The sensible public treatment is Property Perfect as the brand, with Bright Development Bangkok retained in the verification record as the project-level legal entity rather than treated as a contradiction.

The project is located on Soi Phet Kasem 39, also referred to as Soi Khan Ruea, in Bang Wa, Phasi Charoen, Bangkok 10160. ThinkOfLiving and listing-map evidence place it around 13.711776, 100.429468. Its strongest transport advantage today is the operating MRT Blue Line. Portals quote roughly 560 to 820 metres to Phasi Charoen station depending on route and reference point. That is genuinely useful access, but it is not a station-front building, so a buyer should test the final walking route rather than assume the marketing distance translates into a seamless commute.

The physical scale is straightforward: two eight-storey buildings and 404 homes. Home.co.th's legal disclosure gives a site area of about 4-0-62.2 rai, while BaanFinder reports almost the same figure with a small difference in the square-wah component. The confirmed apartment matrix is compact: PropertyHub lists one-bedrooms at 24–27 sqm and two-bedrooms around 45 sqm. Current resale advertisements also show 24–27 sqm one-bedrooms and roughly 45 sqm two-bedrooms, often with two bathrooms in the latter, although bathroom count and fit-out should always be verified unit by unit.

The common facilities are relatively substantial for an older value-oriented low-rise project. PropertyHub and DDproperty confirm a swimming pool, fitness area, parking, security, CCTV and controlled access; PropertyHub also lists lifts, Wi-Fi, landscaped / BBQ areas, a children's playground and a convenience store. Project descriptions refer to a clubhouse and generous open landscaped space. Because this is an operating building from 2013, those items should be treated as facilities to inspect rather than as proof of current quality. Pool condition, gym equipment, lifts, corridors, parking pressure and maintenance standards matter more now than the original brochure language.

There is no single developer price list to rely on. In mid-September 2026, PropertyHub showed resale asking prices from about THB 1.08M for a 24 sqm one-bedroom to around THB 2.1M for a 45 sqm unit. DDproperty's active set in late September ran from about THB 1.39M to THB 2.2M. Those ranges are not inconsistent; they reflect different live inventories, refresh dates, floors, views, renovations, furniture and seller motivation. These are useful live examples for market orientation, not guaranteed achievable rents or a yield forecast. Furniture, condition, floor, contract length, deposit structure, agent fees and vacancy all affect a real investment result.

Foreign buyers need to separate project tenure from unit-level eligibility. DDproperty lists the project as freehold, while Thai government guidance states that foreign ownership in a registered condominium is capped at 49% of the aggregate condominium area and that a letter from the condominium juristic person is required for transfer. A freehold label on a portal therefore does not prove that any particular resale unit can still be registered in a foreigner's name. The exact title, seller, juristic-person debt status and available foreign quota must be checked before transfer.

The project makes the most sense as a completed, budget-conscious Bangkok condominium with Blue Line access, compact unit sizes and a full everyday facility set. Its biggest advantage over an off-plan purchase is inspectability: a buyer can see the real view, noise, corridors, lifts, parking, neighbours and management quality before committing. Its main trade-off is equally clear: the building is now old enough that unit condition, common-area maintenance and potential future repair costs deserve as much attention as the headline purchase price.
