Why this project is worth a look
An operating building
The project was completed in 2020 and has several years of real residential use behind it. A buyer can inspect the actual common areas, look at the condition of a specific building and unit, and ask the juristic office practical questions that do not exist at launch stage. Completion does not remove due diligence, but it replaces construction risk with evidence you can physically inspect.
Ekkamai, low-rise
The development sits within walking range of Ekkamai BTS while keeping an eight-storey, two-building format. That combination can appeal to buyers who want access to the Sukhumvit line without choosing a high-rise tower. The compromise is that outlook and privacy can vary significantly between units facing the internal pool, neighbouring buildings or the outer edges of the site, so the specific stack matters.
Simple unit range
The project mainly consists of one-bedroom apartments, a larger one-bedroom-plus format around 40 sqm, and two-bedroom homes of roughly 46 to 55.5 sqm. That makes resale comparison relatively easy. The label alone is not enough, however: floor, view, furniture condition and tenancy status can make two apartments with the same floor area very different purchases.
Visible resale market
Major portals show an active pool of both sale and rental listings in September 2026. That gives a buyer real alternatives and observable asking prices instead of a single developer price list. Listing volume should not be confused with guaranteed demand or liquidity; it shows supply. Exit speed and negotiating room still depend on the individual apartment and market conditions at the time of sale.
Quota can be checked
Because this is a registered condominium, foreign freehold ownership is possible when the selected unit can be transferred within the building's foreign quota. Current project listings include both Thai-quota and foreign-quota apartments. The important due-diligence step is therefore unit-specific confirmation from the condominium juristic person, not a general statement about the development.
About the project
Quintara Treehaus Sukhumvit 42 is a completed low-rise condominium in the Ekkamai side of central Sukhumvit, set inside Soi Sukhumvit 42 rather than directly on the main road. The development has two eight-storey buildings and 304 condominium units. Eastern Star's project material gives a land area of 2 rai 2 ngan 13 square wah, while major property portals list the project area as 4,052 sqm. For a buyer, the more useful point is that this is no longer an off-plan decision. The building was completed in 2020 and can be judged as an operating residential property: you can inspect the real common areas, actual units, building management and the established resale market rather than relying on a future handover promise.
The address is Soi Barbos 2, off Sukhumvit 42 in Phra Khanong, Khlong Toei. Different project sources place Ekkamai BTS at roughly 550 to 650 metres depending on the route and reference point. That makes the station realistically usable for many residents, while the building remains tucked away from the heaviest frontage activity on Sukhumvit Road. The distinction matters. A map distance that looks short can feel different in Bangkok heat or rain, so a buyer who expects to commute on foot should walk the route at the time of day they would normally use it and see how the local sidewalks and traffic crossings work in practice.

The common areas are organised around greenery and a pool between the residential blocks. Project and review sources describe a swimming pool, sauna, fitness room, shared work and lounge areas, rooftop garden space, a jogging route, children's areas and outdoor social spaces. Detailed project reviews also describe four passenger lifts, two in each building, and parking equal to roughly 45% of the unit count excluding tandem parking, or about 52% when tandem spaces are included. For a car owner, that is more meaningful than a simple 'parking available' label. The buyer should understand how resident access works, whether spaces are first-come-first-served, how visitors are handled and what the evening parking situation is like.
The unit mix is straightforward. One-bedroom apartments run from about 29 to 40 sqm, with detailed project reviews separating the larger 40 sqm configuration as a one-bedroom-plus type. Two-bedroom apartments are roughly 46 to 55.5 sqm. In September 2026 resale listings, smaller one-bedroom units around 29 to 34 sqm were being offered from roughly THB 3.9M, 40 sqm units from about THB 4.2M, and two-bedroom units around 46 sqm from about THB 6.49M. These are asking prices, not concluded transaction prices. Floor, outlook, furnishing condition, tenancy and ownership quota can all create a material difference between apartments that appear similar in a portal search.
There is already a visible secondary market around the project. Major portals show multiple sale and rental listings, while Home.co.th marked the original project sales as closed in its September 2026 update. That changes the buying process compared with a new launch. The decision is now about a specific apartment rather than a generic plan: who owns it, whether it is vacant or tenanted, what is included in the sale, whether there are outstanding common-area charges, and what quota status applies to that exact title. Two units of the same size in the same building can therefore be very different purchases.
For a foreign buyer, the project being a freehold condominium does not automatically make every resale unit available for foreign freehold ownership. Thai condominium rules cap foreign ownership at 49% of the total unit area of the building, and the condominium juristic person has to confirm the foreign ownership proportion for a transfer. Current listings at Quintara Treehaus show both Thai-quota and foreign-quota units. That is useful evidence that quota status varies by apartment and should never be assumed from the project name or from another listing in the same development.
In practical terms, Quintara Treehaus Sukhumvit 42 suits a buyer who wants an established Ekkamai address, a low-rise residential environment and a choice of completed resale units rather than construction-stage risk. The trade-offs are equally concrete: most apartments are compact, parking is shared rather than guaranteed to every owner, and the legal and commercial quality of the purchase depends on the selected unit. A sensible inspection therefore focuses on the apartment, the juristic office records, common-area condition, quota confirmation and the actual sale contract rather than on the original launch narrative.
Ownership format
The project is a registered freehold condominium. A foreign buyer can own a unit freehold only within the foreign ownership quota, which may not exceed 49% of the total condominium unit area in the building; the selected unit's quota status must be confirmed before transfer.
Unit types & sizes
The project's core compact format. Current resale stock includes apartments around 29–34 sqm; listings refreshed on 12 September 2026 showed examples from roughly THB 3.9M. Compare more than the headline price: floor, outlook, furniture condition and whether a tenant is in place can materially change the value of a specific unit.
A larger one-bedroom configuration that detailed project reviews separated as a plus format. Resale portals also sometimes label 40 sqm apartments simply as one-bedroom units, so the listing title should not be treated as proof of the exact plan. In September 2026, around-40-sqm units were being advertised from roughly THB 4.2M.
The largest regular family format in the development. Current listings include units around 46 sqm and around 55 sqm; listings refreshed on 12 September 2026 showed 46 sqm examples from roughly THB 6.49M, while larger apartments were offered higher. For this type, bedroom arrangement, outlook and the actual condition of the apartment matter as much as total floor area.
Major project profiles simplify the mix to one- and two-bedroom units. Detailed project reviews separately identify an approximately 40 sqm one-bedroom-plus configuration. Resale agents may label the same size differently, so the exact plan should be confirmed against the floor plan and the selected unit's documents. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 3.8M in the current resale asking-price range checked on 20 September 2026. This is a lower market anchor, not a price for every unit: the specific apartment, availability, condition, furnishings, tenancy status, ownership quota and transaction costs need to be checked separately.
- Completed: 2020
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: A buyer who wants a completed Ekkamai apartment and prefers a low-rise residential setting to a high-rise tower. The development can be inspected as it operates today, and the purchase is based on a specific resale unit rather than a launch promise.; A foreign buyer seeking condominium freehold who is prepared to verify foreign-quota availability for the selected apartment before committing funds.; A buyer comfortable with compact urban floor areas: most of the stock is one-bedroom accommodation, with two-bedroom units extending to roughly 55.5 sqm.; An owner who values common areas beyond a basic pool and gym, including landscaped space, rooftop recreation and shared work or lounge areas.; A buyer who wants several real resale options in the same building to compare floor, outlook, condition, tenancy status and asking price.; may not suit: A buyer looking for a new-launch developer instalment plan: the project is completed, original sales are closed, and current availability is primarily resale stock.; A car owner who requires a deeded or guaranteed private parking bay with the apartment. Project sources describe shared parking rather than one fixed space for every unit.; A buyer who needs a large family apartment substantially above 55 sqm. The regular Quintara Treehaus unit range is more compact..
What we confirm before booking
A short, specific to the project list. We request these from the developer and go through them with you before any payment.
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit
- the contractual handover date in the SPA — the page shows the date from the project’s materials
- the contractual area of the chosen unit, and which basis it is measured on
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Foreign-quota status varies by apartment. Current project listings include both Thai-quota and foreign-quota units, so the condominium juristic person should confirm the selected unit's status before a deposit is paid.
- The developer booking page still displays a historical 'from THB 3.59M' figure and reserved units, while Home.co.th currently marks the original project sales as closed. The THB 3.59M figure is therefore not treated here as a current purchase price.
- PropertyHub and detailed project reviews quote a common-area fee of THB 55 per sqm, but the current rate, billing period and any additional fund requirements should be confirmed with the condominium juristic person before purchase.
