management standard instead of relying on architectural renders. Monitoring records continue to be published for the property, supporting the identity and operating status of the building beyond resale advertisements. The precise completion date is less clean. One major database records December 2016, while several others say 2017. Rather than manufacture certainty, this dossier records the project as completed and flags the year discrepancy for anyone who needs the exact handover or registration date for legal or technical review.
The current official specification lists a broad unit range: 27 sqm studios, one-bedroom apartments from 30 to 38 sqm, two-bedroom layouts from 47 to 56 sqm, duplexes at 76–77 sqm and penthouses from 105 to 129 sqm. That breadth is useful because the building does not force every buyer into the same compact format. A single resident can focus on studios or one-bedrooms, while couples and small families have two-bedroom options, and the duplex and penthouse stock serves a different budget. Area alone, however, is a weak proxy for usability. In a completed building, buyers can compare real furniture placement, storage, kitchen depth, window lines and column positions. For duplex units, the staircase and double-height volume can be either a benefit or wasted circulation depending on the exact plan.
The amenity package is substantial on paper and still needs to be judged as an operating asset. The project includes a grand lobby, drop-off, sky infinity-edge pool, fitness centre, sky lounge, terrace, sky garden, library, laundry room, digital door locks, key-card access, 24-hour guards and CCTV. The garden and library are on the fifth floor, while the pool and gym are on the upper level. For a resale buyer in 2026, the useful question is no longer whether these facilities were promised at launch. It is how well they are maintained today, whether any areas have restricted hours or booking rules, how busy they are, and whether the juristic person has adequate funds for repairs. A viewing at both daytime and evening can reveal more than a long amenities list.
Public asking prices show the behaviour of a mature resale market rather than a single developer price list. At the time of this check, the lower public asking level was around THB 3.5 million, and a 28 sqm studio was also listed at THB 3.5 million in August 2026. September inventory shows many recently refreshed studios and one-bedroom units at higher figures, while duplexes sit in a very different bracket. That spread should not be compressed into one ‘market price’. Condition, floor, view, furnishing, tenancy, ownership quota and seller motivation can all change the ask. A sensible comparison starts with several units of the same type and then adjusts only for facts that can actually be verified, rather than relying on a project-wide average.
Ownership is another area where project-level labels can be misleading. Major property databases describe the condominium as freehold, but a foreign buyer does not automatically receive foreign freehold simply because the building is a freehold condominium. Thai law caps foreign ownership at 49% of the aggregate unit area of the condominium. The condominium juristic person must provide evidence of the foreign ownership proportion for registration. In practice, the relevant question is therefore unit-specific: is this unit available within the foreign quota at the time of transfer, and can the seller provide the required documentation? A listing that merely says ‘freehold’ is not enough to answer that question.
The physical address is clear at the road-and-junction level but inconsistent at the house-number level. Official and mapping sources agree on Lat Phrao Road in Chom Phon, Chatuchak, beside Lat Phrao MRT. Independent mapping places the building at approximately 13.805389, 100.574203. Open databases, however, use different numbers, including 30 and 428 Lat Phrao Road, while another source gives a Ratchadaphisek Road address. The public location line in this dossier therefore avoids inventing a house number. For navigation, the project name, Lat Phrao MRT Exit 1 and the coordinates identify the building; for a transaction, the legal address should come from the selected unit’s title and the condominium juristic documents.

Ownership format
The condominium is presented by major project databases as freehold. A foreign buyer can register freehold ownership only within the statutory foreign quota, capped at 49% of the aggregate unit area in the building; quota availability must be confirmed for the selected unit through the condominium juristic person.
Unit types & sizes
The smallest official format. It can suit a single resident who values transport access and a lower entry ticket more than a separate bedroom. Current listings also show studios around 28 sqm, so the title area of the selected unit should be checked.
A practical urban format for one person or a couple. Across the 30–38 sqm range, storage, desk space and kitchen usability can vary materially, so the actual plan matters more than the bedroom label alone.
Suited to a couple, small family or buyer who needs a separate work room. At the lower end of the range, the second bedroom and living area deserve close inspection because compact two-beds can allocate space very differently.
A less common two-level format. Its value depends heavily on the exact plan: stairs, ceiling volume and the split between levels can feel distinctive to one buyer and inefficient to another.
The largest range confirmed on MQDC’s current page. Some secondary databases show different upper limits, so the area of a specific penthouse should come from its unit documents rather than an aggregated project profile.
The current official specification confirms five main size bands. Some secondary project profiles separately identify duplex penthouses around 81.35–82.39 sqm and extend conventional penthouses to 141 sqm. Because the current official unit mix does not show that split, the main cards use the official ranges and retain the discrepancy as a data boundary.
