Construction updates were still being published in mid-2026, so a buyer entering now is buying into an active construction programme, not a nearly completed resale building. That distinction matters. The staged payment structure can preserve cash during the build, but the contract, unit specification, payment calendar and remedies for delay carry more weight than they would in a finished condominium where the apartment and common areas can already be inspected.
The developer is Siam Oriental Condos; project databases identify the legal developer as The Siam Oriental Trading Co., Ltd. Siam Oriental says it has been operating in Pattaya since 2004 and has concentrated its development activity on Pratumnak, with Oasis presented as its twelfth project. That local history is useful because a prospective buyer can visit completed buildings by the same developer and form a view of maintenance, common-area ageing and day-to-day management rather than relying only on a showroom. It should not be treated as a substitute for due diligence on Oasis itself. A long operating record does not guarantee the December 2027 completion date, the final finish of a particular unit or the contractual outcome if the schedule changes.

Oasis sits in the Pratumnak part of Pattaya, with the address tied to Phratamnak 4 and project profiles placing it between Soi 4 and Soi 5. This is a location for buyers who want access to both central Pattaya and Jomtien without living directly in either of their busiest strips. It is not a beachfront building. Public pages disagree on the precise walking distance to the nearest beach, which is a good reason not to buy the location on the strength of a marketing distance alone. The practical test is simple: map the route from the actual project entrance to the beach, pier, supermarket, school or restaurant you expect to use. Pratumnak is hilly, and a short line on a map can feel different on foot in heat or rain.
The unit mix is broader than the typical low-rise Pattaya launch. The detailed catalogue shows studios at roughly 26.85–36.56 sqm, one-bedroom apartments at 35.06–48.22 sqm, two-bedroom layouts at 42.90–78.43 sqm, three-bedroom apartments at 106.89–118.34 sqm and a four-bedroom format of about 256 sqm. Those ranges are wide enough to make bedroom count a poor shortcut for comparison. A 42.9 sqm two-bedroom and a 78 sqm two-bedroom solve very different problems, and the same applies to the one-bedroom stock. Buyers should compare the actual floor plan, room widths, storage, balcony, outlook and position within the building. For rental use, the layout efficiency may matter more than a small difference in headline price; for long stays, the larger end of each range can materially change livability.
The common facilities have a practical, residential bias. The developer lists two swimming pools, a fitness centre, steam room, Finnish sauna, underground parking, 24-hour security, CCTV and Wi-Fi, while project databases also describe landscaped areas and co-working or meeting space. That combination is relevant for someone staying for months rather than a weekend, because exercise, work and leisure can all happen on site. It also comes with recurring ownership costs. Current project data states a common-area fee of THB 57 per sqm per month and a one-time sinking-fund contribution of THB 700 per sqm. Those figures become more meaningful as apartment size increases, so a buyer of a three- or four-bedroom unit should budget in absolute baht, not assume that condominium fees are negligible.
For finishes, the published specification is more useful than the renders. The Studio Type A sheet specifies vinyl flooring in the living and bedroom area, ceramic tiles in the bathroom and on the balcony, painted walls, a built-in kitchen with a two-burner hob and hood, granite countertop, sink, standard sanitary ware and one wall-mounted air-conditioner. It is a concrete specification for that studio type, not evidence that every apartment from studio to four bedrooms receives an identical package. If furniture, appliance brands, the number of air-conditioning units or a particular finish matters to you, the relevant unit specification should be attached to the contract. A presentation image is not a reliable substitute for the handover schedule.
The live asking price needs to be read together with ownership quota. As of 17 August 2026, FazWaz shows a recently updated 30.5 sqm studio at THB 2.84 million and labels it Foreign Quota. That makes it a useful current lower market anchor for a foreign buyer, but it is not a blanket project price. Stock can move, and floor, outlook, building and quota status can all affect the number. A developer-linked 2024 price sheet also separated Foreign and Thai pricing, with foreign-quota examples carrying a premium. The lesson is not that one quota is always a fixed percentage more expensive; it is that the cheapest number visible on a portal cannot automatically be assumed to be available to a foreign buyer in freehold. Match the price to the exact unit and ownership status first.
For foreign ownership, the legal limit is central to the transaction. Thai condominium law allows foreign buyers to own units in freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area of each condominium building. Oasis does have units marketed as Foreign Quota, but quota must still be confirmed for the selected apartment at the time of reservation and transfer. We did not find a public Oasis-specific leasehold programme, so it would be wrong to present leasehold as an established fallback for every unit. If a preferred apartment is outside the available foreign quota, the next step is to obtain the seller's lawful proposed structure and have the paperwork checked. A Thai nominee company should not be treated as a routine workaround for ownership restrictions.
The published payment structure shows a THB 100,000 reservation deposit, 20% at contract signing, 60% in instalments during construction and 20% at handover. The developer separately advertises interest-free instalments during the construction period. The percentages are easy to understand; the calendar is the part that needs fresh confirmation. Older sales material contains dated instalments, including dates that have already passed by August 2026, so it should not be copied into a new reservation. Ask for the current schedule for the actual unit, how the reservation deposit is credited, what happens if a buyer pays late, and what the contract says about construction delay. Closing costs and transfer charges should also be itemised rather than inferred from an old price list.
Oasis therefore works best as a specific proposition rather than a generic “Pattaya investment condo.” It is a low-rise Pratumnak development with a large spread of apartment sizes, a substantial amenity package and a meaningful wait until the stated completion date. Smaller units can suit a second-home or rental strategy, while the three- and four-bedroom formats move the project into genuine long-stay or family territory and bring much higher ongoing fees in absolute terms. Before comparing projected returns or future resale stories, resolve four concrete points: the exact available unit, foreign-quota status, the handover specification and the current payment schedule. Once those are fixed, Oasis can be compared fairly with completed Pratumnak condominiums and newer Jomtien launches without relying on marketing shorthand.
