Low ticket, real trade-offs

The active PropertyHub feed checked on 2 October 2026 showed a lower asking price of THB 1.2M for a 29 sqm unit and another at THB 1.55M. That is an accessible absolute price for a completed Sukhumvit-area condominium, but it should not be confused with a bargain verdict. The building is inside the soi rather than beside the BTS, parking is limited relative to unit count, and the current common charges are not confirmed in public primary material. Price only becomes meaningful after those factors and the selected unit's condition are compared with competing resales nearby.

Functional, not resort-led

The confirmed common facilities are focused on daily use: fitness, a shared work area, landscaped space, security systems and a shuttle to the BTS. A detailed launch review also records two lifts and 75 parking spaces. This can suit an owner who values a simple building with lower-complexity amenities, but it is not a project to select for a large leisure deck. A swimming pool is specifically left unconfirmed because secondary datasets disagree with the developer's own material.

Foreign quota is specific

Foreign freehold is not a blanket project feature that automatically attaches to every resale. Thai law caps foreign ownership in a condominium at 49% of total unit area, so the relevant question is whether the selected title can be transferred within that quota on the day of registration. A portal currently labels one RYE resale as Foreign Quota, which is useful evidence of marketability to foreign buyers, but the condominium juristic person's confirmation is still the document that matters for a real transaction.

Rental activity is visible

Multiple platforms carry rental advertisements in the building, and the dedicated rental feed showed many more rental listings than sale listings during the October 2026 check. That suggests the project participates in the local long-term rental market, but it does not establish a net yield or occupancy rate. Duplicate agent posts, furnishing quality, lease length, vacancy and owner costs can change the result substantially. The right use of the portal data is to benchmark competing asking rents, not to turn an advertised rent into a guaranteed investment return.

About the project

RYE Sukhumvit 101/1 is a completed low-rise condominium in Bang Chak, set inside the Sukhumvit 101/1 residential area rather than on Sukhumvit Road itself. The scheme is straightforward: one eight-storey building, 234 units and a unit mix centred on compact one-bedroom apartments around 28–29 sqm. The developer naming needs a little context. Regent Green Power markets the project on its own website under the RYE line, while the legal disclosure on that same project page names White Siam Development Co., Ltd. as both the project owner and the land title owner. Regent Green Power's corporate history also places White Siam Development under the RYE line. For a buyer, that means the two names should be understood as brand/group context and project legal entity, not as evidence that two separate developments have been mixed together.

This is now a resale decision, not an off-plan one. Regent Green Power's legal project disclosure records construction starting in early 2021 with completion expected by the end of 2022, together with the land plot and construction-permit details. Current project directories including PropertyHub, DDproperty, Thailand-Property and KaiBaanThai all treat the building as completed in 2022, with several specifying December 2022. That changes what matters during due diligence. Instead of relying on a developer timetable, a buyer can inspect the actual unit, common areas, parking, building management and occupancy pattern. The trade-off is that archived launch material becomes background information only: condition, juristic-person records and the seller's title documents now carry much more weight than promises made during the sales period.

The narrow unit mix is one of the project's defining characteristics. Archived plan cards show four labels—A-1, A-2, A-3 and B—at 29 sqm, while detailed launch material describes the residential range more broadly as 28–29 sqm, all in one-bedroom form. Current resale advertisements are also concentrated around 29 sqm. This makes like-for-like comparison relatively easy because buyers are not choosing between radically different apartment types. Floor, outlook, renovation quality, furniture, legal quota and asking price become the real differentiators. Launch-era material also shows a separated kitchen next to the balcony and a distinct bedroom rather than a studio-style open plan. On resale, however, the exact registered area and present internal condition should always be taken from the selected unit's documents and inspection rather than from the original brochure alone.

The amenity package is practical and relatively light. Regent Green Power confirms a fitness room, a shared work area and a shuttle connection to the BTS network. The detailed project review adds a lobby, mail area, landscaped space, key-card access, CCTV and 24-hour security, plus two passenger lifts and 75 parking spaces excluding tandem parking. It also places the fitness room and shared workspace on the second floor. One detail is deliberately excluded from the confirmed facility list: a swimming pool. Some secondary property datasets display a pool, but the developer's own project page, official brochure and the detailed launch review do not. With conflicting public data and no primary confirmation, the safer buyer-facing position is to treat a pool as unverified until the building itself or juristic person confirms it.

Transport is the main location compromise. The building sits just inside Soi Wachiratham Sathit 29/2 off Sukhumvit 101/1, but it is not a walk-out-the-door BTS condominium. A detailed road-based survey puts Sukhumvit Road at roughly 1.6 km and both Punnawithi and Udom Suk BTS stations at around 2.1 km, explicitly describing the stations as outside a comfortable everyday walking range. The developer's shuttle service therefore matters more here than it would in a project beside the tracks; for a resale purchase, its current schedule and operating reliability should be checked rather than assumed from launch material. The immediate neighbourhood is more convenient on foot: the same survey places @ Park at about 450 m, Mahasin Market at about 750 m and True Digital Park at about 2.1 km by road.

There is visible resale and rental activity, but portal inventory needs to be read carefully. When checked on 2 October 2026, the checked sales feed showed two units for sale, both advertised as one-bedroom homes of 29 sqm: one at THB 1.2M and another at THB 1.55M. Its rental feed carried many more advertisements, including asking rents around THB 9,000 per month. Other platforms show different listing counts and somewhat different asking prices. That is normal because the same unit can be posted by more than one agent, stale advertisements may remain indexed, and portals do not share a single live stock database. The useful conclusion is simply that the project has an observable secondary market. It is not evidence of a particular yield, vacancy rate or liquidity level without checking unique live units and completed transactions.

Foreign ownership has to be verified unit by unit. Thai rules allow foreign buyers to own condominium units in their own name, but foreign ownership across the building is capped at 49% of total unit area. A current KaiBaanThai listing for RYE Sukhumvit 101/1 was marked as Foreign Quota, which shows that at least one advertised resale unit was being offered on that basis. It does not establish quota availability for every seller. Before transfer, a foreign buyer still needs confirmation from the condominium juristic person that the statutory quota is available for the selected unit, alongside the seller's title documentation and the normal transfer paperwork. A listing held under Thai quota or through a company should not be treated as automatically convertible to foreign freehold simply because another unit in the building is advertised differently.

The project therefore works best as a very specific proposition: a completed, relatively low-entry Bangkok condominium where buyers can compare similar small one-bedroom units and make the decision on real condition and price. It is less compelling for someone whose priority is walking to the BTS, large apartments, abundant parking or a resort-style amenity deck. The strongest due-diligence questions are concrete rather than promotional: is the foreign quota available for this title, what are the current common charges, does the shuttle still run as expected, what is the actual parking arrangement, and how does this particular unit compare with other 28–29 sqm resales in the same micro-location? Those answers will matter more than the original THB 1.2M launch campaign or generic claims about being close to Sukhumvit.
