Its value proposition is access to the Samkong/Kathu urban catchment—retail, hospitals, education and the island’s main road network—not a beach at the end of the street. That can suit an owner-occupier or a long-term tenant whose daily routine is tied to Phuket Town and the central island. If the purchase thesis depends on a walkable beach lifestyle, the location itself is the limiting factor and a lower asking price does not change it.

Observable resale market

There is active resale inventory and a visible history of completed transactions, so buyers are not limited to an old launch price or a developer sales narrative. The challenge is comparability. Renovation quality, furniture, tenancy, floor, view, ownership quota and the exact layout can move asking prices materially. The most useful way to assess value here is to inspect several units against the same checklist and documentation standard rather than assume that every one-bedroom or every 40-something-square-metre apartment is interchangeable.

Building choice matters

Three buildings and hundreds of units create depth of supply, but they also reduce uniformity. Entrance condition, corridor upkeep, orientation, noise, outlook and access to parking or the pool can vary even inside one condominium project. The inconsistent room-size information across portals reinforces the point: the building number, registered area and actual internal configuration should be captured before comparing one listing with another. A cheaper apartment may simply be a different product inside the same project.

Amenities can be inspected

The pool, fitness facilities, clubhouse, parking, lifts and security are existing parts of a completed project rather than promised future amenities. That is useful because a buyer can judge what is actually there. It also means the important question shifts from existence to maintenance. Equipment condition, common-area finishes, lift performance, parking practice and general upkeep can affect both living quality and future resale appeal, and those points are better assessed during a physical inspection than from a portal’s amenity icons.

Quota before commitment

For a foreign buyer, the decisive legal detail sits with the chosen unit. The project has recorded transactions in both Thai and foreign quota, while generic listings often use the word freehold without stating whether foreign quota is currently available. The condominium juristic person’s confirmation of the foreign proportion, together with the unit title and debt-clearance documents, should be checked before a reservation becomes economically meaningful. This is a unit-level verification step, not something the project name can answer on its own.

About the project

The Royal Place Phuket is an established resale condominium on the city-facing side of Phuket rather than a beach-resort development. The project profile repeated across the stronger property databases is a three-building, eight-storey complex with 478 units, completed in June 2012. That changes the buyer’s job. There is no need to judge an unfinished promise from renders: the buildings, pool, fitness facilities, parking and common areas can be inspected as they are. The trade-off is that a mature resale project has accumulated years of individual ownership, renovations and wear, so the condition of a particular unit and building matters much more than the headline specifications alone.

The most consistent street address is 96/60 Moo 1, Phra Phuket Kaew Road, Kathu, Phuket 83120. Archived advertising for The Royal Place Condominium used 96/60, Kathu, Kathu in 2010–2011 and advertised the Phase 3 showroom there. Current mapping services and some property databases sometimes label the same site as Ratsada or Mueang Phuket. That appears to be an administrative-boundary and mapping issue around the Samkong/Kathu edge, not evidence of a second condominium with the same name. For navigation and due diligence, the project name, 96/60 street address and the mapped complex should be matched together instead of relying on the district label in a single portal.

This is primarily an urban Phuket location. Project profiles consistently place it within the everyday catchment of major retail, hospitals and education around the central part of the island, including Lotus, Big C, Central Phuket, Bangkok Hospital Phuket, Bangkok Hospital Siriroj and Prince of Songkla University’s Phuket campus. Those names should not be read as a promise that every destination is walkable or reachable in a fixed number of minutes; traffic conditions matter and the dossier does not manufacture travel times. The practical point is that The Royal Place serves a city-oriented routine around Samkong and Kathu. Buyers looking for a walk-to-the-sand lifestyle should treat that as a mismatch, not something marketing language can solve.

The 478 units should not be treated as a standardized inventory. Sources agree on three buildings but disagree on the size matrix. DDproperty’s project description lists 30 sqm studios, 39–43 sqm one-bedroom units and two-bedroom layouts of 73, 81 and 84 sqm. Yet 2026 resale stock includes a 29 sqm studio, one-bedroom apartments at 41 sqm and 48.92 sqm, and units marketed as two-bedroom apartments around 44–45 sqm. The gap may reflect different buildings, later interior reconfiguration, inconsistent bedroom labeling or simple listing errors. For a buyer, the title-deed area and the physical plan of the exact unit carry more weight than the generic room-type table on a portal.

The common facilities are reasonably well corroborated: swimming pool, fitness area, clubhouse, landscaped or garden space, parking, lifts, CCTV and 24-hour security are repeated across several project profiles, with on-site dining also listed by multiple portals. Because this is a completed resale property, facility quality is something to verify in person rather than infer from an amenity checklist. Pool maintenance, lift condition, corridor finishes, parking organization and the difference between buildings can affect daily use and resale perception. The dossier therefore treats the amenities as existing features, not as a statement that every common area is currently in first-class condition.

The entry price is attractive enough to keep the project visible in Phuket’s resale market, but the live inventory is fragmented. A 29 sqm studio was still offered at THB 1.89M when checked on 7 September 2026, while DDproperty’s visible active stock started around THB 2.25M over the same period. That spread is normal for an older condominium where units differ in renovation, furniture, floor, view, tenancy and ownership quota. THB 1.89M is therefore useful as a lower market anchor, not as a promise that a comparable foreign-quota unit will be available at that figure. A sensible comparison needs like-for-like information on condition, title, quota and occupancy.

Foreign ownership has to be checked at unit level. Thai condominium law allows foreigners to own condominium units in freehold only within the statutory 49% foreign-ownership limit by total unit area in a registered condominium. The condominium juristic person provides the foreign-quota confirmation used for a transfer. Hipflat’s recorded transactions for The Royal Place include both Thai-quota and foreign-quota sales, which is exactly why a generic “freehold” tag on a listing is insufficient. Before committing funds, the buyer should see the title documents, the juristic person’s quota confirmation and the required debt-clearance documentation for the selected apartment.

Developer naming is the main historical point that remains messy. A 2007 advertisement for the project itself presented The Royal Place Condominium under V.S. Property Development; DDproperty uses the same developer name, and a Thai business directory places V.S. Property Development at 96/60 with matching contact details. PropertyHub and several portals instead use V.S. Group (Phuket), while Home.co.th and Condothai attribute the project to Ying Ruay Thani. We did not find a primary corporate document explaining the relationship among those names. For this dossier, V.S. Property Development is used as the best-supported project brand, while the legal-entity discrepancy is kept visible rather than forced into a false certainty.

Ownership format

A foreign buyer can hold registered condominium freehold only while the relevant building has capacity within Thailand’s 49% foreign-ownership quota by unit area. Recorded sales at the project include both Thai-quota and foreign-quota units, so a generic “freehold” label in a listing is not enough to establish what a foreign buyer can acquire. Before transfer, the condominium juristic person should confirm the foreign proportion for the selected unit. If direct foreign freehold is unavailable, any alternative structure, including leasehold, needs to be assessed against the actual transaction documents rather than assumed from the project name.

  • Some Thai databases maintain a separate The Royal Place Phuket – Phase 3 record of roughly 101 units, seven floors and a later completion date. Archived project advertising, however, already announced the Phase 3 showroom at 96/60 in 2010–2011.
