Each unit now has its own renovation history, condition, furniture, tenancy position and ownership status, and those unit-level differences can matter more than the original marketing concept.
The building is modest in scale by current Bangkok standards. Historical project information gives a site area of about 1,904 sqm, one building and 141 units. A smaller scheme can feel less anonymous than a large multi-tower development, but it also makes the condominium juristic person's finances and maintenance record especially relevant. The building is more than a decade old. A buyer should therefore care about reserve funds, arrears, planned repairs and the condition of shared systems, not just whether a pool and gym appear on an amenity list.

Current resale advertisements do not always follow the original typology exactly; for example, some smaller units are marketed with a different bedroom count than the historic project sheet would suggest. This may reflect renovation or simply inconsistent brokerage labelling. The practical response is to inspect the actual floor plan, title-deed area and physical configuration of the selected property rather than assuming that every listing title matches the original plan catalogue.
The building's design was promoted around an open internal atrium and single-sided residential corridors intended to bring more daylight and airflow into common circulation areas. Historic and current profiles place a gym and garden area on the second floor, with a pool and garden on the rooftop. Other repeatedly listed facilities include a library, sauna or steam facilities, children's space, a putting area, parking, two passenger lifts, key-card access, CCTV and 24-hour security. These are useful features, but for a mature condominium their present condition matters more than the launch specification. Equipment, operating hours and service levels may have changed, so they should be checked during a site visit.
The location is the clearest enduring part of the proposition. Sources place the project roughly 0.4–0.6 km from Thong Lo BTS. It sits inside Sukhumvit 34 rather than directly on Sukhumvit Road, giving it a more residential immediate setting while retaining access to the main corridor. Older site reviews also note that parts of the soi are relatively narrow and can have roadside parking. For a rail commuter that may be a minor issue; for a daily driver, the more relevant test is how the approach and exit feel during the hours when the buyer will actually travel.
As of early September 2026, the lower end of visible resale asking prices was around THB 3.4 million for a compact unit, while other homes in the same building were listed substantially higher. The spread is a reminder that the project does not have one meaningful current 'price'. Floor, size, outlook, renovation quality, furniture, tenancy, seller urgency and foreign-quota eligibility all affect value. A low listing should therefore be treated as a market anchor and a reason to investigate, not as proof that the whole condominium trades at that level.
For an international buyer, freehold eligibility is unit-specific. Thai condominium law limits aggregate foreign freehold ownership to 49% of the total condominium area in a registered building. Current resale listings at Tidy Deluxe include units marketed as available within the foreign quota, so foreign-freehold stock does appear on the market, but an advertisement label is not a substitute for the juristic-person confirmation required for transfer. The buyer should verify the title deed, seller identity, debt-free status and the building's foreign ownership certificate before committing funds. If freehold is not available, leasehold is a different contractual structure and should be assessed on its own terms.
The building's age makes physical due diligence central to the purchase. Two apartments with the same nominal area can now have very different replacement needs. Air-conditioning systems, plumbing, bathrooms, waterproofing, electrical work, windows and built-in furniture should be checked as actual assets rather than assumed from the original specification. The same is true outside the unit: lift condition, rooftop waterproofing, pool maintenance, façade work, parking operations and the minutes of recent co-owner meetings can reveal future costs that an asking price alone does not show.
There is also a naming trap worth avoiding. Thonglor 17 Co., Ltd. developed another project called Tidy Thonglor 17. That is a separate condominium in Watthana, with 73 units and a different address in Soi Thonglor 17. Search results and brokerage pages can place the two names close together. This dossier treats only Tidy Deluxe Sukhumvit 34 in Khlong Tan, Khlong Toei as the subject property.

A foreign buyer can hold condominium freehold only if the selected unit can be transferred within the building's available 49% foreign-ownership quota.
