About the project
1 Tower Pratumnak is a completed high-rise condominium on Pratumnak Hill in south Pattaya. It is not an off-plan launch where the buyer is underwriting construction risk; the building has been operating for years and today's choice is driven mainly by the resale market. The core specifications are consistent across the stronger sources: one building, 20 floors, 218 units and completion in December 2016. That changes the due-diligence process. A buyer can inspect the actual unit, see how the common areas have aged, review the condominium juristic person's current charges and records, and judge management quality rather than relying on promises about what the finished building may eventually become.
The project appears under several names, including 1 Tower Pratumnak, One Tower Pratumnak, One Tower Pratamnak and 1 Tower Pattaya. A Pattaya Mail report from the 2012 launch identifies the scheme as One-Tower Pratumnak Condominium and says it was launched by The One Group Development Co. The 2016 PropertyGuru Thailand Property Awards archive lists One Tower Pratumnak by 1 Group Development. Those contemporary references carry more weight for origin and developer identity than later aggregator records. Some modern directories attribute the building to Montrari Group, while FazWaz, Dot Property, Pattaya Realty and ThinkOfLiving continue to identify One Group Development. The registry therefore uses One Group Development and records the Montrari attribution as an unresolved source discrepancy rather than pretending the conflict does not exist.

The building sits on Soi Phra Tam Nak 4 on Pratumnak Hill, between central Pattaya and Jomtien. The area has a dense mix of condominiums, hotels, local restaurants and everyday services rather than the self-contained feel of a large resort compound. Project sources consistently place One Tower on this street and in the coastal Pratumnak area. Coordinates published by ThinkOfLiving align with independent accommodation listings inside the building. Address databases are less tidy: some use Nong Prue, others Na Kluea, while building numbers appear as 352/428 and 353/69. For that reason the public address is kept at the reliably confirmed project, street, city, district and province level, with a 200-metre geolocation radius instead of presenting one disputed house number as certain.
The original unit programme was broader than today's visible resale inventory suggests. Sales-era sources describe studios of about 29 sqm, one-bedroom apartments around 46–69 sqm, and larger two- and three-bedroom homes around 73–205 sqm. FazWaz and several directories also refer to penthouses and a project-wide size range of roughly 30–213 sqm. In the September 2026 resale market, one-bedroom units around 47–61 sqm appear frequently, with some larger examples. Listing terminology is not perfectly consistent: a roughly 30 sqm unit may be advertised as a one-bedroom, while other agents market a roughly 61 sqm apartment as a two-bedroom. The practical point is simple: the bedroom label on an advertisement is not enough. The physical layout and registered unit plan should be checked for the specific property being purchased.
Pricing is equally unit-specific. PropertyHub showed a group of active sale listings in early September 2026, with the lowest visible asking price at THB 3.6 million for a 57 sqm one-bedroom unit. Other offers on the same page were materially higher even for similar sizes. Floor level, view, renovation quality, furnishing, ownership registration and seller motivation can all change the asking price. Older or less frequently refreshed portals show lower numbers, including historical sub-THB 3 million offers, but those are weaker evidence of what can actually be bought now. The registry therefore uses the fresh THB 3.6 million listing as a market floor reference and explicitly avoids presenting it as a developer starting price or as guaranteed available stock.
Multiple project profiles confirm the main common facilities: swimming pool, gym, sauna, parking, lobby or reception area, key-card access, CCTV and 24-hour security. Older sales material also refers to three lifts, a clubhouse or lounge, gardens, a children's area and service or retail functions. The exact floor description for the pool varies across sources. Some early material places the pool and fitness facilities on the 13th floor, later listings use a 12A floor designation, while other directories simply describe an upper-level or rooftop pool. A buyer does not need to resolve that marketing-label difference in advance; the more useful inspection is whether the facilities are operating, what condition they are in and what the current owners' fees actually cover.
FazWaz currently lists a common-area management fee of THB 40 per sqm per month and an original sinking-fund contribution of THB 500 per sqm. The THB 40 figure is repeated by Pattaya Realty and other project databases. For a resale purchase, these numbers should be treated as reference points rather than a substitute for the condominium's current accounts. A sinking fund is typically established for major future works, while regular fees or special assessments can change through co-owner decisions. Before transfer, the buyer should ask the condominium juristic person for a current fee statement, confirmation that the selected unit has no outstanding common charges, recent meeting minutes and information on any approved major works. In a building approaching its second decade, management discipline and reserves can matter more than the original launch specification.
The ownership structure is one of the reasons condominiums are accessible to foreign buyers in Thailand, but project-level freehold does not mean every resale unit can automatically be transferred to a foreigner. Thai law limits foreign ownership in a registered condominium building to 49% of the aggregate unit area. Current One Tower Pratumnak listings include units described as freehold and others specifically marked as held in a Thai name. The useful question is therefore not whether foreigners can buy in the building in principle, but whether the exact unit can be registered to the intended foreign buyer on the transfer date. That should be supported by a current foreign-quota letter from the condominium juristic person before the buyer commits non-refundable funds.
Because the project is completed, it can be assessed as a real operating building rather than as a brochure. A buyer can view the unit at different times of day, test access and parking, inspect lift traffic, look at the common areas and judge how the immediate street feels in normal Pattaya conditions. The trade-off is age. Two apartments in the same tower may have very different maintenance histories after nearly a decade of private ownership. Air-conditioning, balcony waterproofing, glazing, cabinetry and appliances may have been renewed in one unit and left largely original in another. That does not imply a building-wide defect; it is simply why resale due diligence has to focus on the chosen unit as much as on the project's headline specifications.
There is visible rental activity in the building, including conventional rental listings and individually managed apartments on accommodation platforms. That demonstrates an operating rental market, but it does not prove a particular investment return. Net performance depends on the acquisition price, vacancy, management fees, common charges, electricity and internet, furniture replacement, taxes and the condominium's own rules on short stays. None of those inputs should be guessed from a project profile. This dossier therefore does not publish a yield figure. For an investor, the right next step is to model one specific unit using its actual purchase price and documented costs, then compare that result with realistic achieved rent rather than with a headline promise.

Ownership format
The project is a registered condominium. A particular unit can be transferred to a foreign buyer in freehold if, on the transfer date, it fits within the building's available foreign ownership quota, capped by Thai law at 49% of the aggregate unit area. Public sources do not show the current remaining quota at 1 Tower Pratumnak, so the selected unit should be backed by a current quota confirmation from the condominium juristic person before a deposit is paid. If a unit is outside the available foreign quota, leasehold is a separate contractual structure and should not be assumed by default.
Unit types & sizes
Sales-era material places studios at roughly 29 sqm, while resale listings show examples around 30–32 sqm. Some agents label these compact units as one-bedroom apartments, so the registered floor plan is more reliable than the listing headline.
This is the most visible format in current resale inventory. Asking prices can differ by millions of baht even at similar sizes, so comparisons should include floor, view, renovation, furnishing and registered ownership status rather than floor area alone.
Larger apartments formed part of the original programme and were associated mainly with upper floors. Current listings sometimes describe a roughly 61 sqm unit as a two-bedroom, so buyers of less common layouts should verify the original plan, any later alterations and the registered configuration.
Penthouses appear in several project profiles. The 2012 launch report placed them on floors 17–20 and described private pools. That is a historical specification, so pool provision, area and current condition should be confirmed for the exact unit when one comes to market.
Original project material and current resale listings do not always use the same layout labels, particularly for compact units around 30 sqm and some apartments around 61 sqm. For a transaction, the registered plan, title documents and actual configuration should take precedence over an agent's marketing category.
