Why this project is worth a look
Small building scale
The government register records the first building as a single eight-storey condominium with 60 registered rooms. That makes the property easier to inspect as a whole than a multi-tower resort, but it also means major future works are shared across a relatively small ownership base. Juristic-person accounts and reserve planning therefore matter.
Resale, not off-plan
The building is fully operational and has active resale and rental listings in 2026. A buyer can inspect the actual floor, view, noise level, furniture and common areas before signing. The trade-off is that due diligence shifts from developer promises to the exact title, seller, fee status and condition of the chosen unit.
Quota drives usability
The lowest visible asking price is attached to a Thai-quota studio, while a foreign-quota one-bedroom is offered at a materially higher price. For a non-Thai buyer the ownership route is not a small legal detail; it can determine whether the cheapest advertised unit is usable at all for direct foreign freehold.
Pratumnak, not beachfront
Estanan Condo sits on Phra Tam Nak 6 Alley in a residential part of Pratumnak Hill. The location works best when tested on foot rather than judged by a broad 'near the beach' claim. Street gradients, the preferred beach route and local transport pickup points can materially affect everyday convenience.
Recent official record
Pattaya's Public Works Department lists Estanan Condo 1 by name and shows a passed building-inspection result dated 16 July 2025. It is a useful administrative trace for an older condominium, although it should never be treated as a substitute for unit inspection, common-area review or legal and financial due diligence.

Estanan Condo is a small completed condominium on Pratumnak Hill rather than a new launch or a large resort compound. The queue name is generic, but the identity can be pinned down more precisely. Estanan's own website lists Estanan Condo 1 and Estanan Condo 2 as separate completed projects, and Thailand's Department of Lands also records them as separate condominium buildings. This dossier covers the first building — the one commonly shortened by portals to Estanan Condo or Estanan Condo Pattaya — and does not merge inventory from Estanan Condo 2. That distinction matters because the two buildings have separate registration records and different unit counts, so combined portal pages can quietly distort project facts and asking-price comparisons.
The government condominium register lists Estanan Condo 1 as one building in Nong Prue, Bang Lamung, Chon Buri with 60 registered rooms. Most property portals describe the same building as having 59 units. No open source reviewed here explains the one-unit difference, so the registry figure of 60 is used in the main record and the discrepancy is kept visible rather than averaged away. Eight floors are consistently reported. In practical terms this is a compact building: buyers are not paying for the scale of a multi-tower resort, and the quality of day-to-day management, maintenance reserves and the condition of shared areas can matter more than a long list of amenities.

Completion timing is less tidy than the building's current status. Some sources place completion in 2017, including a January 2017 date, while other databases report 2018. The record therefore uses 2017 as the better-supported year while flagging the conflict. For a buyer, the more useful fact is that this is an established resale building. You can inspect the actual apartment, views, noise, lifts, pool, common areas and neighbouring construction before committing, rather than relying on renderings or an off-plan specification.
The project is on Phra Tam Nak 6 Alley, also referred to locally as Regent Soi 2, in Nong Prue, Bang Lamung. Pratumnak sits between South Pattaya and Jomtien and has its own street pattern, hills and low-rise residential pockets. Estanan Condo is not a beachfront building. That changes how the location should be judged: a buyer who expects effortless beach access should walk the route and test everyday transport rather than relying on map distance alone. On Pratumnak, gradients, side streets and the exact point where local transport is picked up can affect daily convenience more than a broad neighbourhood label.
The original unit mix is straightforward. The original project data shows studios around 30 sqm and one-bedroom layouts around 33–50 sqm. Current resale stock in 2026 includes a 33 sqm studio and one-bedroom units around 41–46 sqm. Those numbers should be treated as a guide to the building, not a substitute for the condominium title deed of the unit being bought. Resale apartments may have different internal alterations, furnishing packages, outlooks and quota status even when their headline layout is the same. No two- or three-bedroom category is added to this dossier because the first building's original plan information was not verified strongly enough for those types.
The live resale market also illustrates the ownership issue clearly. When checked on 16 September 2026, the reviewed resale inventory included a THB 1.7M asking price for a 33 sqm studio in the Thai quota and a THB 3.59M asking price for a 41 sqm one-bedroom unit in the foreign quota. These are asking prices, not transaction evidence, but they show why the cheapest listing is not automatically the cheapest usable option for a non-Thai buyer. Before negotiating, the buyer should establish whether the specific title can transfer within the foreign quota and obtain the required confirmation from the condominium juristic person.
Shared facilities are appropriate for a small low-rise residence: a swimming pool, gym, parking, landscaped or garden areas, CCTV, security and key-card access are repeatedly reported. Local project sources describe the pool as being on the rooftop and also mention a roof terrace. The trade-off is fairly clear. Estanan Condo is not designed as a self-contained resort with multiple leisure zones and extensive family facilities. Buyers who value a smaller building and a simpler operating footprint may prefer that; buyers seeking a large amenity programme should compare it with newer resort-style developments before deciding.
There is a useful recent municipal record for the building. Pattaya's Public Works Department lists Estanan Condo 1 by name in its building-inspection results and shows a 'pass' result dated 16 July 2025. That should not be presented as a guarantee of structural condition or future maintenance quality — it does not replace a survey, a common-area inspection or a review of juristic-person records. It does, however, provide a recent official administrative trace for an older completed condominium, which is more informative than relying solely on agent descriptions.
Estanan Co., Ltd. is still active online and states that it was established in 2015. Its current website lists both Estanan Condo 1 and Estanan Condo 2 as completed, sold-out Pratumnak projects. That means a purchase today is primarily a secondary-market transaction rather than a developer sale. Due diligence should therefore focus on the exact seller and unit: title deed, foreign-quota certificate where relevant, outstanding common fees, condominium rules, current maintenance charges, the juristic person's financial position, and the legal authority of whoever signs and receives funds. Furniture, view and asking price come after those basics are clear.
Ownership format
Foreign freehold is possible if the selected unit can be transferred within the condominium's foreign ownership quota; foreigners may hold no more than 49% of the aggregate unit area in a registered condominium. The remaining quota and the selected unit's eligibility must be confirmed by the condominium juristic person before transfer.
Unit types & sizes
A compact format suited to a single occupant, a couple or a buyer who wants a smaller resale ticket. On the secondary market the title area, floor, quota status and condition matter more than the layout label itself. The current lowest reviewed listing is a 33 sqm Thai-quota unit, so a foreign buyer should not treat that asking price as a guaranteed entry budget.
This is the main larger format in the building. The difference between roughly 41, 43 and 46 sqm is meaningful for storage and living space, so total price alone is not enough for comparison. In 2026 the resale market includes both Thai-quota and foreign-quota units; one recent 41 sqm listing is explicitly offered in the foreign quota.
No complete floor-by-floor unit schedule for the first building was found in the reviewed public sources. These cards combine original project-layout data with live 2026 resale examples. The selected unit's area and configuration should be checked against its title deed, and Estanan Condo 2 inventory is intentionally excluded.
