Why this project is worth a look
Space is tangible
Resale evidence shows one-bedroom apartments ranging from compact-by-project standards at 65 sqm to much larger 90–104 sqm homes, while project profiles describe even larger two- and three-bedroom layouts. That extra area can materially improve full-time living, home working and storage. It also raises absolute ownership costs: air-conditioning, furnishing, refurbishment and common charges all scale with a larger apartment.
Inspect before buying
This is a completed building, so a buyer can judge the real pool, lift, parking, common areas, access and apartment condition before signing. Construction delivery risk is largely behind the project. The trade-off is that an older condominium needs a different diligence lens: major repair history, building systems, reserve funding, arrears and the quality of juristic management can matter more than any original brochure.
Cosy Beach setting
The building sits on the Pratumnak side of Cosy Beach rather than in the busiest central Pattaya strip. Project pages put the beach roughly 450–700 metres away, although the hill and route matter more than the raw number. For a long-stay buyer, the appeal is the combination of a residential setting, access to local restaurants and relatively quick reach of Pattaya and Jomtien.
Resale choice
Different owners are selling different products inside the same building. A renovated pool-access unit, an older foreign-name apartment and a Thai-quota unit can sit in the market at the same time with very different prices. That is useful for negotiation, but it means the project name alone is not enough to value a purchase. The strongest comparison is unit against unit, with ownership, condition, floor, view and fees considered together.
About the project
Executive Residence 3 is an established low-rise condominium on Pratumnak Hill, in the Cosy Beach area of Pattaya. It is now a resale building rather than a developer-led launch, so the buying process is fundamentally unit-specific. A buyer can inspect the actual corridor, lift, pool, parking, common areas, noise levels and the walk toward the beach before committing. In return, the due-diligence questions are no longer about construction delivery. They are about the selected unit's title, foreign-quota availability, outstanding common charges, renovation quality, building maintenance and the condominium juristic person's current records.
The core project identity is supported by several independent property databases. They consistently connect the project with McInnes Corporation and place it on Rajchawaroon in Pratumnak, with completion in 2011. Seven floors and about 40 units are the most frequently repeated figures. They are not perfectly clean, however. One established local catalogue lists 2013, eight floors and 60 units, while another detailed database contradicts itself by showing 37 units in its overview and 40 in the project details. For this dossier, seven floors, 40 units and 2011 are used as the best-supported project-level figures, but a buyer should still rely on the registered condominium documents for the legal record.

The apartment mix is more varied than the standard project descriptions suggest. One common catalogue set gives 88 sqm for a one-bedroom, 123 sqm for two bedrooms and 147 sqm for three bedrooms. Another detailed project record describes a different pattern: entry one-bedroom units around 75 sqm, larger one-bedroom homes around 84–104 sqm and two-bedroom apartments around 178–185 sqm. Current and recent resale stock reinforces the point. One-bedroom listings have appeared at 65, 75, 76, 84.9, 90 and 104 sqm. In this building, bedroom count is therefore a weak shortcut. The actual registered area, internal plan, number of bathrooms, balcony, floor, outlook and refurbishment level matter much more than the label attached to the listing.
The address puts the building on Rajchawaroon in Pratumnak, close to the Cosy Beach side of the hill rather than on Pattaya's central beachfront. Different project pages quote roughly 450 to 700 metres to the beach, depending on where they measure from and which route they assume. That sounds walkable, but Pratumnak is hilly, so a map distance is not the same thing as an easy daily walk. A physical viewing is useful not only for the apartment but also for the surrounding streets, slope, evening noise and access. Several Executive Residence buildings sit close together in this area, which is another reason to match the viewing unit to the correct title, building and project number rather than relying on the brand name alone.
Resale pricing is dispersed. As checked on 14 September 2026, Thailand-Property showed eight sale units with an asking range starting around THB 4.158M and running to THB 6.7M. Other portals have shown a 65 sqm one-bedroom around THB 4.3–4.39M, an 84.9 sqm unit previously advertised in foreign-name ownership at THB 3.79M, and a renovated 90 sqm pool-level apartment around THB 6.7M. Those figures are not directly comparable. Ownership status, fit-out, floor, view, unit condition and seller motivation can shift the asking price materially. A low headline figure is therefore best treated as a lead to investigate, not as a project-wide price.
For a foreign buyer, the decisive ownership question is whether foreign quota is available for the selected unit at transfer. Thailand's Department of Lands states that foreign ownership in a registered condominium may not exceed 49% of the aggregate floor area of all units. Executive Residence 3 listings include foreign-name, Thai-quota and company-held apartments. That mix is normal in the resale market, but it means the legal route cannot be inferred from the building alone. Before paying a meaningful deposit, the buyer should review the title deed, identify the seller, obtain a current foreign-quota confirmation from the condominium juristic person and check whether common fees or other building charges are outstanding.
The age of the building also changes what good due diligence looks like. A glossy launch brochure matters far less than current juristic-person records, confirmation that the selected unit has no common-fee arrears, the latest fee schedule, reserve-fund information and evidence of how major maintenance has been handled. Recent work on lifts, waterproofing, pumps, pool systems or other shared equipment can be more relevant to future ownership costs than the original completion date. A beautifully renovated apartment should therefore be judged together with the condition and finances of the building around it.
Ownership format
A foreign buyer can register condominium ownership in their own name if foreign quota is available at transfer. Foreign ownership may not exceed 49% of the aggregate floor area of all units in the registered condominium. Listings in this building include foreign-name, Thai-quota and company-held units, so the legal status of the selected apartment should be checked against its title and the condominium juristic person's quota confirmation before funds are committed.
Unit types & sizes
Current resale stock includes 65 sqm one-bedroom, one-bathroom units. In 2026 these have been advertised around THB 4.3–4.39M, with Thai-quota and company-held examples visible, so the ownership structure of one listing should never be assumed for another.
An 84.9 sqm one-bedroom format appears across several marketplaces. One listing was advertised in foreign-name ownership at THB 3.79M, while another market feed places the same size around THB 4.158M. The difference is a useful reminder to verify the live seller, title and current asking price rather than treating an older listing as executable stock.
A fully renovated 90 sqm lower-floor unit with pool access has been marketed around THB 6.7M. It illustrates how strongly refurbishment, position and layout can move the asking price within the same condominium.
Open project data describes large two-bedroom units at roughly 178–185 sqm. Another widely distributed project record quotes 123 sqm for two bedrooms, so this range should not be treated as a universal standard without checking the selected unit's registered plan and title.
A 147 sqm three-bedroom layout is repeated across several project-level records. No fresh unit-specific resale listing with this exact configuration was found in the checked pool, so it should be treated as a project reference rather than current stock.
There is no single reliable public schedule of original layouts. Project databases disagree on standard sizes, and resale stock shows additional areas that do not appear in the basic catalogue. The cards above therefore combine verified resale examples with project-level reference formats rather than claiming to be a complete inventory.
