Why this project is worth a look
A campus, not a tower
Fifteen low-rise buildings and roughly 1,500 units create a very different living environment from a single high-rise. The lake, pool and landscaped common areas add breathing room, but building position matters: access to the entrance, facilities, parking and the condition of shared areas can materially change the experience from one block to another.
A relatively low entry price
Resale stock has appeared from roughly THB 1.35-1.49M, well below many newer projects closer to central rail stations. That lower ticket is useful, but it is not automatically a bargain. A cheaper unit may need renovation, sit in a less convenient block, or be unavailable for foreign freehold transfer.
Rail is not at the gate
Wutthakat and Bang Wa matter to the location, but the project is not a true walk-out-to-station condominium. Buyers without a car should test the daily first and last mile rather than relying on a rail-line label. For car users, the Kallapraphruk Road position may make more sense than it does for someone whose first priority is a short walk to BTS or MRT.
You can inspect the reality
Because the project is completed, buyers can inspect the exact building, common areas, noise, parking and view before committing. That removes much of the construction uncertainty of an off-plan purchase. The trade-off is that due diligence shifts toward maintenance history, reserve funding, shared-area condition and the renovation needs of the individual unit.
Phase identity matters
Resale advertisements use phase labels and the related name The Lake Metro Park Sathorn. A marketing name alone is therefore not enough to identify what is being bought. Before paying a deposit, match the building number, registered condominium name, title-deed area and facility rights to the exact unit.

It reads less like a single tower and more like a residential campus. Water and common space are central to the original concept: project material refers to a lake, swimming pool, clubhouse-style areas, fitness facilities, security and landscaped leisure space. That can suit buyers who prefer a more open, horizontal environment, but it also means the day-to-day experience depends heavily on estate management and on where a particular building sits within the wider compound.

The location is best understood as a road-connected west-Bangkok address rather than a rail-front condominium. The project is on Kallapraphruk Road in Bang Wa. Property Perfect's current THE LAKE page positions the Sathorn project around the lake setting, nearby retail and Wutthakat BTS, while older project material mentions a shuttle service to the station. Third-party sources place both Bang Wa and Wutthakat stations several kilometres away. Buyers who expect to commute by train without a car, taxi or shuttle should test the actual door-to-platform journey at the times they normally travel instead of relying on the broad phrase 'near BTS'.
Unit layouts are not perfectly consistent across sources, which is plausible in a development of this size and with multiple buildings or phases. Home.co.th records historical layouts including a roughly 31 sqm one-bedroom, a larger 41-44 sqm one-bedroom format and a 44 sqm two-bedroom plan. Current resale listings also show a 57 sqm two-bedroom unit. The useful takeaway is not to force these into one neat range. Before comparing prices, identify the building, phase, title-deed area and actual plan of the specific unit. Two homes carrying the same project name can differ materially in usable layout, outlook, renovation quality and access to facilities.
Pricing sits in the relatively accessible end of Bangkok's completed condominium market. On 7 October 2026, a DDproperty listing offered a 34 sqm one-bedroom unit at THB 1.35M. Other portals around the same period showed stock from roughly THB 1.49M, while PropertyHub carried a 44.05 sqm one-bedroom at THB 1.89M and a 57 sqm two-bedroom at THB 2.55M. These should not be treated as one project-wide price curve. They are individual resale properties with different owners, sizes, buildings, fit-out and potentially different ownership-quota status. The lowest ask is useful as an entry-level market reference, not as a promise that a comparable foreign-quota unit is available at that figure.
There is also a long-term rental market, although public inventory is thinner and less standardised than sale listings. Specialist rental portals have shown asking rent around THB 8,500 per month for a 32 sqm one-bedroom, while other units are marked as already leased. A single advertised rent is not a project yield. A buyer considering rental income still needs to model the actual acquisition price, furnishing, vacancy, brokerage, common charges, taxes and repairs for the exact unit. In an established project like this, comparable units in the same building and size band are more useful than a generic headline return.
For a foreign buyer, the decisive ownership question is unit-specific. DDproperty lists the project as freehold, but some current marketplace stock is labelled Thai Quota. Thai condominium law allows foreign freehold ownership only while the registered condominium remains within the foreign ownership quota. The condominium juristic person should therefore confirm the quota position for the exact unit before transfer. A project-level 'freehold' label is not the same thing as a guarantee that every resale unit can be registered directly to a foreign purchaser.
There is one identity boundary worth keeping explicit. The name The Lake Metro Park Sathorn appears in the same area and is linked by some databases to the same Property Perfect project page, yet those records sometimes quote 431 units and a 2016 completion date. The main The Lake Kallapraphruk - Wutthakat profiles instead report 1,500 units and usually 2018. We have not merged the 431-unit figure into the project total or treated it as a separate standalone development without phase-level documentation. For a transaction, the registered condominium and building name on the title deed should take precedence over the marketing label used in an online listing.
Ownership format
DDproperty lists the project as freehold. A foreign buyer can take freehold title only while the building remains within Thailand's foreign ownership quota of up to 49% of registered condominium area; quota availability has to be confirmed for the selected unit with the condominium juristic person.

A historical base one-bedroom layout recorded by Home.co.th. It suits a single resident or couple, but on resale stock the condition and fit-out can vary more than the headline size.

A current PropertyHub listing shows a 57 sqm two-bedroom unit. Public sources do not explain whether this belongs to a particular phase or building, so it should not be treated as a standard plan across all 15 blocks.
Public layout data is incomplete and partly inconsistent. Home.co.th records 31 sqm, 41-44 sqm and a 44 sqm two-bedroom plan, while current resale stock also shows two-bedroom units around 57 sqm.
