An operating estate
Sri Panwa has years of operating history rather than a promise on a brochure. Charn Issara’s corporate record describes the project as a phased development, with hotel operations beginning in 2006. A buyer can therefore inspect the lived reality — roads, shared areas, service standards, security, restaurants and the actual condition of a resale villa — instead of relying on a launch presentation.
Hospitality on site
Residences sit inside a functioning resort environment with dining, bars, beach access, pools, spa, fitness, tennis, concierge service and 24-hour security. That can be a genuine advantage for personal use and managed stays. It should still be verified contractually: owner privileges and recurring charges can vary, and a brand-level amenity list is not a substitute for the agreement attached to the specific property.
A fragmented resale market
Current asking prices under the Sri Panwa name range from roughly THB 25 million to well above THB 200 million. Bedrooms explain only part of that gap. View, plot, phase, age, condition, scale and legal structure all matter, so an average price per square metre can hide more than it reveals.
Title beats the listing
Sri Panwa resales have used both freehold and leasehold structures. For a foreign buyer, that difference is fundamental because the land under a villa is not treated like a condominium unit within the foreign quota. Before paying a reservation or deposit, the useful evidence is the land title and the actual transfer or lease structure for that villa, not a generic ownership label on a portal.
Three products, one brand
Legacy Sri Panwa at Cape Panwa, The Sky Series and Sri Panwa Lagoon are not interchangeable. They have different locations, phases, specifications, timelines and pricing. Any sales pack using the Sri Panwa brand should first be matched to the exact project before its numbers are used for comparison.
About the project
Sri Panwa is not a newly launched villa compound with one master price list and a set of repeatable house types. It is a long-established resort-and-residential estate at the tip of Cape Panwa, and that changes how the property should be assessed. A buyer is usually choosing a specific resale inside a large, phased estate that has evolved as both a hotel and a collection of private residences. Charn Issara’s own corporate history traces the project back to the early 2000s, with hotel operations beginning in 2006 and later phases continuing after that. The common portal label “completed in 2005” is useful shorthand, but it is not a complete description of how Sri Panwa was built and expanded.
The physical address is clear: 88 Moo 8, Sakdidej Road, Vichit, Mueang Phuket, on the southeastern tip of the island. The estate occupies a green, hilly cape overlooking the Andaman Sea. Sri Panwa’s 2025 hotel fact sheet still separates one- and two-bedroom pool villas from larger three- to five-bedroom private residential villas, while the current residence website markets owner access to an operating hospitality ecosystem. That distinction matters. The value of a home here is not captured by floor area alone; view corridor, elevation, privacy, access, villa condition, owner privileges and the legal structure of the land can materially change what two otherwise similar listings are worth.

There is no clean, universally supported “total unit count” for the entire legacy estate. Phuket.Net, FazWaz and several other project databases group Sri Panwa as a 52-unit villa project. Official Sri Panwa materials count the operating resort inventory differently: the 2025 fact sheet lists 28 one-bedroom pool villas, 21 two-bedroom pool villas, 13 private residential villas with three to five bedrooms, plus suites and penthouses. Current residence sales pages also use a 23-unit figure for particular releases. Those numbers can coexist because they are counting different products and phases. For that reason, this dossier does not present one total-unit figure as an uncontested official number for the whole cape.
The resale market is equally non-standard. At the end of September 2026, the lowest live price that could be confirmed was THB 25 million for a one-bedroom villa of roughly 158 sqm, listed on a leasehold basis. Other visible stock included a two-bedroom villa of about 350 sqm at THB 55 million, a three-bedroom villa of 742 sqm at THB 80 million, and much larger homes well above THB 100 million. The spread is not simply a bedroom-count ladder. In Sri Panwa, view, plot, phase, condition, ownership structure, hotel privileges and the exact relationship between the residence and the resort operation can matter as much as nominal size.
Ownership deserves more scrutiny here than a generic project label suggests. Real Sri Panwa transactions have used both freehold and leasehold structures. CBRE’s published case study describes an attempted purchase of a three-bedroom villa with freehold ownership and, later, a five-bedroom resale where the land was leasehold and the buyer pursued a more complex conversion. That is useful because it shows the issue is not theoretical. A foreign individual generally cannot simply register Thai land in their own name, so a listing that says “freehold” or “company ownership” is not enough on its own. The buyer needs to understand who owns the land, what title exists, what exactly is being transferred and which right will be registered at the Land Office.
Sri Panwa’s strongest practical distinction is that it is already a functioning hospitality estate. The residence site lists restaurants and bars, private beach access, leisure pools, a spa, fitness and tennis facilities, concierge services and 24-hour security. For an owner who wants resort services without recreating them independently, that is meaningful. The trade-off is that operating costs and privileges are more property-specific than in a simple detached-villa estate. Current listings show different fee arrangements, and rental-program rights or hotel benefits should not be assumed from the brand name alone. A secondary-market buyer needs the actual owner agreement for the selected villa.
Cape Panwa itself is a lifestyle choice. It is quieter and more secluded than Phuket’s west-coast hubs, which can be exactly the point for a buyer prioritising privacy and water views. It is less suitable for someone who wants to step outside into the daily restaurant-and-retail density of Boat Avenue, Bang Tao or Patong. The residence website gives rough driving references of about nine minutes to Ao Yon, around 25 minutes to Central Phuket and roughly 45 minutes to Phuket International Airport. Those are useful orientation points rather than guaranteed travel times. For day-to-day living, a car is effectively part of the package.
The name creates one final risk of confusion. Charn Issara now uses the Sri Panwa brand across several distinct products. Sri Panwa Lagoon is a separate new development in Choeng Thale / Bang Tao. The Sky Series is a separate four-villa release within the Cape Panwa estate with its own specifications, construction timeline and pricing. This dossier covers the legacy Sri Panwa estate at Cape Panwa and its resale residential stock. Prices, areas and completion dates from Lagoon or The Sky Series should not be blended into it just because the branding overlaps.
Ownership format
Sri Panwa does not have one ownership structure across every resale. Project-specific transactions have included both freehold and leasehold arrangements. A foreign individual generally cannot hold Thai land directly, so the exact structure has to be checked against the title, seller and contracts for the particular villa.
Home types & sizes
The lowest confirmed live price point at the review date: a relatively compact Sri Panwa pool villa. The current DDproperty listing labels this unit as leasehold, so its tenure should not be treated as representative of every villa in the estate.
A materially larger format than the one-bedroom resale and closer to a family resort residence. The unit remains visible on the secondary market; its price and availability are seller-specific rather than part of a developer price list.
