Inspectable, not promised
Beverly 33 has been operating since 2012, so buyers can judge the real building and the real unit instead of a sales brochure. Construction risk is largely behind it; maintenance, juristic-person finances, renovation quality and major capital works become the more important questions.
A Phrom Phong address
Sukhumvit Soi 33 puts the building close to Phrom Phong BTS, the Em District malls and the daily infrastructure of central Sukhumvit. That is easy for long-stay tenants to understand. The urban setting also makes unit orientation and noise worth checking in person rather than assuming every apartment has the same living environment.
Useful unit sizes
The resale stock includes one-bedroom layouts of roughly 37–50 sqm and two-bedroom options around 57–70 sqm. That is meaningfully more space than many recent compact launches in the same part of Bangkok, although an older unit may need more spending on bathrooms, kitchens, air-conditioning and built-in furniture.
An active service layer
Aspira currently operates long-stay serviced accommodation in the building, alongside a rooftop pool, gym, steam facilities and resident services. That can make the property easier to use, but a resale buyer should not assume the operator's program transfers with the title. Any management arrangement needs its own contract review.
A visible resale market
Multiple units are actively offered for sale, which makes internal comparison more useful than an old launch price. The current lower anchor is around THB 5.049 million, but value depends on much more than the asking figure: title, foreign quota, condition, arrears, renovation quality and any tenant or management contract can materially change the economics.
About the project
Beverly 33 is a completed condominium on Sukhumvit Soi 33 in Khlong Tan Nuea, Watthana. It is not a new launch and there is no construction timeline to wait for: the building has been operating since 2012, units trade on the resale market, and part of the property is now presented as a long-stay serviced residence under the Aspira brand. That shifts the due-diligence focus. A buyer does not need to underwrite completion risk, but should care much more about the exact unit, the condition of common areas and building systems, the condominium juristic person's finances, and any major works already completed or planned. The project is consistently documented at 99 condominium units. Reliable project and engineering sources describe an eight-storey residential building, while several portals label the rooftop amenity level as a ninth floor; this looks like a counting convention rather than evidence of a different building.
The original developer is identified as O Suites Co., Ltd. Aspira is the current hospitality and long-stay operator associated with Beverly 33, not the developer. That distinction matters on resale. Buying a condominium here means acquiring a specific privately owned unit from its current owner; it does not automatically include a management contract, housekeeping package or rental arrangement with Aspira. Buyers who like the serviced-residence concept should therefore ask a second set of questions after the title review: is the selected unit currently in an operator pool, can a new owner keep or join that arrangement, what fees apply, and who controls pricing, maintenance and tenant handling? The presence of an active operator can be useful, but it is not evidence of guaranteed rental income and it should not be valued as though every unit carries the same operating agreement.

Location is the project's clearest strength. Beverly 33 is at 11/1 Sukhumvit Soi 33 in the Phrom Phong part of central Sukhumvit, close to the Phrom Phong BTS station and the Em District retail cluster. Aspira quotes roughly 350 metres to the station, while property portals commonly show walking routes in the 600–740 metre range. The variation is less important than the underlying geography: this is a dense, highly serviced inner-city neighbourhood with malls, restaurants, offices, supermarkets and fast BTS access. It works well for residents who want to live without relying on a car and it is a location that long-stay tenants can understand immediately. The trade-off is the urban setting itself. Sukhumvit 33 is not a quiet resort enclave, so buyers sensitive to traffic, evening activity or street noise should visit at different times and inspect the orientation of the exact unit.
The unit sizes are relatively generous compared with many newer central-Bangkok developments. Older project material describes one-bedroom units around 40 sqm and two-bedroom units around 57 sqm. Today's operating and resale market is broader: 37–40 sqm units appear frequently, one-bedroom units around 49–50 sqm are common, and current two-bedroom rental stock includes roughly 67–70 sqm layouts. The official Beverly 33 website now markets serviced-suite categories of 37, 40, 50 and 70 sqm. Those current hospitality categories are useful evidence of what exists in the building, but they should not be mistaken for a definitive schedule of every registered condominium unit. For a purchase, the title deed, registered area and actual floor plan of the selected unit take priority over a room label used by an operator or listing agent.
As of 20 September 2026, the lower end of the active resale market is around THB 5.049 million for a one-bedroom unit of roughly 39.7 sqm. Other current listings place 40 sqm units around THB 5.3–5.4 million and 50 sqm one-bedroom units around THB 6.5–6.9 million. These are live secondary-market asks, not a developer price list. Beverly 33 has been completed for more than a decade, so pricing is unit-specific: floor, renovation quality, furniture, outlook, tenant status, seller motivation and title structure can all matter. A buyer comparing two similar units should budget for the physical condition as seriously as the purchase price. In an older completed building, a renovated bathroom, functioning air-conditioning, sound windows, usable built-ins and a well-maintained balcony can be worth more in practice than a small difference in asking price per square metre.
The amenity package fits the building's serviced-residence character. Current operator pages and project sources support a rooftop pool, gym, steam facilities, a golf-practice or putting area, residents' lounge, parking and security, with additional long-stay services such as laundry, Wi-Fi and local transport. Aspira currently positions Beverly 33 for stays of 30 nights or longer. For an owner, however, it is safer to treat these services as features of the current operating environment rather than permanent entitlements attached to every condominium title. Some benefits may be tied to operator-managed accommodation and service details can change. Before purchase, request the current house rules and fee schedule from the condominium juristic person and confirm owner access to amenities, parking arrangements, tenant rules and any restrictions that matter to your intended use.
From a legal-ownership perspective, the project is marketed as freehold condominium property, but a foreign buyer still needs a unit-level quota check. Thai condominium rules cap aggregate foreign ownership at 49% of the total unit area in a registered condominium. The condominium juristic person should issue the quota confirmation required for transfer. That means two otherwise similar resale units in Beverly 33 may not be equally straightforward for a non-Thai purchaser. A listing that simply says 'freehold' is not enough; the buyer needs to know whether that specific title can be registered in their own foreign name at the time of transfer. If the foreign quota is unavailable and a seller proposes a long lease instead, that is a different legal and economic position and should be assessed on its own terms rather than treated as a substitute label for freehold.
The building's age creates both transparency and maintenance risk. On the positive side, Beverly 33 can be inspected as it actually operates. A buyer can see the lobby, lifts, corridors, rooftop facilities, façade and day-to-day management rather than relying on launch visuals. The other side of the equation is that a 2012 building should be reviewed for capital-maintenance needs. Before paying a meaningful deposit, ask for recent juristic-person financial information, the sinking-fund position where available, major-repair history, planned works, arrears attached to the selected unit and the current renovation rules. One public project database lists a common-area fee of THB 45 per sqm per month, but we did not find a current primary juristic-person notice confirming that tariff. Use it only as a preliminary budget assumption until the seller provides a recent invoice or official fee statement.
For investment use, Beverly 33 is better approached as an established resale condominium in a strong long-stay location than as a packaged hotel investment. The Phrom Phong address, practical unit sizes and continuing serviced-residence activity can support rental demand, especially for tenants who value a central base for several months or longer. Yet no public source we reviewed establishes a building-wide guaranteed return or a mandatory management program for all owners. The underwriting should therefore start with the actual unit: purchase price, title, achievable rent, vacancy assumption, common charges, maintenance, agency or operator fees and the condition of furniture and appliances. If an operator arrangement is part of the sale story, ask to see the agreement rather than pricing that benefit into the purchase based on branding alone.
The project makes the most sense for a buyer who wants a completed, inspectable central-Bangkok asset and is comfortable doing resale due diligence. Its location is easy to understand, one-bedroom sizes are larger than many modern compact launches, and the building still has an active service layer around it. The same characteristics also explain what has to be checked carefully: the title and foreign quota, the condition of a twelve-plus-year-old unit, the true recurring costs, and the relationship between a private condominium owner and the current Aspira operation. If those pieces are clear, Beverly 33 can be evaluated as a fairly conventional Phrom Phong resale purchase. If they are not, neither the Sukhumvit address nor the serviced-residence branding should be used to paper over uncertainty about ownership, expenses or the rental model.
Ownership format
Individual units are held on condominium title. A foreign buyer can register freehold in their own name only while foreign ownership remains within the statutory 49% quota of the building's aggregate unit area. The condominium juristic person should confirm quota availability for the selected resale unit before transfer. If the quota is full, any leasehold route is a separate contractual structure and should not be treated as equivalent to registered freehold.
Unit types & sizes
The current operator offers a 37 sqm serviced category, while original project material and much of the resale market point to about 40 sqm for the core one-bedroom layout. Listings also appear around 37–39.7 sqm. Room labels vary between hospitality and brokerage channels, so the registered area and actual plan of the selected title matter more than the marketing name.
Around-50-sqm one-bedroom units appear regularly in both sale and rental inventory, and the current operator also markets a 50 sqm suite category. The extra space is useful for a couple or a resident who works from home. On resale, compare renovation quality closely: kitchens, bathrooms, air-conditioning and built-ins can create a meaningful difference in total acquisition cost.
Original project material identifies a two-bedroom layout of about 57 sqm. It is useful evidence of the building’s original unit schedule, although larger two-bedroom units also appear in the current market. For a purchase, rely on the registered area and actual plan of the selected title rather than the historic room label.
Current 2026 rental inventory includes two-bedroom units around 67 sqm, while the official Beverly 33 site markets a 70 sqm two-bedroom serviced category. This is materially larger than the original 57 sqm type. A serviced-room label and a registered condominium configuration are not the same thing, so area, room count and title should be checked against the selected unit’s documents.
Public layout information has broadened as the building's operating model evolved. Original project material points to a core 40 sqm one-bedroom and 57 sqm two-bedroom, while the current operator and resale/rental market also show 37, 50, 67 and 70 sqm units.
