Why this project is worth a look

Only 20 homes

The small estate creates genuine physical scarcity, but it also makes the resale market thin. One heavily renovated house or one motivated seller can materially shift the visible price range, so project averages are less useful than direct house-to-house comparison.

Exceptionally large houses

The official range runs from 721 to 1,200 sqm on plots of 113–209.1 square wah. That gives a multi-generational household substantial privacy and service space, but it also brings lifts, large mechanical systems, possible pool equipment and maintenance costs that should be priced before purchase.

City rather than suburb

Rama 9 keeps the project within Bangkok's established hospital, school and business network instead of pushing a large-house buyer far into the suburbs. The trade-off is a car-dependent daily routine and, as of October 2026, no operating metro station immediately at the estate.

Completed, not promised

Charn Issara confirms that construction is complete, so the project-level construction risk is largely gone. Due diligence has shifted to the individual asset: physical condition, alterations, title, outstanding charges and the quality of long-term maintenance.

Land drives the structure

For an international buyer, the decisive issue is the underlying land rather than the fit-out. A local freehold description does not remove Thailand's restrictions on foreign land ownership, so the lawful acquisition structure needs to be solved before a deposit or price negotiation.

About the project

Issara Residence Rama 9 is a 20-home gated detached-house estate on Rama 9 Road, Soi 13, in Bang Kapi subdistrict of Huai Khwang. It was developed by Charn Issara Development Public Company Limited and is unusually well documented for a small Bangkok landed project: the developer still maintains a dedicated project page, a 2021 project factsheet survives on the Charn Issara domain, and the company's investor site confirms that construction is complete. That investor page also says one unit remains for direct sale. At the same time, active resale listings are visible on the major portals. A buyer is therefore dealing with an established physical community rather than a launch-stage promise, but the available stock may mix developer inventory and privately owned resales.

The scale of the houses is the first thing that separates this project from ordinary Bangkok gated housing. Official material gives plot sizes of roughly 113 to 209.1 square wah and usable areas from 721 to 1,200 sqm. The homes are three storeys, with internal lifts; private swimming pools were provided on selected plots. The June 2021 factsheet breaks the range into four variants: Asher, Brayden, Cedric I and Cedric II. Asher is shown with five bedrooms and either 853 or 1,200 sqm, Brayden with five bedrooms and 808 sqm, and the two Cedric variants with four bedrooms at 723 and 721 sqm. At this size, the buying decision is not just about bedroom count. The amount of building fabric, mechanical equipment, circulation space and service area materially affects maintenance, staffing and long-term running costs.

The live market already shows why house-level due diligence matters. The lowest current listing we found that fits the project's published plot-size range is a CBRE listing on DDproperty dated 2 October 2026 at THB 160 million. It describes five bedrooms, 802 sqm of usable area and a 130-square-wah plot. Other active offers sit around THB 175–188 million for broadly comparable large houses. The THB 160 million figure is therefore a useful lower asking-price anchor, but it is not a project-wide price. With only 20 homes, a handful of listings can produce a misleading range: renovation quality, exact plot position, private pool, fit-out level, extensions, engineering condition and seller motivation can move value substantially.

It is also essential not to confuse this estate with Issara Residence Rama9–Krungthep Kreetha. The names are very close and both projects come from Charn Issara, but the newer Krungthep Kreetha development is a different 23-residence project on a different site in eastern Bangkok. The older Issara Residence Rama 9 covered here is the estate at Rama 9 Road, Soi 13, Bang Kapi, Huai Khwang, Bangkok 10310. This distinction matters whenever a buyer searches for plans, prices or availability: mixing the two projects can make a dossier look detailed while assigning the wrong specifications to the wrong property.

The location is primarily a road-based city location. Rama 9 Soi 13 feeds into Rama 9 Road, with access toward the Rama 9 business district, Phetchaburi, Ratchada, Thonglor–Ekkamai and the expressway network. Older project marketing highlighted the future Orange Line as a major transport advantage, but it should not be presented as an operating metro connection in October 2026. MRTA's current implementation plan targets January 2028 for service on the eastern section between Thailand Cultural Centre and Min Buri. A future Wat Phraram Kao station may improve the public-transport story, but a buyer today still needs to evaluate the house as a car-oriented address rather than price in a rail service that is not yet open.

The surrounding amenities make more sense for full-time city living than for a tourist or short-stay strategy. PropertyHub places Piyavate Hospital at about 1.3 km, Praram 9 Hospital at roughly 2.4 km and Bangkok Hospital at about 2.6 km. International and private schools, office towers and major shopping centres are distributed across the Rama 9–Ratchada–Thonglor side of the city. For a family, the proposition is clear: gain substantially more private space than a central condominium while remaining inside Bangkok. The trade-off is equally clear. Daily convenience depends heavily on how each household uses a car and on actual traffic at the hours that matter to them.

The common facilities are compact relative to the size of the homes but reasonably well documented. Charn Issara and its investor material describe a clubhouse, fitness room, 25-metre communal pool, separate steam rooms and a private linear garden, supported by access control and 24-hour security. The 2021 CBRE factsheet also listed a meeting room. Historical project terms stated a common fee of THB 190 per square wah per month, paid 24 months in advance, plus a sinking-fund contribution of THB 3,000 per square wah at transfer. Those are useful historical numbers, not a safe assumption for a 2026 resale. The current estate charge, any arrears and the services actually funded by it should be checked against the selected house.

A technical inspection should be proportionate to the asset. A three-storey home of 700–1,200 sqm can contain a private lift, large air-conditioning systems, pool equipment, pumps, extensive glazing and a substantial roof and drainage system. Cosmetic finishes do not answer whether those systems are near the end of a service cycle or whether later modifications were properly documented. Before a deposit, a serious buyer should understand the maintenance history of the lift and pool, the condition of waterproofing and drainage, electrical capacity, water systems, air-conditioning, roof areas and any extensions. If the advertised usable area differs from an archived project plan, the difference should be traced rather than treated as a harmless marketing variation.

Ownership needs a separate legal filter for an international buyer. The 2021 factsheet describes the project land as freehold, and local-market listings also present the homes on a freehold basis. That is straightforward language for a Thai buyer acquiring a detached house and its land. It does not create the same outcome for a foreign individual. Thai law generally restricts direct foreign ownership of land, with narrow statutory exceptions that require specific conditions and approvals. The project material we reviewed does not document a standard foreign-buyer land lease. For a foreign purchaser, title, registered land ownership and the lawful acquisition structure should therefore be resolved before commercial negotiations progress. Nominee arrangements designed to bypass land restrictions are not treated here as an acceptable solution.

The strongest reason to consider Issara Residence Rama 9 is not a promised return or a lifestyle label. It is the combination of very large private houses, a mature 20-plot community and a relatively central Bangkok address. The limited supply can support scarcity, but it also makes market evidence thin. One unusual house can distort the apparent low price, average size or rental benchmark. The sensible comparison is property by property: land area, exact house type, pool, alterations, renovation quality, title, current estate charges and lawful ownership structure. Only after those points are normalised does it make sense to compare the asking price with other large homes in Rama 9, Ekkamai, Krungthep Kreetha or more suburban luxury estates.

Ownership format

The project was marketed as freehold land-and-house ownership. For a foreign buyer, that does not mean ordinary direct ownership of the underlying land: Thai law generally restricts foreign land ownership and permits it only in narrow statutory circumstances. The project sources reviewed do not document a standard foreign-buyer land-lease package, so the selected house requires a title-level check of the land owner and the lawful acquisition structure available to that buyer.

Home types & sizes

Asher — 5 bedrooms
853 or 1,200 sqm

The 21 June 2021 factsheet gives Asher plots of roughly 125–209 square wah with either five or eight parking spaces depending on the variant. It is the largest house type shown in the latest project factsheet we found.

Brayden — 5 bedrooms
808 sqm

The latest project factsheet gives plots of 126–130 square wah and five parking spaces. Older project reviews and some resale listings publish a different usable area, so the selected house should be checked against its own plan and documents.

Cedric I — 4 bedrooms
723 sqm

The CBRE factsheet shows this variant on 113 square wah with four parking spaces. It sits at the smaller end of the project's house range while remaining exceptionally large by ordinary urban-house standards.

Cedric II — 4 bedrooms
721 sqm

The latest factsheet gives Cedric II a 115-square-wah plot and four parking spaces. The headline size is close to Cedric I, but the actual selected house still needs plan-level verification.

The house-type cards use the project factsheet dated 21 June 2021, hosted on the Charn Issara domain and prepared by CBRE. Earlier reviews and some resale listings publish different Asher and Brayden areas, including roughly 764–865 sqm and about 726 sqm. The later factsheet is used as the primary project specification here; the selected house should still be verified against its own documents. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 160M in an active CBRE listing on DDproperty dated 2 October 2026: a five-bedroom house with 802 sqm of usable area on 130 square wah of land. This is the lowest current asking-price anchor we found that also fits the project's official plot-size range; availability, house condition, title documents and the final negotiated price all require a separate check.

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A large household seeking an unusually spacious detached home inside Bangkok rather than in a distant suburb.; A buyer with a budget starting around THB 160 million who is prepared to evaluate each house individually for condition, plot, pool, fit-out and title.; A family comfortable using a car as the primary mode of transport and treating the future Orange Line as an additional prospect rather than an existing amenity.; A Thai buyer, or an international buyer whose lawful and documentable land-and-house ownership structure is resolved before paying a deposit.; A buyer who values a 20-home gated community and accepts the running costs of a very large private residence.; may not suit: A buyer who requires walkable access to an operating metro station today; the nearby Orange Line is not yet open.; A foreign buyer expecting to register the house and underlying land as simply as a condominium unit.; A buyer seeking low and highly predictable running costs; homes above 700 sqm require a separate budget for mechanical systems, cooling, lift maintenance, land and potentially a private pool.; An investor who depends on a large transaction dataset for valuation; with only 20 homes and few active listings, project-level averages are inherently thin..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion timing differs across sources: major property databases label the project as completed in 2021, while the CBRE factsheet dated 21 June 2021 targeted Q1 2022 for whole-project completion. Charn Issara's current investor page confirms only that construction is now complete.
  • Historical house-size data conflicts for some models: earlier reviews show Asher around 764–865 sqm and Brayden around 726 sqm, while the 21 June 2021 factsheet gives Asher at 853/1,200 sqm and Brayden at 808 sqm. The later factsheet is used in the cards, but the selected house needs plan-level verification.
  • PropertyHub shows a THB 110 million listing attached to the project with 1 rai 3 ngan of land, far outside the project's official 113–209.1-square-wah plot range. It is therefore excluded from the project price floor unless its identity can be confirmed.
