Why this project is worth a look
Only twelve homes
Anann is small at the cluster level: project sources consistently state 12 villas. That does not automatically mean low fees or complete seclusion, because the homes belong to the much larger MIRA Valley environment, but it does limit the number of immediate neighbours within Anann itself. It also makes unit selection more important. Two villas carrying the same house-type name can have very different plot sizes, outlooks, privacy and asking prices, so a buyer should compare actual plots rather than treating the model name as the full product.
Masterplan advantages
The proposition extends well beyond the private house. MIRA Valley is planned with nature trails, a club, sports facilities and a Town Square, which can make a large villa easier to live in than a standalone home with no shared destination around it. The trade-off is dependence on the masterplan: buyers need to know which facilities are already open, which are still planned, who may use them, and what common charges or rules will eventually apply. Those operating details are not fully set out on the public Anann page, so they should be confirmed rather than assumed from lifestyle imagery.
Genuinely large houses
AERIS is published at 735 sqm of built-up area and ASTRA at 891 sqm. Those figures put Anann in the scale of a substantial family residence, not a compact holiday villa. The extra space can support multigenerational living, staff areas, entertaining and long stays, but it also means more air-conditioning, furniture, pool care, landscaping and long-term maintenance. A buyer who intends to occupy the property most of the year may value that scale very differently from an owner who wants a simple lock-up-and-leave base for occasional Phuket trips.
Inland, not beachfront
Ananda lists Bang Tao Beach at about 9 km and Porto de Phuket and Boat Avenue at about 5 km. That immediately defines the lifestyle. Anann is not a walk-to-the-sand product, and day-to-day life is likely to depend on a car. In exchange, the location is positioned closer to schools and the interior of Thalang while remaining within driving distance of Bang Tao and the airport. Buyers who rank beachfront walkability first should look elsewhere; buyers who prioritise space, schools and an inland setting may find the same geography more rational.
Paperwork over headlines
Public information currently disagrees on completion timing, bedroom counts, payment mechanics and ownership wording. The right response is not to choose the most attractive version. At this price level, the selected villa's document pack should control the decision: signed plan, plot identification, construction specification, contractual handover date, milestone payments and legal structure. If those documents differ from a listing or brochure, the contract matters. Anann is therefore a project where disciplined unit-level verification is more important than relying on a generic project page.

Anann Villas is a distinct residential cluster within Ananda Development's MIRA Valley masterplan in Si Sunthon, Thalang. It should not be confused with the neighbouring AREN Villas, which Ananda presents as a separate development. Across the project-level sources, Anann consistently appears as a collection of only 12 private pool villas with two principal house types, AERIS and ASTRA. The most stable specification is their built-up area: 735 sqm for AERIS and 891 sqm for ASTRA. Project profiles generally describe the homes as two-storey villas with private pools. That small unit count is one of the project's defining characteristics, but it sits within a much larger destination, so the experience is not the same as buying into an isolated twelve-home estate.
The wider MIRA Valley setting matters because many of the lifestyle amenities marketed alongside Anann belong to the masterplan rather than to the twelve-villa cluster alone. Ananda describes more than 550 rai of land beside the Kamala hills and the Bang Niew reservoir, with over 100 km of nature trails. Shared facilities are planned around the Sandals and Boots Club and Town Square, including an Olympic-sized pool, café and restaurant, fitness space, steam sauna and ice bath, children's play areas, tennis and padel courts, a multipurpose sports field, and running and cycling routes. Buyers should therefore distinguish between facilities that are private to each villa, facilities dedicated to Anann residents, and facilities that are part of MIRA Valley's broader common environment and operating model.

This is an inland address rather than a beachfront one. Ananda's own location page places Bang Tao Beach at roughly 9 km, Porto de Phuket and Boat Avenue at about 5 km, Blue Tree at around 4 km and the Laguna area at about 8 km. The family-use case is supported by schools: HeadStart International School and Kajonkiet are shown at about 3 km, while British International School is around 10 km away. Phuket International Airport is listed at approximately 25 km, with an indicative drive of under 30 minutes in normal conditions. In practical terms, Anann suits a car-based lifestyle in central-northern Phuket; it is not a project for someone whose priority is walking out of the gate to the beach or Bang Tao's restaurant strip every day.
The official Ananda page currently advertises the project at THB 90-120 million. As of 2 September 2026, that is the cleanest primary-source price anchor, but it should not be read as proof that a specific villa is still available at THB 90 million. Current market listings start around THB 93.68 million, and larger ASTRA listings are materially higher; some individual offers also exceed the upper end of Ananda's headline range depending on plot and configuration. The useful way to budget is therefore villa by villa: obtain the current unit number, land plot, fit-out and furniture specification, ownership structure, taxes and registration costs, then compare the full transaction rather than the headline starting figure.
Construction is underway, while the public completion date is genuinely unsettled. A number of current project profiles still show December 2027, whereas fresher market pages have moved to Q4 or December 2028. The developer's live project page does not publish a completion date at all. December 2027 can therefore be used only as a working public reference, not as a guaranteed handover. For an off-plan purchase, the controlling documents are the selected villa's sale and construction agreements: the buyer needs the contractual delivery date, the permitted extension mechanism, and the remedies or consequences if completion moves again.
The developer is straightforward to identify. Ananda Development is a Thai public property company established in 1999; it became a public company in 2011 and has been listed on the Stock Exchange of Thailand since 2012. That corporate background makes basic counterparty research easier, but it does not remove project-level due diligence. A villa buyer still needs to understand which legal entity is selling the selected home, what title sits under the land, how the building itself is treated, which common-area obligations attach to ownership or lease rights, and which transfer or registration costs are included in the quoted price.
Foreign ownership is the part that deserves the most caution because a villa is not a condominium unit. A non-Thai individual generally cannot own the underlying Thai land directly. Current Anann market materials commonly refer to a leasehold route for foreign purchasers, and one source describes a 30-year land lease with contractual renewal periods. The developer's live project page, however, does not publish a complete legal ownership package, while third-party listings use inconsistent freehold and leasehold wording. For that reason, this dossier does not state a single project-wide ownership form as settled. The relevant questions are the land lease, the legal treatment of the house, registration, inheritance and assignment rights, and the exact wording of any renewal promise. A Thai-company structure should not be treated as a shortcut around foreign land-ownership restrictions.
The same caution applies to the payment plan. One current public schedule shows THB 1 million on reservation, 30% on contract signing, three further 20% instalments linked to construction progress, and 10% on completion. Another live version splits the opening payments into 2% on reservation and 28% on contract, followed by 60% during construction and 10% at handover. The broad commercial idea is similar, but the mechanics are not interchangeable. Before placing a reservation, a buyer should receive the current unit-specific schedule and confirm whether the booking amount is credited against the next instalment, whether any part is refundable, what evidence triggers each construction payment, and how delayed completion affects the timetable.
Bedroom counts are the other material inconsistency in the public record. Some marketing-oriented pages describe AERIS as a four-bedroom home and ASTRA as a five-bedroom home, while FazWaz, Renthai and a number of live unit listings show three and four bedrooms. VillaCarte notes that internal arrangements can be adjusted, which may explain some of the discrepancy, but it is not enough to merge all layouts into one definitive specification. The unit cards below therefore keep only the facts that stay consistent across sources: the AERIS and ASTRA names and their 735 sqm and 891 sqm built-up areas. The actual bedroom count, bathroom count, plot size, furniture package and even the floor arrangement of a particular listing should be checked against the current signed plan for that villa.

Current listings show different plots and more than one internal configuration, while bedroom counts are inconsistent between sources. The 735 sqm built-up figure is therefore a more reliable comparison point than a room count copied from a single listing. The chosen plot, orientation, pool, parking, furniture and signed floor plan should be checked separately.
The larger 891 sqm house type. Live market listings place ASTRA materially above AERIS, and plot sizes vary, so a model-level starting figure is not a substitute for the price of a specific villa. Public sources also disagree between four and five bedrooms. The useful next step is to obtain the approved plan for the exact plot and confirm which rooms, finishes and equipment are actually included in the contract.
The AERIS and ASTRA names and 735 sqm / 891 sqm built-up areas are the most consistent type-level facts. Public sources disagree on bedroom and bathroom counts, showing both 3/4-bedroom and 4/5-bedroom versions, and some individual AERIS listings even describe storeys differently. No single disputed layout is therefore presented here as universal across all plots.
