The building has been operating since 2013, so the buyer can inspect the real common areas, the individual unit and the way the condominium is maintained. The main risk moves away from construction delivery and toward the actual condition, current fees, building records and title of the resale unit.

A compact project

One eight-storey building with 75 units is easier to understand physically than a multi-tower resort complex. That does not guarantee privacy or low running costs, so occupancy, rental use and day-to-day management should still be checked during a viewing.

Broad resale layouts

Legacy project profiles quote roughly 40, 62 and 136 sqm for one-, two- and three-bedroom units, while live resale stock includes materially different sizes. The choice can be useful, but the buyer should compare actual plans and renovation condition rather than rely on bedroom count alone.

Established Pratumnak location

The Rajchawaroon/Kasetsin side of Pratumnak gives access to the Cozy Beach area without taking on completion risk. For a buyer who wants a unit that can be viewed and occupied now, that can be more practical than a new launch, provided the age of the building and maintenance outlook are acceptable.

Ownership before headline price

The cheapest advertised units are not all held under the same ownership structure. A foreign buyer should first identify stock that can be transferred in a suitable form, then compare asking price, size and condition. Otherwise the lowest portal number can be misleading.

About the project

The Place Pratumnak is a completed low-rise condominium on Pratumnak Hill in Pattaya, developed by Platinum Property Group and completed in May 2013 with one eight-storey building and 75 units. For a buyer, the age of the building changes the nature of the decision. There is no construction schedule to underwrite and no developer handover to wait for. The asset can be inspected as it actually operates: lobby, lift, pool, gym, parking, security, common-area maintenance and the condition of the individual apartment. A buyer can also ask the condominium juristic person for current fees and building records rather than relying on launch-era material. That makes this a resale due-diligence exercise, not an off-plan purchase.

At 75 units, the building is relatively small by Pattaya standards. A compact project is not automatically quieter or cheaper to run, but it is easier to understand physically: one building, one set of common areas and a limited amenity package. The consistently reported facilities are a communal pool, gym, lift, parking, 24-hour security and CCTV; garden space and key-card access are also reported by major project profiles. Some databases additionally mention a jacuzzi, café or on-site restaurant, while others do not. For a 2013 building, that disagreement matters less than what is actually operational today. Anyone buying for personal use should inspect the facilities during a normal weekday rather than treat a portal feature list as a current service guarantee.

The project sits on the Pratumnak Hill side around Rajchawaroon/Ratchawarun and Kasetsin, close to the Cozy Beach area. The location itself is clear, but the street number is not consistent across online records. The same building is variously described as 391 Soi Rajchawaroon, 378/76 Rajchawaroon and Soi Ratchawarun 6, while the mapped position is approximately 12.9221013, 100.8641234. For a viewing, the coordinates and project name are more reliable than choosing one street number and pretending the discrepancy does not exist. For legal documents, the registered address should be taken from the condominium juristic person and the title documents of the unit being purchased.

Published project information gives a simple original unit mix: roughly 40 sqm for one bedroom, 62 sqm for two bedrooms and 136 sqm for three bedrooms. The active resale market is more varied. In early September 2026, listings included one-bedroom examples of 43.11 sqm and 61.32 sqm, two-bedroom units of 68 sqm and 112 sqm, and three-bedroom examples around 135–147 sqm. That difference is normal in an established building where units may have different original layouts, later alterations or combined spaces. The practical lesson is to treat the old project-type sizes as a reference only. The real comparison is between specific floor plans, usable living area, floor, outlook, renovation quality, furniture package and ownership documents.

Pricing also needs to be separated from ownership. A project-level asking-price floor of THB 1,499,999 was visible on 5 September 2026, but that headline minimum does not identify the unit or its ownership quota. By contrast, a detailed current listing at THB 1.9 million for 43.11 sqm was explicitly described as company-owned, while a 61.32 sqm unit at THB 3.5 million was marked Foreign Name. Larger foreign-name units were also being marketed at higher prices. That makes the lowest headline figure useful as a market anchor but unsafe as a budget assumption for a foreign buyer. Ownership route, transferability, unit condition and transaction costs have to be filtered before asking which listing is actually cheapest.

For a foreign buyer, the key legal point is not simply that The Place Pratumnak is a condominium. The current resale unit must be transferable within the foreign ownership quota at the time of registration. Thai condominium rules limit aggregate foreign ownership to 49% of the total unit area of the registered condominium. The project is presented as freehold, and active listings show that some units are held in a foreign name, which confirms that foreign freehold exists in the building. It does not prove that every unit for sale can be transferred into foreign freehold. The condominium juristic person should confirm quota availability for the chosen unit before a non-refundable commitment, and the buyer's funds and transfer documents must meet the registration requirements applicable to that transaction.

Running costs are another area where old project profiles should not be treated as current invoices. Project databases still carry a common-area fee of THB 40 per sqm per month and a sinking-fund figure of THB 400 per sqm. A 2026 resale listing for the 43.11 sqm company-owned unit states THB 42 per sqm per month and refers to a new sinking-fund payment of THB 500 per sqm for that transaction. There is no sound reason to average those figures. Fees can change as a condominium ages, and a seller or agent may also describe transaction-specific charges. A buyer should request the current juristic-person fee schedule, confirmation of any outstanding balance on the unit and information on major maintenance already completed or planned. In a building completed in 2013, lift, façade, pool, waterproofing and mechanical systems are more relevant to future cost than an old brochure.

The Place Pratumnak therefore works best as a building where the buyer values an inspectable, established asset rather than a uniform product line. It offers a small-scale condominium format, practical access to Pratumnak and Cozy Beach, and resale stock ranging from compact one-bedroom apartments to much larger two- and three-bedroom homes. The trade-off is that each listing must be assessed almost as a separate product. A unit bought for living should be judged on noise, ventilation, parking, view and renovation quality; an investment unit needs realistic comparable rent and building rules; an eventual resale depends on clean ownership documentation and demand for that particular size. The building provides the context, but the quality of the purchase is determined at unit level.

Ownership format

The project is presented as a freehold condominium. A foreign buyer may hold a unit in their own name while foreign ownership remains within the statutory 49% cap measured by the aggregate unit area of the condominium. Foreign-quota availability must be confirmed for the specific resale unit before transfer; units outside the available foreign quota may require a different ownership structure.
