A readable original range
The four original house types — 240, 290, 350 and 388 sqm — create a useful reference for screening resale listings. When a listing falls well outside that pattern, the first job is to verify the address, house number and title rather than assume it is a comparable property.
A mature resale decision
The estate is completed and developer sales are closed, so buyers can inspect the actual house, streets and shared facilities rather than buy from drawings. The trade-off is that renovation history, extensions, outstanding charges and title issues become owner-specific.
Large family layouts
Even the smallest original design has 240 sqm over three storeys, while larger versions run to five bedrooms. The proposition is strongest for households that will use the extra rooms, parking and separation of living spaces rather than buyers looking for minimal upkeep.
Identity matters here
A separate 67-home Nirvana Beyond estate is nearby, and the newer Rama 9-Krungthep Kreetha project is another product again. Keeping them apart is essential because their house types, completion dates and resale pricing are not interchangeable.
About the project
Nirvana Beyond Rama 9 is a completed three-storey detached-house estate on Rama IX Road in Suan Luang. This record covers the original 62-home project only. Older project material links it to the Episode 2 positioning and an archived developer path ending in beyond2. That distinction matters because a separate 67-home Nirvana Beyond Rama 9-Ramkhamhaeng estate sits roughly 400 metres away and uses a different set of house types, while the much later Nirvana Beyond Rama 9-Krungthep Kreetha project is in another part of Bangkok altogether. Secondary-market portals do not always keep those names cleanly separated, so identity should be established before comparing prices or layouts.
FazWaz currently records 62 units and a November 2015 completion date. Homenayoo and Checkraka independently support the 62-home count, three-storey format and four original house designs. Internal areas start at 240 sqm and extend through roughly 350–388 sqm depending on the house type. These were conceived as substantial family houses rather than compact urban townhomes: the original specifications show separate kitchens, two or three parking spaces and, on several types, a maid's room with its own bathroom.

Developer sales are no longer the relevant market. Home.co marks the project as sold out, which means a buyer is choosing among resales with different owners, renovation histories and documentation. On 16 September 2026, the FazWaz project page showed five sale listings. The lowest asking price found for a property that matches the original detached-house typology was THB 18.9M for a 240 sqm, three-bedroom, three-bathroom house. Another 240 sqm house, updated more recently, was listed at THB 22.5M. A cheaper THB 13.8M entry appears on the same page, but FazWaz classifies it as a 232 sqm townhouse; because that does not match the original four detached-house designs, it should not be treated as the project's clean baseline price without title and identity checks.
The original range is unusually easy to decode. Just is a 240 sqm three-storey home on plots from 38 sq wah, with three bedrooms, three bathrooms and two parking spaces. Kool increases internal space to 290 sqm on plots from 50 sq wah and allows three to four bedrooms, four bathrooms and three parking spaces. Live moves to 350 sqm on plots from 60 sq wah with four bedrooms and four bathrooms. XL reaches 388 sqm on plots from 67 sq wah with five bedrooms and five bathrooms. On the resale market, these specifications are reference points rather than guarantees: owners may have enclosed terraces, reworked rooms or added structures, so the area in the title and approved plans matters more than a marketing description.
The shared facilities are reasonably well documented. Home.co lists a swimming pool, communal garden, clubhouse and security, while FazWaz lists 24-hour security, CCTV and parking. For a mature estate, the buyer's question is less about what the launch brochure promised and more about how those facilities operate now. The condition of the pool and clubhouse, security staffing, road and landscape maintenance, renovation rules and the current common-area charge should be checked at the estate level. I did not find a dependable current common-fee figure in the public sources used for this dossier.
The address is 899 Rama IX Road, Suan Luang, Bangkok 10250. Asanha and SoiDB both place Nirvana Beyond Rama 9 on Rama IX Road and separately identify the nearby Beyond 1 Ramkhamhaeng-Rama 9 estate. FazWaz identifies Ramkhamhaeng Airport Rail Link as the nearest station at about 1.4 km, while Asanha shows roughly 1.5 km. Those figures are useful as orientation, not as a promise of a specific commute time. What matters is that this is an established urban Suan Luang location with access to the Rama IX and Ramkhamhaeng corridors rather than a new outlying housing estate whose surrounding infrastructure is still forming.
Foreign ownership requires a different analysis from a condominium purchase. A non-Thai buyer should not assume that buying the house also means direct freehold ownership of the underlying land. Thai law has narrow statutory exceptions for foreign land acquisition, but they are conditional and are not a normal route for an ordinary resale house purchase. For a specific property, the title holder, any registered land lease, ownership of the structure and the relationship between those rights must be checked together. The public resale listings reviewed here do not establish one uniform tenure structure for every home in Nirvana Beyond Rama 9, so the exact arrangement should be treated as property-specific.
Because the estate is mature, due diligence shifts away from construction-delivery risk and toward the house itself. A meaningful inspection should cover roof and façade condition, waterproofing, electrical systems, air-conditioning, signs of historic leaks or flooding, past renovations and any extension that may not match approved plans. A 240–388 sqm, three-storey house also carries a different maintenance burden from a condominium unit. The headline asking price therefore needs to be read alongside expected repair work, ongoing estate charges and any owner-specific alterations.
An old Home.co disclosure preserves development-era information, including multiple land title deeds, a bank encumbrance at that time, construction starting in 2011 and an expected 2013 completion. None of that should be treated as the legal position in 2026. Its practical value is to show why a buyer needs a current title search and encumbrance check for the exact resale property. FazWaz's present project record uses November 2015 as the completion marker; the legally relevant construction and registration dates for a particular house should come from that property's documents.
The project makes the most sense for a buyer who wants a substantial family house in Suan Luang and is comfortable evaluating a resale rather than relying on a developer's current sales package. Its original house range gives a useful benchmark for comparing stock, and the 62-home identity is clear once the adjacent projects are separated. The harder part of the decision sits at unit level: renovation quality, plot size, title history, current estate management and the seller's asking price can vary far more than the project name suggests.
