Rail access is real
Phasi Charoen MRT is within a short walk, with Bang Wa interchange two stations away. That changes the daily logic of a large Bangkok condominium: a car can be optional rather than essential. A buyer should still walk the station-to-lobby route during a viewing to understand the pavement, road noise and actual door-to-platform time.
You can inspect reality
The building is completed, registered and operating, so the decision does not depend on renderings or a future amenity schedule. Buyers can inspect the corridors, lifts, pool deck, rooftop, parking and management rules as they exist now. That reduces construction-stage uncertainty, although title, quota and seller due diligence remain just as important in a resale transaction.

That distinction is worth understanding before signing anything. A buyer may deal with the RISLAND brand in marketing material while the legal documents identify Art 37 Co., Ltd. or the current private owner as the relevant party. The title deed, sale agreement, juristic-person documents and payment recipient therefore matter more than the brand name alone.

Location is one of the easier parts of this project to understand. The official project material places Phasi Charoen MRT roughly 200 metres away, while independent portals commonly show about 260–350 metres depending on the measuring point. Either way, this is a genuinely walkable station relationship rather than a project that uses a nearby transit line as a marketing landmark. The Blue Line provides a practical route toward central Bangkok, and Bang Wa — the interchange with the BTS Silom Line — is two stations away. Seacon Bangkae, Bang Khae Market, everyday retail and a hospital are also close, so the project works for buyers who want normal city services within the immediate neighbourhood instead of relying on a car for every trip.
The unit range is compact and easy to compare: 24 sqm studios, 28 and 32 sqm one-bedroom layouts, a 38 sqm one-bedroom-plus type, and two-bedroom units at 45 and 55 sqm. These standard sizes appear consistently across the project’s own material and major property portals. Actual registered units can differ slightly — current listings include areas such as 23.93, 28.64 and 33.26 sqm — so the title and registered plan of the chosen condo should take precedence over the marketing label. The upper end of the standard range is still only about 55 sqm. Buyers looking for three bedrooms, a large separate study or generous family storage will probably need a different building rather than trying to force a larger-house lifestyle into this unit mix.
The amenity programme is unusually extensive for this price segment. At ground level the project includes retail, lobbies, mail areas, landscaped space, a futsal court, a cycling track and a pier. The ninth floor carries most of the shared leisure functions: an 84-metre pool, gym, jogging track, Pilates and yoga areas, children’s space, sauna and steam room, co-working, reading space, games, karaoke, a mini theatre, shared kitchen and golf simulator. The rooftop adds a garden and sky lounge. Because the building is already operating, the useful question is no longer whether these facilities were promised. A viewing should include the condition, opening rules and real-world usage of the spaces that matter to the buyer.
Parking is a more meaningful trade-off. Project profiles consistently report 904 conventional spaces, roughly 42% of the residential unit count, with additional tandem parking and EV charging points. A 42% ratio is not the same as a guaranteed bay for each unit, particularly in a 2,167-unit condominium. Buyers who drive daily should ask the juristic person for the current allocation and permit rules, including how tandem spaces work and whether tenants and owners are treated differently. For a resident who expects to use the MRT for most trips, the lower parking ratio may be much less important than it would be in a suburban project without rail access.
The completed project now has a visible resale and rental market rather than a purely developer-led sales story. In September 2026, major portals show multiple sale listings across studios, one-bedroom and two-bedroom units, with much deeper rental inventory. A clean lower asking-price reference is around THB 1.99 million for compact units, while larger and better-positioned apartments move higher; two-bedroom listings can sit in the THB 4.5–5.6 million range. Those numbers should not be compressed into a single project-wide average. Furniture, floor, view, quota status, seller motivation and whether an advert is a normal resale or an assignment-style transaction all affect the price a buyer can actually close at.
For a foreign buyer, the legal form is more straightforward than a Thai house-and-land purchase because this is a registered condominium. Thai law allows qualifying foreign buyers to own condominium units in freehold within the statutory foreign quota, which cannot exceed 49% of the aggregate unit area in the condominium. The quota is not an abstract project label: it has to be available for the specific unit at the time of transfer. Current listings for The LIVIN Phetkasem are marked both Thai Quota and Foreign Quota, so a foreign buyer should obtain the juristic person’s quota confirmation before committing funds rather than assuming every listed unit can be transferred in the same form.

A compact separate-bedroom format suited to one resident or a couple. Buyers should compare the actual plan and furniture package rather than relying on area alone, because circulation, kitchen depth and storage can make two similarly sized units function differently.
The larger standard one-bedroom option. The extra area can make the living zone and storage more usable, but value depends on the actual plan, so price should be compared together with configuration rather than on a baht-per-square-metre figure alone.
A middle ground between the standard one-bedroom and the two-bedroom types. The additional zone may suit a home office, occasional guest use or extra storage, but buyers should judge the real room proportions rather than assuming it functions like a full second bedroom.
The more compact two-bedroom option. It can suit a couple, a small household or a buyer who needs a separate study, but 45 sqm leaves little room for inefficient furniture or circulation, so the exact room dimensions and bathroom configuration should be checked for the individual unit.
The largest standard unit type. Current listings often show two bathrooms for this size, but the specific plan should confirm that. It is the more practical family-oriented option in the project, though buyers needing three bedrooms or a generous living area may still find 55 sqm restrictive.
