That replaces some construction risk with a different task: checking renovation quality, maintenance records and upcoming capital work.

The verified mix starts at 43 sqm for a one-bedroom and reaches 92.5 sqm for two bedrooms. The range creates materially different living options within the same building, which is more useful for long-term occupancy than a project where most units are near-identical small studios.

Land and Houses publicly named the building in its post-earthquake 2025 inspection programme, and PropertyHub later displayed a safe structural inspection status. It is not a permanent guarantee, but it gives a resale buyer a concrete recent event and documentation trail to investigate.
About the project
The Room BTS Wongwian Yai is best understood as an established resale building rather than a developer launch. Land and Houses completed the project in 2014, and the tower has 201 residential units. That maturity is useful because almost every important buying question can be tested in the real world: how the entrance works at rush hour, what the common areas look like after years of use, how the lifts are maintained, how much road or rail noise reaches a specific floor, whether the swimming pool and rooftop areas are actually pleasant, and how much a particular apartment has aged. The trade-off is equally clear. A resale unit in a twelve-year-old building is no longer a standardized product. Renovation history, air-conditioning equipment, built-in furniture, waterproofing, flooring and previous maintenance can make two apartments with the same stated area very different purchases. Here, the project name sets the location and building context; the actual investment case lives at unit level.
Its location is the easiest part of the proposition to verify. The tower sits on Krung Thon Buri Road beside Wongwian Yai BTS, with mapping sources placing the building at roughly 13.72039, 100.49493. FazWaz describes Exit 2 as the side that brings passengers directly toward the project. That matters more than a long list of nearby landmarks because the transport advantage is already operating today: residents do not need a feeder shuttle or a speculative future station to reach the rail network. For buyers commuting toward the river, Sathorn or Silom, the benefit is repeatable every day. Road access is also straightforward from Krung Thon Buri Road. The only messy detail is the written address. Major portals commonly use No. 44, the government EIA owner record shows the condominium juristic person at 44/1, and some agency databases use No. 78. The coordinates and building identity are consistent, but the legal address on the selected unit’s title should be treated as the final reference.

The unit mix is unusually easy to read: one-bedroom apartments from 43 to 57.5 sqm and two-bedroom apartments from 73 to 92.5 sqm. The sources reviewed do not show a project-wide studio range or a standard three-bedroom line. That makes comparison more meaningful than in a building dominated by near-identical micro-units. A buyer looking at one-bedrooms can be comparing more than fourteen square metres of size difference before even considering floor, view or renovation. The same applies to two-bedrooms. Current resale asking prices also show why size alone is not enough. PropertyHub carried an active 43 sqm one-bedroom at THB 5.799M on 2 October 2026, while an 88.92 sqm two-bedroom was listed at THB 10.5M. Those are asking prices, not registered transactions. They are useful market anchors, but the cheapest listing can easily require more work, have a weaker orientation, or simply reflect a motivated seller. A viewing and document check matter more here than a project-average price.
The common facilities are substantial enough for long-term residents rather than being a token lobby-and-gym package. Across FazWaz, PropertyHub, Home.co.th and older project references, the recurring core is a swimming pool, gym, sauna, rooftop or garden space, reading/library area, meeting space, controlled access, CCTV and round-the-clock security; several sources also mention a children’s pool and an ozone treatment system for the main pool. PropertyHub currently shows a common-area fee of THB 45 per sqm. That figure is a useful budgeting clue, but a resale buyer should ask for the latest juristic-person statement for the exact unit, not rely on a portal. The public sources do not give a dependable current sinking-fund balance, reserve position, schedule of major capital works or a full history of special assessments. In an older condominium, those building-level finances can affect ownership cost more than the brochure list of amenities.
There is also a relatively recent public inspection trail. After the 28 March 2025 earthquake was felt in Bangkok, Land and Houses announced preliminary structural inspections across its condominiums, Mitsubishi Elevator checks for lift systems, and additional inspections by engineering consultants. The Room BTS Wongwianyai was specifically named in the 3–7 April inspection group. PropertyHub later displayed a structural inspection status marked safe with a 10 April 2025 date. That is meaningful evidence, but it should not be turned into a blanket warranty. A sensible resale review would still look at the juristic person’s meeting minutes, maintenance budgets, lift service history, façade and waterproofing works, and any planned major expenditure. The value of the 2025 inspection is that a buyer has a specific event and paper trail to ask about rather than having to start with a generic question about whether an older tower is 'safe'.
Foreign ownership is comparatively straightforward in legal structure because this is a registered condominium, not a land-and-villa arrangement. Thai rules allow qualifying foreign buyers to own condominium units freehold within the foreign ownership ceiling of 49% of the total unit area in the building. The condominium juristic person must confirm the foreign ownership proportion for a transfer. DDproperty labels current units in the building as freehold, but that does not establish that every unit is available to a foreign buyer on every date. Two checks remain separate: the unit must have a valid title, and there must be foreign quota available for the transfer to the intended buyer. If quota is not available, any lease-based alternative should be evaluated on its own contractual terms rather than treated as equivalent to ownership. For a foreign buyer, this quota confirmation belongs near the start of the transaction, not after price negotiation is finished.
The rental market is visible enough to be useful, although asking rents should not be confused with achieved income. On 2 October 2026, PropertyHub showed one-bedroom listings around THB 20,000–21,000 per month for roughly 43.5–50 sqm units, with larger 59 sqm one-bedrooms around THB 30,000–35,000. Two-bedroom asking rents in the same snapshot ranged from roughly THB 34,000–35,000 to THB 50,000 depending on size, floor and presentation. That tells an investor there is active rental stock and more than one tenant price band. It does not provide a defensible yield by itself. Vacancy, agent fees, furnishing, repairs, tax, common fees and the actual negotiated rent all sit outside those listing numbers. The right comparison is therefore unit against unit: purchase price, realistic rent for that exact condition, and expected annual ownership cost.
The remaining uncertainty is mainly technical rather than about what the project is. Public databases disagree on the floor count. FazWaz, Hipflat, Tooktee and the original project disclosure reproduced by Home.co.th describe 29 floors; PropertyHub, DDproperty, PropertyScout and Bangkok CitiSmart use 28. The sources do not explain the counting convention, so there is no honest reason to average or silently choose a middle answer. Address records also vary between 44 and 44/1 Krung Thon Buri Road, while some commercial listings use 78, and a few portals place the building in Khlong Ton Sai instead of Bang Lamphu Lang. None of that changes the physical tower identified by the coordinates and project name, but the selected unit’s title, juristic-person certificate and transfer documents should all line up. For a buyer, the final decision is therefore less about whether The Room BTS Wongwian Yai is a recognizable project — it clearly is — and more about whether one specific resale unit has the right condition, view, ownership route and building records at the agreed price.
Ownership format
Foreign freehold ownership is possible within the building's 49% foreign quota; quota availability and the selected unit's title must be confirmed at the time of transfer. If quota is unavailable, any lease-based alternative depends on the specific offer and contract.
Unit types & sizes
The entry format is still a full one-bedroom rather than a studio. Resale stock spans a meaningful size range, so a 43–48 sqm unit should not be priced or judged the same way as a 53–58 sqm layout with more usable living space.
This is the more flexible family or work-from-home option, with enough range for materially different layouts. Current resale examples often sit in the high-80s to low-90s sqm, where floor, outlook, renovation quality and furniture condition can move the asking price substantially.
